Realestate.com.kh lists gated-community security, video surveillance, common areas and parking, while FazWaz independently confirms parking and CCTV. These are useful everyday features without importing unverified amenities from other Orkide projects.
Street 371 location
Current sources consistently connect The Canal with Street 371 and Hun Neang Boulevard in Dangkao. It is a car-oriented southern Phnom Penh location; FazWaz places Chip Mong 271 Mega Mall at about 1.9 km from the project on its map.
About the project
Orkide Villa The Canal is a low-rise landed community by Orkidē Development in southern Phnom Penh, along the Street 371 and Hun Neang Boulevard corridor. It should not be confused with Orkide’s condominium schemes or with the larger Royal, Botanic City and Pochentong developments. The Canal’s published product is built around individual houses and their land plots: a detached Queen Villa, a Twin Villa, a Canal Shophouse and a Canal Commercial Home. That changes the buyer’s decision from the start. Instead of choosing a tower, floor and view, the relevant questions are house size, plot size, bedroom count, parking, privacy and whether the property needs a commercial-facing layout. Current FazWaz and BaanCoin project pages place The Canal in Dangkao and describe it as ready to move in or completed, so it can be assessed as an existing community rather than purely as an off-plan promise.
The most useful public information is the four-house product set documented by Realestate.com.kh. The published house areas run from 74 to 190 sqm, while the associated plots run from 82 to 222 sqm. Canal Shophouse is shown with four bedrooms, five bathrooms, a 74 sqm house area and an 82 sqm plot. Canal Commercial Home is listed with four bedrooms, four bathrooms, an 89 sqm house area and a 100 sqm plot. Twin Canal is a four-bedroom, five-bathroom twin villa with 87 sqm of house area on 122 sqm of land. Queen Canal is the largest published option: five bedrooms, six bathrooms, 190 sqm of house area and a 222 sqm plot. The individual Realestate.com.kh cards also show a second floor level, which supports reading these published types as two-storey homes rather than single-level villas.

Those formats serve different use cases and should not be flattened into one generic ‘villa’ description. Queen Villa gives a larger family five bedrooms, substantially more house and land area, and two published parking spaces. Twin Villa is more compact but still provides four bedrooms and two parking spaces. The Shophouse and Commercial Home formats are more business-facing. They can make sense for an owner who wants a visible ground-floor frontage or a property that can combine residence and small-scale commercial use, subject to the rules applying to the specific property. Public sources do not set out permitted business categories, signage rules, opening hours or licensing arrangements for these homes. The word ‘shophouse’ therefore describes the format, not a blanket permission to operate any business from it.
The amenity evidence is more restrained than the house data, which is useful in preventing features from other Orkide projects being copied into The Canal by mistake. Realestate.com.kh identifies car parking, common areas, a commercial area, gated-community security and video surveillance; individual unit material also references garden space. FazWaz independently lists parking and CCTV and describes a modern clubhouse together with greenery along the canal. This points to a conventional gated landed-community proposition rather than a resort-style facility package: private houses, vehicle access, controlled entry, shared areas and landscaped surroundings. There is no sufficiently specific to the project evidence for a swimming pool, large gym, sauna or the extensive amenity sets promoted at The Royal or The Royal Condominium, so those facilities are deliberately not attributed to The Canal.
The location record needs a short explanation because the sources do not use the same administrative label. FazWaz currently places Orkidē Villa | The Canal in Dangkao, Dangkao, Phnom Penh and explicitly says the development is along Street 371 and Hun Neang Boulevard. An official Orkidē Development page for a role categorised under The Canal gives a more detailed address: Hun Neang Blvd, Kva & Mol Village, Sangkat Dangkor, Khan Dangkor, Phnom Penh. The current Google business listing for Orkide The Canal is also on Road 371 and uses Orkide’s +855 98 733 333 telephone number. Realestate.com.kh, however, retains a Boeung Tumpun, Meanchey label. This dossier uses Dangkao because it matches the owner’s identification, the current FazWaz location, the official Orkide address and the live business pin; the Realestate.com.kh discrepancy remains explicitly disclosed.
Realestate.com.kh also shows a hard-title label and a from-$170,000 figure for the project, but both need to be read in context. The project profile was last updated on June 15, 2023. The $170,000 amount is therefore retained only as a dated public market reference and must not be presented as a confirmed August 2026 developer price. The same caution applies to title. A hard-title label on a portal is useful evidence, but it is not a substitute for reviewing the title attached to the specific house and land plot being purchased. Buyers still need to verify the registered owner, plot boundaries, encumbrances, the seller named in the contract and the exact ownership structure. This is particularly important for overseas purchasers because the legal treatment of the underlying land is separate from the quality or popularity of the housing project.
Completion also changes the investment case. The key risks are no longer centred on whether a future tower will be built on schedule. They shift toward the condition of the actual house, quality of roads and shared areas, occupancy, community rules, maintenance costs and the depth of the resale market for a specific house type. An owner-occupier can physically inspect the building and the immediate streets before committing. An investor can compare current asking prices against other completed borey and villa communities in southern Phnom Penh rather than relying on launch-stage projections. The missing data are also material: no confirmed total project unit count, no reliable full-handover year, no current developer price list, no published active payment schedule, no verified service-fee figure and no detailed operating rules for the shophouse or commercial-home stock. A purchase decision should consequently move from project-level screening to property-level due diligence quite quickly: inspect the chosen house, verify its plot and title, confirm its exact position inside the community and obtain current financial terms before treating any historical listing information as part of the transaction.

Landed property — what this means for a foreign buyer
This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs.
