The current product mix is condominium-led, ranging from compact studios and one-bedroom layouts to larger two-bedroom homes and penthouse-style units. The group website advertises entry pricing from THB 3.95 million, while the Silhouette page shows launch units from around THB 4.3 million and larger suites around THB 14 million. These are release-specific marketing prices rather than fixed portfolio benchmarks, so buyers should obtain a dated unit-level price list before relying on them.
Geography
The Thailand footprint is currently concentrated in Phuket. The Zero Bang Tao is positioned in the Cherng Talay/Bang Tao area on the west coast, while Silhouette is in Nai Yang on the island’s northwest side, close to Sirinat National Park and the airport. Those locations serve different lifestyle and rental patterns, so demand assumptions should be tested at project level rather than carried across the brand.
Reliability and public record
There are several useful verification points for a small private developer: the Thai company is an active legal entity, government EIA records are visible for both current Phuket schemes, and part of the UK background around The Zero SW20 is independently documented. The limitations are equally important: Zero Developments is not a SET-listed developer with public-company reporting, and its own Thailand delivery record is still short. That makes a blanket reliability label inappropriate; the stronger approach is to underwrite each purchase through the project company, approvals, construction evidence, payment structure and contract protections.
What to verify
Start by matching the brand to the entities in the legal pack. Thailand’s EIA database names The Zero Bang Tao Co., Ltd. as the project owner for Bang Tao, while the marketing brand is Zero Developments; for the Nai Yang EIA record, the owner is Zero Developments Co., Ltd. Buyers should obtain the corporate link between those entities and confirm that the contractual seller, project rights holder and payment recipient are consistent. Bang Tao also deserves a document-level reconciliation: current marketing refers to 85 units, while the 17 September 2025 EIA approval for the building modification describes 45 condominium units. Ask for the approved drawings and an explanation of how the marketed scheme maps to that approval. For Silhouette, match the sales name to the legal EIA project name, The Zero Boutique Nai Yang, and check current permits and construction milestones. Rental-return language should be treated separately from project approval: the website markets about 11% projected annual returns and a 10% three-year guarantee on selected units, but only the signed terms reveal the guarantor, costs, conditions, personal-use restrictions and remedies. The published target dates—Q1 2027 for Bang Tao and Q2 2028 for Silhouette—should be tested against the sale contract, delay clauses and milestone-based payment schedule.
