The 36-hectare community combines several landed-home formats, commercial premises and shared recreation areas. The developer's project page states 1,134 units and a 2018 handover. For a buyer today, The Royal is primarily a resale market: instead of relying on an off-plan promise, you can inspect the actual house, street, façade, utilities, interior condition and surrounding activity before making a decision.
The Royal was launched in 2014 as Orkidē's second major scheme after The Grand. Its original master plan was arranged around three components: commercial shophouses, a separate condominium cluster and a private landed-residential neighbourhood. Orkide The Royal Condominium is a separate product with its own towers, apartment layouts and market listings. The 36-hectare scale creates a broader choice than a one-format development. King Orchid and Queen Orchid are detached villas; Orchid Twin A and Twin B are paired homes; Orchid Link is a more compact attached format; and the ShopHouse type combines commercial frontage with accommodation above. That range also means the community is not uniform in price or day-to-day use. These amenities can add real value for family use, but resale due diligence should include the current access rules, charges, guest and tenant policies, operating hours and the physical condition of the facilities. Street 2004 links Sen Sok's residential districts with the airport corridor and the wider city network. Nearby destinations cited by market sources include CIA FIRST International School, Northbridge International School, Midtown Community Mall and Royal Phnom Penh Hospital. Peak-hour journey times should be tested against the buyer's actual routine.
Open listings checked in July 2026 confirm an active resale and rental market. The lowest public asking-price anchor found was a shophouse at $270,000, while larger current villa examples are substantially higher: about $1.2 million for a Queen Orchid resale and $1.65 million for a corner King Orchid. These figures are not a project-wide price list. Value depends on the home type, plot position, corner status, alterations, fit-out, furniture, title, physical condition and the seller's circumstances. Before paying a deposit, the buyer should obtain the documents for the specific property and compare it with several genuinely similar homes.
The most useful way to compare homes inside The Royal is to start with the household's daily routine rather than the model name. A shophouse offers frontage and exposure to passing traffic, but may also bring more noise, visitor parking and less privacy at ground level. A home on an internal residential street is usually calmer, although distance from the gate, clubhouse and services matters more.
