More than 30 hectares and over 1,000 stated residences create several use cases rather than one housing product. Buyers can examine a detached Marigold villa, a more compact Sunflower semi-detached home or a commercial Tulip shophouse. Scale also demands discipline: phases, streets and completion levels differ, so decisions should be based on a specific property rather than an estate-wide average.

Home plus business

Tulip was designed as a shophouse with two commercial zones and accommodation above or behind them. It may suit an owner who needs frontage on an internal street and wants work close to home. Its economics depend on visibility, parking, supplier access and permitted use, none of which can be judged from the bedroom count alone.

Completed sections

The development contains built homes and commercial blocks, supported by the developer's 2024 update and current resale listings. A buyer can inspect actual road, façade and utility quality rather than rely entirely on renders. Completion of one section does not prove completion of the whole estate, however, so the phase number and immediate surroundings remain essential checks.

Useful dimensions

The developer publishes plot and building side dimensions for the three principal house types. They offer an early view of land format, frontage and likely parking. The figures do not replace a survey and cannot be converted automatically into total floor area, but they help a household or business reject unsuitable options before a detailed inspection.

Location without myth

Street 105K and Sangkat Phnom Penh Thmey provide a precise viewing reference. Historic proximity to the former airport no longer means proximity to the capital's operating international terminal after Techo International Airport opened. The result is a more accurate proposition: an established western urban location, with airport journeys that must now be measured afresh.

About the project

Orkide The Pochentong is a large low-rise development by Orkidē Development on Street 105K in western Phnom Penh. The official project profile describes more than 30 hectares, a mix of residential and commercial uses, and over 1,000 residences. It is neither a single tower nor a compact condominium. The product is built around detached villas, semi-detached homes and shophouses with individual plots, internal streets and, in some units, the ability to combine a home with a business. That distinction matters when comparing prices. A buyer is paying for the building, land, frontage, parking, position within a phase and the actual condition of the selected property.

The administrative location needs to be stated precisely. The initial queue placed the development in Por Sen Chey and the airport corridor. The developer's project page, the launch announcement and current agency listings, however, consistently give Sangkat Phnom Penh Thmey in Khan Sen Sok. The page therefore uses Sen Sok and the full address near Tangkorsang Pagoda. The Pochentong name still reflects the familiar western corridor and the area's historic association with the former airport, but it does not change the khan boundary. For a viewing, Street 105K and the map point are more reliable than searching by the Pochentong label alone.

Sales officially opened on June 8, 2020, and the developer also dates construction commencement to 2020. A site of more than 30 hectares is inherently phased. In 2024, the developer described one commercial shophouse block as fully constructed, while listings from 2025 and 2026 show completed homes being offered on the resale market. At the same time, no single completion date for the entire estate is publicly confirmed, and there is no evidence that every phase has been handed over. The clearest reading is an active phased development with completed sections. A viewing should identify the exact block, road condition, occupancy level and availability of services around the property being considered.

The official range is organised around three house types. Marigold is a detached villa on a 12 by 24 metre plot with a house measuring about 8 by 14.90 metres. Sunflower is a semi-detached villa on an 8 by 20 metre plot with a 6 by 12 metre house. Tulip is a shophouse on a 4.5 by 22 metre plot with a 4.5 by 18 metre building and two shop areas. These are published side dimensions, not a calculated floor area. They show the intended trade-off: Marigold prioritises a wider plot and privacy, Sunflower reduces the land requirement, and Tulip places frontage and commercial use at the centre of the layout.

The official Marigold specification lists four bedrooms, six bathrooms, a study, family room, driver's room, dining area, kitchen, storage and laundry, with parking for as many as four cars. It is clearly aimed at a large household and support staff, but the type name alone is not enough for a purchase decision. Market listings show a five-bedroom version and a slightly different house length of 14.75 metres rather than 14.90 metres. That could reflect another configuration, a later revision or a different treatment of the service room. The selected home's plan, physical dimensions and contractual schedule of rooms should all be checked before the figures are relied upon.

Sunflower is the more compact semi-detached format, yet the official programme is still substantial: five bedrooms, six bathrooms, a study, family room, driver's room, dining area, kitchen, storage and laundry. The developer states parking for up to four cars. A current CAM Realty listing for a home built in 2025 describes four main bedrooms plus a maid's room, five bathrooms and parking for two cars. Those descriptions should not be averaged into one specification. The practical questions are what is included in the asking price, whether the home is developer stock or a completed resale, the level of fit-out and furniture, plot position, façade orientation, usable parking and the condition of utilities.

Tulip combines trading space and accommodation. The official description gives two shop zones, four bedrooms, six bathrooms and a kitchen. Its 4.5-metre frontage is typical of an urban shophouse, while the 22-metre plot depth may leave space in front of or behind the building depending on the row. The market also contains listings with two bedrooms and three bathrooms, as well as double shophouses of a very different scale. The word shophouse therefore does not create a like-for-like comparison. Buyers need to confirm whether one or two units are involved, the number of levels, frontage, permitted business activity, delivery access, parking and the possibility of separating commercial and residential circulation.

Publicly confirmed communal features are more restrained than those of a high-rise resort-style scheme. The available material supports landscaped areas, internal roads, round-the-clock security, parking and a children's playground in a current completed-villa listing. The house plans also provide family areas, kitchens, storage and service rooms. There is insufficient public confirmation of a shared pool, gym or clubhouse serving every phase, so those amenities should not be assumed. In a low-rise estate, day-to-day quality depends heavily on road width, drainage, lighting, gate control, neighbouring construction and estate management. Those conditions are worth inspecting after rain and again in the evening, not only during a prepared daytime tour.

Pricing varies widely because the public offers cover different products. The lowest visible indication on July 25, 2026 is $230,000 for a twin villa in the PropertyHub developer profile. CAM Realty lists a Sunflower villa at $278,000. Realestate.com.kh listings indicate roughly $268,888 for one shophouse and $298,888 for one twin villa, while IPS offers a combined eight-bedroom double shophouse at $600,000. These figures do not form a single developer price list. They differ by date, product, condition and scale. A proper comparison includes the land and house, title, taxes and fees, completion, fit-out, furniture, row position, road width, commercial suitability and payment terms.

The airport proposition has materially changed. Early marketing described the estate as approximately three minutes from Phnom Penh International Airport. Commercial passenger operations for the capital moved to Techo International Airport on September 9, 2025, and the former Pochentong airport is no longer the city's operating international passenger gateway. The project still serves the established western corridor, Street 105K and the surrounding urban districts, but the old claim of a few minutes to the current airport is obsolete. Frequent flyers should measure an actual route to Techo at the relevant time of day rather than rely on launch-era location copy.

The surrounding area is practical and urban rather than a self-contained resort destination. Current listings identify Chhuk Meas Market, Ratana Plaza and Royal Phnom Penh Hospital among nearby reference points. The wider district offers schools, markets, services and road connections towards Sen Sok and the western employment zones. Travel to central business areas can, however, be sensitive to congestion. For someone commuting to BKK1, Daun Penh or Koh Pich, peak-hour journey time may matter more than an extra room. It is sensible to test morning and evening routes, review access towards Street 2004 and alternative corridors, and check whether construction or traffic controls change the most convenient approach.

Due diligence has to focus on the selected property rather than the project name alone. The review should cover land and building documents, plot boundaries, seller identity, signing authority, payment history, encumbrances, handover status, utility connections and estate rules. A completed resale also warrants a physical inspection of cracks, roof, moisture, electrical systems, water supply, air-conditioning and any alterations. For remaining developer inventory, the fit-out specification, handover deadline, delay provisions and included works are central. Because the estate is large and phased, two homes carrying the same product name may still have different surroundings, condition and transaction economics.

Orkide The Pochentong is most relevant to buyers seeking a detached or semi-detached home in a controlled urban community rather than an apartment in a tower. The range supports both a family-villa scenario and a shophouse where the ground floor can serve a business. The main limitation is the absence of a single transparent public matrix of current prices, phases and plans. A disciplined search begins with the intended use: owner occupation, a multigenerational household, premises for a business, or an already completed rental asset. Only comparable properties within the same type and phase should then be measured against each other, with the plot, road, documents and physical completion checked in person.

A current resale property counts four main bedrooms plus a staff room and shows two parking spaces. The difference may reflect counting practice or a particular modification. During inspection, check sound transmission through the shared wall, side daylight, the real parking capacity, fit-out condition and exactly which rooms form part of the property being sold.
