Why this project is worth a look
Names can be reconciled
The branding history is messy, but the underlying project is traceable. The government EIA record ties The Zero Boutique Nai Yang to Soi Nai Yang 2/1 and Zero Developments, while the developer’s current Silhouette page carries the same 150-unit Earth/Sky configuration. That makes the name change manageable rather than a reason to treat the records as different developments.
Airport-side coastal living
Nai Yang works best for buyers who value the beach, national-park edge and quick airport access more than a dense entertainment district. The developer places the beach at roughly 350 metres and the airport around 2.5 kilometres away. The trade-off is a quieter local environment with less big-ticket retail and nightlife on the doorstep.
Amenities beyond the basics
The scheme is designed with a deeper amenity stack than a simple 150-unit low-rise condominium: rooftop pool, wellness facilities, sports courts, golf simulator, co-working, children’s space, underground parking and EV charging are all in the published plan. If delivered, that breadth supports both longer stays and holiday use. Until completion, however, these are contractual-specification questions rather than finished facilities.
Multiple buyer entry points
The unit mix covers compact studios through one-bedroom and two-bedroom layouts to larger upper-floor suites. That creates a real choice between minimum-ticket investment stock and homes that make more sense for longer occupancy. Because sources classify some larger units differently, buyers should compare the exact floor plan and unit number rather than rely on category labels alone.
Construction has moved on
The development passed the point where it was only a pre-launch concept: the June 2026 groundbreaking is documented and the current site says construction has started. The remaining execution period to the targeted Q2 2028 handover is still long enough that delay provisions, specification control and payment protection deserve as much attention as price.
About the project
The most important point about The Zero Nai Yang is identity. It is not a separate development sitting next to Silhouette by The Zero Phuket. The same scheme has moved through several names: the Thai environmental registry records The Zero Boutique Nai Yang, earlier marketing used The Zero Nai Yang, and the developer’s current public site leads with Silhouette by The Zero Phuket. The address, project owner, 150-unit count and Earth/Sky building structure line up. For a buyer, this matters because marketing names can change while the legal chain should not: reservation documents, the sale agreement, payment instructions and land or regulatory paperwork all need to point back to the same project and contracting entity.
The site is on Soi Nai Yang 2/1 in Sakhu, Thalang, on Phuket’s north-west coast. This is a very different setting from Patong, Kata or the busier parts of Bang Tao. Nai Yang is closer to the airport, less urbanised and shaped by the beach and Sirinat National Park rather than by a large retail and nightlife strip. The developer places Nai Yang Beach at roughly 350 metres and Phuket International Airport at about 2.5 kilometres. That proximity is convenient for frequent arrivals and short stays, but buyers planning to live in the unit should still test aircraft noise and road movement from the exact building orientation rather than relying on a general area description.

Current first-party material describes 150 residences across two interconnected five-storey buildings: Earth Residence with 83 units and Sky Residence with 67. Thailand’s energy-efficiency building database also lists separate A and B condominium buildings for The Zero Boutique Nai Yang. Some property portals still describe three buildings, which is a useful reminder that project aggregators can lag behind design or branding changes. The two-building configuration is the stronger current reading, but the discrepancy should be kept in mind when comparing old brochures, floor plans or unit numbers.
The product range is broad for a low-rise scheme. Published project material starts at about 29.5 sqm and extends to much larger top-floor homes, with an overall range advertised up to 140 sqm. The developer currently presents studios from 29.5 sqm, one-bedroom units from 37.5 sqm, larger one-bedroom-plus layouts from 44.4 sqm, two-bedroom homes from 60 sqm and a Suite category from 91 sqm. Third-party live inventories show additional variations within those families. The safest way to read the project is therefore by unit number and floor plan, not by a single generic size band attached to a bedroom count.
Construction is no longer merely planned. Zero Developments held the project’s groundbreaking ceremony on 1 June 2026, and current project material marks construction as started. The latest developer timeline targets completion and handover in June 2028, effectively Q2 2028. That still leaves a meaningful execution period. A buyer is taking development risk rather than inspecting a finished residence, so the contract needs to carry the points that actually matter: the unit specification, payment milestones, completion provisions, remedies for delay, common-area commitments and the exact party receiving the money.
Silhouette is positioned as a lifestyle-led condominium rather than a simple apartment block. Planned facilities include a rooftop infinity pool, gym, spa, sauna, steam room and ice bath, alongside padel and pickleball courts, a golf simulator, kids club, co-working space, outdoor cinema, underground parking, EV charging and an electric shuttle. The sustainability package adds solar generation, rainwater harvesting and energy-efficient glazing, while the project also promotes reduced single-use plastic. Until handover these are promised project specifications, not operating amenities, so the purchase documents and final common-property schedule matter more than the rendering or marketing list.
The legal project owner is unusually easy to trace for a boutique Phuket launch. Thailand’s official EIA database names Zero Developments Co., Ltd. as the owner of The Zero Boutique Nai Yang and links the company to registration number 0835566045831. The same registry shows the company as active and registered on 8 December 2023. That does not prove construction quality or eliminate off-plan risk, but it gives the buyer a concrete Thai entity to match against the reservation agreement, sale contract, bank beneficiary and regulatory records instead of treating The Zero Phuket brand as the legal counterparty by default.
The project’s environmental assessment was approved on 31 October 2025. That record is useful because it connects the official project name, Soi Nai Yang 2/1 address and Zero Developments in a government database. The EIA entry still showed the project as not yet constructed at the time of approval; later evidence documents the June 2026 groundbreaking, so the dates are consistent rather than contradictory. EIA approval is not a substitute for title, building-permit, contract or condominium-registration due diligence. It answers an environmental approval question, not every legal question around an off-plan purchase.
Pricing is fluid enough that a single ‘from’ figure can mislead. A live market listing checked on 9 September 2026 offered a 29.5 sqm unit at THB 3.92M, while the developer’s current project page shows an entry level around THB 4.3M. The same developer page currently lists one-bedroom homes from roughly THB 5.2M, one-bedroom-plus from THB 5.7M, two-bedroom homes from THB 6.6M and the larger Suite category from THB 11.7M. Differences can come from building, floor, view, tenure, promotion or the age of a price sheet. Buyers should compare unit-level availability rather than assume the lowest advertised number applies across the development.
The sales proposition also leans heavily on managed rental. The developer advertises a 70/30 rental pool, projected returns and, for selected units, an income-protection programme. None of those percentages should be treated as an investment outcome without the management agreement and guarantee wording. The useful questions are operational: who runs the rental programme, which costs come out before the split, how comparable units are pooled, how often income is distributed, what owner-use restrictions apply and what happens if the operator changes. This dossier therefore records the existence of the programme but does not turn its marketing projections into expected returns.

Ownership format
The project markets both freehold and leasehold options. A foreign buyer can hold condominium freehold only while the statutory foreign quota remains available, capped at 49% of the aggregate unit area in the registered condominium. If the selected unit is not available in that quota, leasehold may be offered instead. Confirm the exact tenure for the chosen unit before reserving.
Unit types & sizes
The lowest-ticket format in the scheme. Live inventories show several studio sizes around the high-20s to mid-30s sqm, so the exact unit matters. At this scale, layout efficiency, balcony depth and storage are more informative than headline area alone.
A conventional one-bedroom for a single resident or couple who wants a separate sleeping room without moving into a family-sized footprint. The live inventory contains several close variants, making building, floor and exact area relevant to price.
The bridge between a standard one-bedroom and a true two-bedroom home. The extra area can work better for longer stays, home working or storage without paying for a second full bedroom that may not be needed.
The more practical choice for families, sharers or tenants who need a second separate room. Market inventories show several configurations, including some below the developer page’s current 60 sqm headline, so unit-level plans matter when comparing value.
The project’s larger homes sit at the upper end of the range. Sources disagree on how some of these units are classified by bedroom count, so it is safer to treat Suite as a larger top-floor category and verify the exact plan before choosing.
Project material and live price sheets are moving targets. The developer’s current page gives starting areas by category and an overall range extending to 140 sqm, while independent inventories show additional intermediate layouts. Larger top-floor homes are variously described as Suite, penthouse, two-bedroom or three-bedroom stock. Use the unit number, floor plan, area and contract specification as the controlling reference.
