About the project

Arata Garden Residences is a completed low-rise borey community in Sangkat Khmuonh, Sen Sok. Unlike a high-rise condominium, the product consists of landed homes with individual entrances and plots: link villas, shop houses, twin villas and larger villa formats. Knight Frank records 712 homes, a Q1 2017 launch and Q4 2019 completion, while FazWaz dates completion to January 2020. In practical terms, this is an established neighbourhood where buyers can inspect existing streets, façades, shared facilities and resale homes rather than relying only on construction promises or artist impressions.

Creed’s official project page describes the development as landed housing aimed at the local middle and upper-middle income market, with Creed involved in construction management and sales under Japanese supervision. FazWaz also connects the scheme with Triple Gem and Hoosiers Holdings, while the architectural concept is attributed to Japanese architect Hisaya Sugiyama of Quincy Studio. The useful due-diligence question is not the nationality used in marketing but the current division of responsibility: a buyer should establish who owns and sells the selected home, who maintains the common areas and which entity is contractually responsible for ongoing services.

The project is organised as a neighbourhood rather than a single building. Published descriptions refer to a landscaped park of about one hectare along a wide road, with walking routes, shaded areas and spaces intended for informal community use. Photographs of the completed estate show a formal entrance, long rows of three-storey homes, planted internal streets, a swimming pool and a gym. This layout offers direct street access and more privacy than a tower, but the living experience also depends on estate management, security, road maintenance, drainage, landscaping and the rules applied to common facilities.

The house mix covers several use cases. Knight Frank lists Link Villa A at 120 sqm gross floor area and Link Villa B at 180 sqm. Shop House A and Shop House B are shown at 189 and 216 sqm, while the Twin Villa is also listed at 216 sqm with a larger plot. Other project materials use the names Queen Villa and King Villa, but no current official catalogue was found that reliably maps those names to the Knight Frank schedule. Buyers should therefore compare the actual land dimensions, building footprint, floor area, frontage, orientation and floor plan of each home instead of relying on a type name alone.

The resale market inside the completed development is not uniform. During the July 18, 2026 check, Link House listings were found at $120,000 and $140,000, while FazWaz displayed a four-bedroom home at $168,000. The gap may reflect size, location within the estate, condition, furnishing, plot dimensions, title position and seller urgency. The lowest figure is useful as a market entry point, but it is not a universal project price. A sensible comparison should include several live homes, physical inspections, repair allowances, estate fees and any outstanding charges attached to the seller.

For a foreign purchaser, this is legally different from buying a strata-title apartment in a co-owned building. A borey home is tied to land, so the ownership structure must be reviewed for the buyer’s exact circumstances under Cambodian law. A listing that mentions Hard Title or LMAP for one resale home does not prove the documentation of every house and does not by itself resolve how a foreign buyer may participate. Before any reservation payment, an independent Cambodian lawyer should verify the title, plot boundaries, seller authority, encumbrances, restrictions and the proposed transaction structure.

A completed three-storey home still requires more than a visual viewing. The inspection should cover roof and terrace leaks, water pressure on the upper floor, air-conditioning, wiring, bathroom ventilation, cracking, windows and doors. Buyers should also establish whether the ground floor has been altered for business use, where the plot boundary runs and who approves canopies, façade changes and parking arrangements. Resale homes may include furniture and visible wear, so the purchase price should be compared together with repair and adaptation costs. Recent service and utility receipts, any arrears and direct feedback from neighbours can clarify how security, water supply, noise and common facilities work in daily life.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.

That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs. Which one applies — if any — is a question for a qualified Cambodian lawyer on your specific deal, not something we settle on a web page. The confirmed schedule gives a 72 sqm footprint and a 112.5 sqm plot. This is one of the larger shop-house formats; a buyer should verify business restrictions, parking arrangements and visibility from the internal street.

Type names and groupings differ between sources: Knight Frank lists Link Villa A/B, Shop House A/B and Twin Villa, while FazWaz also names Queen Villa and King Villa.
