The same sources displayed indicative asks of about $302,888 for a Plumeria Grand twin villa and $631,888 for a Rosemary villa. FazWaz showed a lower project aggregate from $95,000, but the entry could not be matched confidently to a clearly described house type or phase, so it is not used as the headline figure. Every price is only a market anchor; plot position, title, fit-out, furniture, transfer costs and the condition of the selected property require a separate check.
Due diligence on the physical house matters as much as the master-plan brand. Properties within The Botanic City cover different build periods and conditions: occupied homes, empty shells awaiting fit-out, show homes and renders of future components. A buyer should inspect the roof and drainage, windows and doors, electrical and water systems, roads immediately around the plot and the operation of services in that particular cluster. For a shophouse, visibility, real passing traffic, parking and restrictions on signage or business activity are additional decision points. Township scale does not remove property-specific risk.
Legal review is also lot-specific. Market listings sometimes advertise hard title, but title copies and cadastral documents for a selected property are not available in the public project material. Before committing funds, the buyer should verify the registered owner, parcel boundaries, encumbrances, community rules, transfer procedure and any management arrears. Landed property — what this means for a foreign buyer
This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
