Creed Cambodia's official profile says the project was announced and started in October 2015, reached final construction in November 2018 and has sold all developer-held units. This is therefore not an off-plan page or a primary-sales offer. It is a guide to houses and land parcels that may return to the market through individual owners inside an established, occupied community.
The development is associated with Creed Cambodia, the local arm of Japan-based Creed Group. The official project page describes an integrated role covering land acquisition, construction, sales and marketing, with construction supervised and managed by Japanese staff. The developer also offered direct instalment sales to part of the original buyer pool. Those historic terms should not be read as a payment plan available today: primary sales are over, and any resale transaction depends on the owner, the buyer's bank and the structure agreed for that specific property.

Published project profiles place the site at about 114,005 square metres. The housing programme included one-storey and two-storey linked houses together with villa land plots. Early materials used the names Satsuki and Botan. Satsuki was presented as a one-storey home with two bedrooms and three bathrooms, while Botan was presented as a two-storey home with four bedrooms and five bathrooms. Current market pages also use E0 and E1 labels, but the reviewed sources do not establish a reliable one-to-one mapping between those newer codes and the historic house names.
A completed borey can be judged in ways that a launch-stage scheme cannot. Buyers can inspect actual roads, traffic, frontage, neighbouring buildings, occupied homes and the condition of shared areas. Creed's company page says pharmacies, kindergartens, cafés and other small businesses appeared after the community was completed. That is more informative than a promise about future amenities, yet it also means the environment is not uniform: one street may be quiet and residential, while another may carry more customers, deliveries and commercial activity.
Community features described in project profiles include children's play areas, outdoor exercise equipment, gardens, grassed spaces, cabanas, a wooden walking path and a Japanese-style foot massage path. These are practical neighbourhood facilities rather than a resort service package. During a viewing, the buyer should confirm which spaces remain accessible, their maintenance condition, who pays for repairs and cleaning, whether a recurring community fee applies, and whether rules differ between streets or sections of the development.
The project sits in north-west Phnom Penh in Krang Thnong, close to Vimean Trung Village. Market profiles use Street 105K as the external address, while official registration notices for individual homes show internal street names such as Maha A through Maha E. OpenStreetMap identifies the development itself as Borey Moha Sen Sok at approximately 11.57753, 104.83611. For a site visit, use the borey name, Street 105K and the seller's exact house number together; an internal street name without the property number is not enough to verify the lot being offered.
Resale evidence must be treated at property level. One reviewed house listing inside Borey Moha Sen Sok describes a hard title for that particular asset, but it does not prove that every house or plot has the same title structure. Before paying a deposit, the buyer should examine the original title, registered owner's identity, cadastral reference, mortgages and restrictions, plot boundaries, actual dimensions, approvals for later extensions, unpaid utilities and the allocation of taxes and transfer costs. The borey name in an advertisement is not a substitute for legal verification of the selected property.
Physical condition also varies from house to house. The project has been complete for several years, allowing owners time to alter internal layouts, façades, awnings, gates, services and the way rooms are used. None of these figures is a Creed Cambodia price list, and none proves that a specific home remains available. In a mature resale community, value can move with plot size, corner position, street width, frontage, renovation, tenancy, title, seller urgency and proximity to active shops. Compare legal condition and the full renovation budget, not just the headline asking price.
Borey Maha Sen Sok may suit a buyer who wants a finished landed home in Sen Sok and is prepared to underwrite a specific resale asset. Construction delay is no longer the central risk. The practical work is choosing the right street, understanding the immediate neighbours, reviewing changes made since handover and arranging a secure owner-to-buyer transfer. An investor should test achievable rent, vacancy, tenant profile and repair costs using comparable occupied houses; historic appreciation claims are not evidence of future returns.
The community should not be treated as one standardised product. Houses that began with the same layout may now differ materially after years of occupation. A sensible process is to define the required format first—a compact linked house, a larger two-storey home or a villa plot—then collect several live offers inside the same borey, view them on the same day and verify documents before discussing any non-refundable payment. That sequence preserves the advantage of buying in a finished community without confusing a project profile with due diligence on the actual asset.
The resulting position is clear: Borey Maha Sen Sok is an occupied, completed development with confirmed sell-out at developer level. Its strength is the ability to inspect the real neighbourhood and a tangible house. Its limitation is the uneven quality of resale inventory and conflicting historic figures for the total number of homes. Landed property — what this means for a foreign buyer
This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs. The historic entry house type has two bedrooms. On resale, compare the original concept with the actual building because an owner may have altered rooms, façade, kitchen or wet areas. PropertyHub shows a separate E0 Linked House card from $78,000, but the reviewed sources do not prove that E0 is identical to Satsuki.
Botan was historically described as the larger two-storey format with four bedrooms. It may work for a larger household or mixed living and working use, but stairs, roof, services and the actual configuration need inspection. PropertyHub shows an E1 Linked House at $140,000; a direct E1-to-Botan match is not established.
The original plan included villa land plots, and the mature resale market now includes larger completed houses. Separate land size from building size and verify boundaries, construction approvals, setbacks and the relationship between the physical building and the title. Specifications from one listing cannot be applied to other villas in the project.
Satsuki and Botan are historic type names. E0 and E1 are labels used by a current market page; their exact correspondence is not confirmed. Areas are not published because available sources provide a broad, conflicting range without reliable allocation to each type. Resale due diligence must establish the actual layout, plot and documents of the selected house.
