Why this project is worth a look

Plot comes first

A private garden is part of the reason to choose a detached house at all. The original phases paired different house sizes with plots starting at 120 and 100 square wah respectively, so the right comparison starts with the individual land parcel rather than a generic project brochure.

Two useful layouts

The 179-square-metre first-phase house and the later 258-square-metre design serve different households. A buyer may willingly trade indoor rooms for more outdoor space, or do the opposite where working from home and several generations sharing one address change daily needs.

See the place as it is

This is an existing development, not a promise of a neighbourhood to come. Buyers can examine the actual estate entrance, roads, neighbours, landscaping and construction condition, while checking whether the rights they expect over shared areas match the legal documents.

Security over resort facilities

The verified communal offer centres on controlled access, cameras and a garden rather than an extensive leisure club. That can be entirely appropriate for a family planning to use its own plot, provided it is not mistaken for a resort-style amenity package.

About the project

The first thing to understand about Areeya Como Ladkrabang–Suvarnabhumi is that you are shopping for a house and a land arrangement, not an apartment. It is a gated neighbourhood of two-storey detached homes in Khum Thong, eastern Bangkok, developed under the Areeya Property name. Online directories put the community at 73 units, but a detailed account of its development describes 33 houses in each of two phases, plus seven undeveloped plots. Those figures explain why a simple total can mislead: the number on a project listing does not tell you how many finished houses are currently occupied or available to buy. Phase one was already being promoted in 2015; the later homes were being shown and marketed in 2019. Today's listings concern an established residential neighbourhood and individual existing properties. That shifts the buying decision away from completion promises and towards the ownership, upkeep and condition of a particular house.

Geography deserves more attention here than the airport in the project's name. The entrance is off Khum Thong–Lam Toi Ting Road in Lat Krabang, with an access road leading towards the community's guarded gate. One independent visit described that approach as roughly 250 metres. For someone driving regularly along the eastern side of Bangkok, the location may be workable, especially if their routines involve Lat Krabang, nearby employment areas or airport-related travel. But being in the Suvarnabhumi area is not the same as living beside a rail station or a shopping centre. The major roads offer choices of direction; they do not remove congestion or make peak-hour travel predictable. Travel claims on promotional pages also vary considerably. Rather than building a purchase around an advertised journey time, test the actual weekday route to the places that matter to your household.

Read moreShow less

There are two distinct original house propositions under this one project name. Historical descriptions put first-phase houses at 179 square metres of usable area, on plots starting from 120 square wah. The later phase promotes a 258-square-metre house on plots starting from 100 square wah. A square wah is a Thai land-area unit, separate from the internal floor area expressed in square metres. That distinction matters more here than it does in a conventional apartment comparison. The smaller house can come with more land to landscape or use outdoors; the larger layout is designed around more interior family space. Resale homes will not necessarily match either marketing sheet. Owners may have enclosed a terrace, extended a roof, altered a kitchen or converted a room. A listing that shows different floor-area figures is therefore a starting point for comparing documents and actual construction, not proof of an upgraded or legally approved building.

The glazed space that Areeya calls its Glass House is the most recognisable feature of the advertised design. It creates a visual connection between the main living areas and the private garden, rather than placing every family activity behind solid walls. Some households will want a large dining table there; others may prefer an informal living room or work area. The original house reviews also describe a more enclosed kitchen zone, useful where everyday cooking involves considerable heat, steam and strong aromas. Such flexibility has real value only when the building performs well. Glass orientation, shading, air-conditioning capacity and watertight joints become significant under Bangkok's sun and heavy rain. On a resale viewing, midday comfort, signs of moisture and evidence of maintenance tell you more than the attractive name of the feature. Also establish which partitions, windows and finishes are original and which were added by an owner.

Room counts need a closer look. The developer advertises the 258-square-metre model as a four-bedroom house, while its breakdown names a principal bedroom, two further bedrooms and a separate multipurpose room. An independent walk-through of the floor plan places three bedrooms upstairs and flexible space at ground level. Those descriptions can refer to the same layout without being equivalent for every buyer. A proper fourth bedroom must work as a bedroom: privacy, usable dimensions, ventilation and access to a bathroom all matter. If someone in the family struggles with stairs, the downstairs room could be particularly relevant, but its suitability cannot be established from a brochure alone. The promoted four parking spaces and three bathrooms are features of the larger original model; an individual resale house may have been altered, and an older phase-one home should not automatically inherit every phase-two specification.

The neighbourhood's shared amenities are intentionally modest. Areeya's own materials identify 24-hour security and CCTV, while an on-site review shows a double-gate entrance, visitor controls, greenery, paths and some children's play equipment. Families who spend time in their own gardens may value that arrangement. Buyers expecting a communal pool, gym or elaborate residents' clubhouse should look elsewhere unless a specific facility can be independently demonstrated. The central green area requires a second kind of scrutiny. Published project descriptions disagree on its size, using both two and four rai. More importantly, a developer disclosure published in 2016 stated that the land used for the park was privately owned by the company and carried reserved rights to change or transfer it. This does not establish its legal status in 2026; it does mean prospective owners should not assume permanent community ownership or access without checking current documents.

Pricing has an unusually clear split between promotion and resale evidence. The developer's live project page still displays a starting figure of THB 6.99 million. That number also appears in much older launch-period material, so a webpage's continued existence cannot confirm a house can be reserved today for that amount. DDproperty showed a house advertised at THB 8.2 million in an August 2026 listing, and Hipflat carried asking prices ranging higher. A clearly identifiable resale offer is a firmer basis for comparison than an unverified promotional minimum, though neither figure represents a closed-sale price. It is not a valuation and it is not a concluded sale. A larger plot, extensive renovation, furniture or a different title situation can all make two prices incomparable. A tempting bargain on a portal may also be misfiled under the wrong development; at least one low-priced 2026 listing attached to this project actually describes a different housing estate in its main text. The property address must match before its price belongs in any comparison.

Monthly running costs deserve the same care as the purchase price. A 2019 review quoted a community-service charge of THB 25 per square wah of land per month, and that figure survives in the DDproperty project description. It is historical information, not evidence of the current levy or the absence of unpaid balances. A buyer needs to know who manages the estate now, what maintenance covers, how the gate and common roads are funded, and whether the seller has settled outstanding contributions. Private costs may be more consequential in a detached house: roof and glazing repairs, drainage, electrical work, air conditioning, landscape maintenance and any equipment installed by the owner. Buying an established home allows those things to be inspected before payment, but it does not remove the need for a thorough inspection. A renovated property can conceal defects just as easily as it can solve them.

Foreign buyers face an additional threshold that no glossy floor plan addresses. This is not a registered condominium, so the familiar foreign condominium quota is irrelevant. Thailand generally restricts direct foreign ownership of land, with narrow statutory exceptions and approval conditions. DDproperty's project label of freehold describes a tenure category, not proof that a foreign individual can register a specific land plot in their own name. Ownership of a building and a registered lease over land may be treated separately where the documents and law permit, but neither should be assumed to come with this development. A thirty-year lease and promises of future extensions are not the same as guaranteed ownership for ninety years. Historical disclosures on one portal quote Chanote land-title numbers for certain project plots; the present seller's exact title, any charges and the rights conveyed at transfer still need their own official verification.

Who will enjoy living here? A household that drives, wants a real garden and uses multiple rooms every day has a clearer reason to consider Areeya Como than someone seeking a low-maintenance Bangkok pied-à-terre. A family might value space for a home office and outdoor gatherings; a frequent traveller might see the different picture of organising security, cleaning and garden care while away. Rental adverts show that owners do market houses here, but a handful of asking rents is not a reliable income forecast. Nor is it evidence of how quickly a property will sell if circumstances change. The sensible purchase case rests on the land and building rights that can actually be delivered, a home that stands up to inspection and a location that fits real weekly journeys—not a generic promise that suburban land will appreciate.

Ownership format

These are detached homes on individual land plots, not condominium units. A listing marked freehold does not establish that a foreign individual can take title to the land. Direct foreign land ownership is generally restricted. Any separate building ownership and registered land lease, normally for no more than 30 years at a time, would need to be established for the particular plot and agreement. Extensions are not assured.

Home types & sizes

Phase-one detached house
179 sqm

The first release offered approximately 179 sqm of original indoor space on plots starting at 120 square wah. The appeal may lie in the outdoor area, but room divisions, extensions and the true current floor plan belong to the particular resale house.

Phase-two detached house
258 sqm
3 bathrooms

Areeya's larger original layout combines three upstairs bedrooms with a further flexible room downstairs, a glazed family space, three bathrooms and up to four parking places. The marketed plot starts at 100 square wah; resale modifications must be assessed independently.

These are original design figures, not a guarantee of what any resale home now contains. Bedroom counts can include a flexible ground-floor room, while extensions and larger plots explain why advertised dimensions differ. Verified net internal areas and model-specific current prices were not available. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Location

  • The project is on Khum Thong–Lam Toi Ting Road, Khum Thong subdistrict, Lat Krabang district, Bangkok. Some third-party pages give different small-soi numbers. The developer's own directions are a more dependable starting point for a site visit than choosing one of those inconsistent lane labels.
  • An internal approach leads from the public road to the controlled entrance. Within the community, the precise plot, position relative to the garden and gate, and access along internal streets can affect privacy as much as the broad district name.
  • Luang Phaeng, Suwinthawong and Chalong Krung appear among the routes discussed by project reviewers, with connections towards Bangkok's eastern expressway network. Those connections are relevant for drivers, though commute times should be tested under normal weekday traffic.
  • Suvarnabhumi Airport, retail destinations around Lat Krabang and the Airport Rail Link form the wider area context. They are not doorstep amenities; practical access depends on the chosen route and, for public transport, the transfer from the estate.
  • The map point identifies the neighbourhood rather than any particular house for sale. A seller should provide the individual plot address and directions within the estate; this matters because published location markers and minor access-road names are not entirely consistent.

Best for: Families who will genuinely use a private garden. The original plot sizes create possibilities for play, planting and spending time outdoors that an apartment balcony cannot offer. Any new outbuilding, enclosure or pool still needs the relevant approvals and checks.; Households with a meaningful reason to be in eastern Bangkok. Working around Lat Krabang, visiting the airport frequently or having family and schools on this side of the city can make the road connections useful. An across-town daily commute would require a different calculation.; People who need rooms to serve different purposes at different times. The extra downstairs space and the glazed family area can support home working, guests or a more flexible daily routine, provided the actual floor plan and access work for the people living there.; Buyers who would rather inspect a standing home than purchase from an off-plan promise. A completed neighbourhood lets them examine the estate approach, neighbours, building fabric and security. They still need up-to-date ownership and shared-area documentation.; Owners prepared to maintain a landed property. The space comes with roofs, gardens, drains, glazing and sometimes owner-added equipment. Anyone already comfortable organising upkeep may view those responsibilities as part of the appeal rather than an unwanted burden.; may not suit: Foreign individuals who require direct freehold land ownership without special statutory approval. A detached house on its own parcel is a fundamentally different legal proposition from a condominium unit within a permitted foreign quota.; Anyone expecting a shared swimming pool, fitness centre and hotel-like management services. The documented amenity set is limited, and the garden's present legal status needs to be checked rather than assumed.; Residents relying on an easy walk to a train station, large shopping destination or central-city workplace. Public transport and services may be part of a journey here, but the estate is not a walk-to-everything address.; Yield-focused buyers seeking a dependable rental forecast or quick exit. The presence of asking-price advertisements does not establish occupancy, closed-sale values or how many months a house might remain on the market..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Project directories give 73 units, while the phase-by-phase review details 66 homes and seven additional plots. The current count of completed houses and undeveloped parcels cannot be established without an up-to-date estate plan.
  • Published descriptions differ over the garden's size, citing two and four rai. Historical sale disclosures also reserved powers over the garden land. Its current area, ownership and residents' enforceable access rights have not been established from current documents.
  • The larger original model is described both as a four-bedroom house and as three bedrooms plus a multipurpose room. Actual bedroom usability and the legality of later changes must be established for the individual resale home.
