Why this project is worth a look

Smaller resident base

With 85 apartments in one building, The Zero Bang Tao is materially smaller than many recent Choeng Thale launches with several hundred units. That can make the building easier to understand and less crowded, although it is still designed for active resort-style use rather than as a ten-unit private residence.

Rooftop does real work

The upper floors carry much of the amenity value: gym, sauna, steam room, a 25-metre rooftop pool, lounge and bar. These are usable everyday facilities rather than a token roof deck, but they also make competent building management and realistic service charges important.

Condo ownership route

This is a condominium rather than a land-and-house structure. A foreign buyer can potentially register freehold in their own name within the 49% foreign quota; if the chosen unit is outside that quota, the leasehold offer needs to be analysed on its own terms.

Visible regulatory progress

The project has an approved EIA in Thailand's government database and the record says construction has started. Site updates in 2026 show the build moving from foundations into the superstructure, which is more useful evidence than renderings alone, while still leaving normal completion and delay risk.

Management, not certainty

A central 70/30 managed-rental programme can suit an owner who does not want to operate short stays personally. The advertised return is a projection, so the investment case should be based on the management contract, cost deductions and realistic occupancy assumptions rather than a headline percentage.

About the project

The useful way to read The Zero Bang Tao is not as a generic 'eco condo', but as a fairly small 85-unit building with a strong hospitality layer. It is a seven-storey condominium under construction in the Bang Tao / Choeng Thale area of Phuket, with two underground parking levels and much of the shared lifestyle space concentrated on the upper floors and roof. Thailand's Smart EIA Plus database records the project's approved EIA and states that construction has commenced. The developer's current public target is Q1 2027, while FazWaz lists March 2027. A buyer today is therefore taking construction and delivery risk: the decision is made from plans, contract documents, progress evidence and the selected unit specification rather than from an apartment that can already be inspected in finished condition.

The building is compact by current Choeng Thale standards. Floors two through six are planned with 15 apartments per floor, and the seventh floor adds ten more, giving the stated total of 85. That matters because it shapes the experience more clearly than marketing labels such as 'boutique'. This is one building with a relatively short internal circulation pattern, not a multi-building resort with hundreds of apartments spread across a large landscaped site. Buyers who prefer a smaller resident base may like that. Buyers expecting large private grounds, multiple pools or extensive walking gardens should understand that the project's amenity strategy is vertical and concentrated rather than land-heavy.

The floor programme is unusually well described in the project's own materials. The ground floor is intended for reception, restaurant, coworking, management, kids' facilities, a meeting room or library and gardens. Residential floors dominate levels two to six. The seventh floor combines ten residences with the gym, sauna and steam room. Above that, the roof is planned around a 25-metre pool, sky lounge and bar. Two basement levels provide parking, with 56 spaces stated by the developer. That is a material detail: parking is not one-to-one with the 85 apartments, so anyone buying with a car — especially a household that expects two cars — should get the parking entitlement and operating rules in writing.

The site is inland rather than beachfront. The EIA record places it on Soi Choeng Thale 5, while major property portals describe the same project using Soi Bangtao 1 or Soi Ban Tak Daet. FazWaz's Street View link resolves to the same project area. The developer currently quotes roughly 1.3 km to Boat Avenue, 1.4 km to Porto de Phuket and 1.8 km to Bang Tao Beach, with Catch Beach Club at 2.2 km, Blue Tree at 2.7 km, Surin Beach at 3.2 km and Laguna Golf at 3.8 km. In practical terms, this is a Choeng Thale lifestyle address where many errands, restaurants and leisure venues sit in the same district, but the daily pattern is more likely to involve a car, scooter, bicycle or shuttle than walking straight from the lobby onto the beach.

The sustainability story contains several tangible design elements: solar integration, rainwater collection or reuse, EV charging, energy-efficient glazing, insulation and an operating concept intended to reduce single-use plastic. Those features are more useful than broad claims about being 'zero carbon'. Until the building is complete and operating data exists, energy savings, emissions performance and lower monthly bills remain future outcomes rather than demonstrated facts. The same discipline applies to value appreciation claims. A buyer can assess what is specified in the design and contract; future savings or price growth should not be underwritten from marketing copy alone.

For an overseas buyer, the condominium structure is a meaningful advantage compared with land-based property. The project is marketed with both freehold and leasehold routes. Under Thailand's condominium rules, foreign buyers can register condominium freehold only within the foreign ownership quota, which is capped at 49% of the building's total saleable condominium area. The fact that the project offers freehold does not mean every remaining apartment is still available in foreign quota. The selected unit number, quota status, purchase price for that tenure and transfer conditions should all be confirmed together. A leasehold offer needs to be read as a separate legal arrangement, with its own term, renewal wording, transfer rights and succession mechanics.

Public pricing currently spans several layers of the market. The lowest fresh listing found in this review is THB 3,425,058 on DDproperty, reposted on 24 August 2026. FazWaz shows the project from THB 3.9 million, while the developer's current sales page promotes higher entry points for the unit types it is actively selling. Those numbers do not necessarily represent the same product. A low portal listing may be a particular floor, an earlier contract, a resale or assignment, Thai quota, foreign quota, furnished stock or a limited promotional unit. The sensible use of the lowest figure is as a market anchor, not as a promise that a comparable unit can still be bought from the developer at that price.

Running costs are partly visible. FazWaz lists common-area management at THB 80 per sqm per month and a one-off sinking fund contribution of THB 800 per sqm; the same figures recur across several project listings. That consistency makes them useful planning inputs, although the signed contract and juristic documents should still control. Foreign freehold premiums, transfer costs and furniture packages are less consistent across public sources, so they should be priced against the exact unit rather than assumed from a generic project page. In a building with a rooftop pool, wellness facilities, food and beverage areas, security and underground parking, the operating budget deserves as much attention as the headline purchase price.

The managed-rental proposition is another important part of the product. The current sales book describes a 70/30 revenue-sharing programme with professional management. That is a real operating model being offered, but the roughly 11% annual return advertised by the developer is still a projection for a building that has not yet completed. An investment buyer should ask for the management agreement, the definition of gross versus distributable revenue, all deductions before the split, owner-use restrictions, furniture requirements, exit mechanics and how different unit types are pooled. An owner-occupier has a different question: how much hotel-style turnover and short-stay activity will be present in the same building once operations begin.

Ownership format

The project is marketed with both freehold and leasehold options. A foreign buyer can hold a condominium unit freehold only within the foreign quota, capped at 49% of the condominium's total saleable area; quota availability must be confirmed for the selected unit. If quota is unavailable, a contractual leasehold route may be offered.

This is a broad category. Some two-bedroom plans are very compact, while the larger layouts work more like conventional family apartments. Couples sharing, families and long-stay renters should compare bathroom count, bedroom separation and living-room proportions because public feeds do not label every plan code consistently.

95.45 sqm

The largest confirmed category and the one that most naturally fits family use. It offers much more privacy and space, but there are fewer comparable units, the entry cost is higher, and public listings disagree on bathroom count, so that detail should come from the selected plan and contract package.

Public sources agree on the overall 26–95 sqm range and on studio, one-, two- and three-bedroom formats, but some individual plan codes and exact areas are labelled differently.
