Orkidē Development built large residential environments rather than isolated assets. The portfolio includes The Grand, The Royal, The Royal Condominium, The Botanic City and The Pochentong. Villas, townhouses, shophouses, gardens, club facilities, retail and, in some projects, high-rise housing form part of the wider offer.

The company is notable for increasing the scale of each stage. Early landed communities led to a six-tower condominium and then to a 200-hectare master development in Chroy Changvar.

The Royal marked the move from borey to mixed use

The Royal launched in 2014 as a residential district of villas and shared spaces. Its central component later became The Royal Condominium: six towers, a retail podium and a substantial internal garden. High-rise construction began in 2016, with the main buildings completed and handed over around 2021.

This is a useful example of a developer moving between property types. Landed homes and condominiums demand very different engineering and management. The completed Royal allows direct assessment of lifts, density, common areas and the resale market—issues that are invisible during a launch.

The Botanic City sells the long evolution of a district

The Chroy Changvar project covers more than 200 hectares between the Mekong and Tonle Sap. The plan includes several residential phases, commercial areas, a school and a botanic park. This is no ordinary borey, but an attempt to create a self-contained suburban district.

Buyers enter a long process. Early phases may benefit from future infrastructure but live beside construction for years. Later phases arrive into a more mature environment, usually at a different price. The timing of a purchase within the master plan can matter almost as much as the house type.

At the 2022 PropertyGuru Cambodia Property Awards, brand-related entities received substantial recognition. Orkide Villa 3 Co., Ltd was named Best Lifestyle Developer, The Botanic City won housing and township awards, and The Royal Condominium received condominium and landscape honours.

One brand, several project companies

Orkidē Development, Orkide Villa and numbered entities such as Orkide Villa 2, 3 and 5 appear in documentation and award records. This is a normal project structure for a large portfolio, but it means the seller and responsible company depend on the individual development.

Orkidē is most persuasive for families seeking a home within a large organised environment. The developer has demonstrated experience in both landed housing and a substantial condominium. The main question at The Botanic City is no longer whether the brand can build individual properties, but whether it can preserve the quality of an entire district over many years as one phase succeeds another.
