Why this project is worth a look
A true detached home
The standard plans are large enough to function as family houses rather than enlarged townhomes, with roughly 147–222 sqm across the core model range. Buyers gain private plot space, on-plot parking and more separation from neighbours. The other side of that freedom is responsibility for the roof, exterior, drainage, garden and more of the property's long-term maintenance.
Enough resale choice
There is sufficient live stock to compare several homes instead of negotiating from a single listing. Current advertisements cover the standard mid-sized plans and larger altered or extended houses. That gives a buyer leverage to compare plot position, renovation quality and condition, but it also makes a disciplined like-for-like inspection more important.
Road-led connectivity
Srinagarindra–Rom Klao gives useful access towards Rama IX, Ramkhamhaeng, the motorway and Suvarnabhumi. This can suit a family that drives and values a larger home base. It is less compelling for someone who expects a short walk to rapid transit every morning. The last-mile commute should be tested at the times the household actually travels.
Facilities are observable
The clubhouse environment, pool, fitness facilities and security are operating parts of an established estate rather than future brochure promises. Buyers can inspect what they are really paying to maintain. That is an advantage, provided they also review the current fees, maintenance standard and any work that may be approaching as the estate ages.
Land changes the deal
Foreign-buyer due diligence is materially different from a condo purchase because the property includes land. A listing described as freehold may be perfectly normal for a Thai buyer while still not offering the same direct land ownership to a foreign individual. The title, building rights and proposed structure need legal review before money becomes non-refundable.
About the project
Perfect Place Rama 9 - Krungthepkreetha is a completed detached-house community by Property Perfect on the Srinagarindra–Rom Klao corridor, commonly marketed as New Krungthep Kreetha Road. The name needs careful handling because Property Perfect has several neighbouring developments with almost interchangeable location labels. Perfect Masterpiece Rama 9 - Krungthep Kreetha and Perfect Residence Rama 9 - Krungthep Kreetha are separate projects and should not be folded into this one simply because portals sometimes mix their listings. The project covered here is Perfect Place: the stronger current databases consistently identify 111 homes, two-storey housing and a completed development. In 2026 it behaves as a hybrid market, with a small amount of developer stock still being promoted alongside a much larger resale and rental market.
The housing is aimed at families who need substantially more space than a townhouse but do not need the mansion-scale product found in the nearby Perfect Masterpiece scheme. Current project profiles show four useful reference plans: Vicia S at 147 sqm, Venosa S at 175 sqm, Verbena S at 176 sqm and Veronica S at 222 sqm. They are detached, two-storey homes with three or four bedrooms depending on the model. Resale advertisements sometimes quote 226, 230, 250 sqm or even larger areas. Those figures should not automatically be treated as additional original house types. Owners may have extended a house, agents may use a different measurement convention, or a listing may simply be inaccurate. When an advertised home is materially larger than the standard plan, the registered plan and any approved alterations become part of the purchase decision.

The price picture is unusually useful because buyers can compare two channels. Property Perfect's current location campaign advertises the final ten homes at Perfect Place Rama 9 - Krungthep Kreetha from THB 7.99M to THB 12M. Fresh resale stock in early October 2026 sits differently: a 147 sqm home is advertised at THB 9.15M, 175–176 sqm houses appear around THB 10.99M to THB 13.9M, and 226 sqm examples are around THB 12.9M to THB 15.5M. None of this creates a simple price-per-square-metre ladder. Plot size, internal position, upgrades, furnishing, orientation, maintenance history and seller urgency can outweigh a modest difference in floor area. The cheapest headline price is therefore a screening point, not a valuation.
The location works best for households whose lives already fit eastern Bangkok. The project sits along Srinagarindra–Rom Klao Road in Khlong Song Ton Nun, Lat Krabang, with practical road connections towards Rama IX, Ramkhamhaeng, Motorway 7 and Suvarnabhumi Airport. Property Perfect also markets the wider area around Airport Rail Link access, including Ban Thap Chang and Lat Krabang. Rail connections are relevant, but the day-to-day proposition is still suburban and car-led. A buyer who needs a genuinely walkable rail commute should test the actual door-to-station journey. The words 'Rama 9' in the project name describe the wider access story; they do not make this a central Rama IX apartment-style location.
Shared facilities are one of the reasons to choose an organised estate instead of an independent suburban house. Repeated project sources list a clubhouse-style common area, swimming pool, fitness room, sauna and steam room, landscaped space, controlled entry, CCTV and 24-hour security. That is enough to create a useful family environment without relying entirely on private facilities inside each plot. Yet a mature estate should be judged on current execution, not a launch brochure. During a viewing, look at the pool, club building, internal roads, drainage, landscaping, access gates and security operation. For a resale purchase, ask for the current common fee, any arrears attached to the property and any major planned works that owners may be expected to fund.
The houses themselves need a resale inspection mindset. A completed estate can contain homes that have been owner-occupied, tenanted, renovated, extended or left largely in their original condition. Cosmetic fit-out is only one layer. Roof and drainage performance, moisture marks, exterior walls, electrical systems, water pumps and tanks, air-conditioning, bathrooms, kitchens and any added structures deserve attention. Thai detached houses are often adapted over time with enclosed kitchens, covered parking, service rooms or extensions. An improvement may be genuinely valuable, but it should still make sense structurally and legally. The further the house has moved away from its standard model, the less useful the generic project brochure becomes.
Foreign buyers face a very different ownership question from condominium purchasers. A house in this estate comes with land, and foreign individuals do not ordinarily acquire Thai land in direct freehold. There is a narrow statutory exception for residential land of up to one rai involving at least THB 40M of qualifying investment and approval from the Minister of Interior, but that is not a routine purchasing route. The project does not publish a standard foreign-buyer ownership package. A foreign purchaser therefore needs advice on the exact land title, ownership of the building, any lease structure being proposed and whether the proposed transaction is lawful for that buyer. Nominee-company arrangements should not be treated as a shortcut.
There is a genuine date conflict in the public record. Property Perfect was marketing the location and an earlier house series in 2017, while later official marketing refers to a 2021 Modern Oriental series and the main current portals record 2021 as the completion year. The evidence looks more like an estate developed and refreshed over time than two cleanly separable consumer projects with the same name. For that reason, we use 2021 as the most consistent current completion reference while preserving the 2017 launch history as an uncertainty rather than pretending the two dates say the same thing. A buyer of a specific house can resolve the practical question through that property's construction and transfer documents.
The competitive position is straightforward. Perfect Place gives buyers a detached house, a private plot, family-sized layouts and managed shared amenities at a much lower entry point than the neighbouring mansion schemes. The trade-off is variability. There is no single 2026 specification that describes every resale home in the estate, and advertised areas, condition and renovation quality can differ materially. A THB 9M–10M house with a sensible plot and limited immediate work may offer better value than a more expensive listing with superficial upgrades; the reverse can also be true if deferred maintenance is hidden behind a low asking price. Comparing three or four actual houses on the same inspection and legal checklist is more informative than comparing project averages.
For investors, rental demand should be analysed as family housing rather than reduced to a portal yield number. Active rental listings start around THB 50,000–70,000 per month and rise for larger or more extensively furnished homes, but asking rent is not the same as achieved rent. The relevant questions are who rents this size of house in this corridor, how long comparable homes sit vacant, what garden and property maintenance costs the owner carries, whether the tenant pays the estate fee, and how much turnover work is needed between tenancies. A large house can produce a respectable gross rent while still absorbing meaningful annual capital expenditure. The investment case therefore depends on the exact unit, purchase price and operating plan, not the project name alone.
Ownership format
A normal foreign purchase of a detached house in Thailand does not mean direct freehold ownership of the underlying land. Land rights and ownership of the structure need to be analysed separately. Thai law contains a narrow exception allowing up to one rai of residential land with at least THB 40M of qualifying investment and permission from the Minister of Interior, but this is not the standard route for a house purchase. No project-specific foreign-buyer ownership structure was found for this development, so the land title and the legally available structure for the exact property should be verified before a deposit.
Home types & sizes
The smallest of the main current reference plans. Some resale advertisements quote the same floor area with a different bedroom count, so the actual configuration of the selected house should be checked against its plan.
A mid-sized family plan. Homes around 175 sqm appear regularly on the resale market, although fit-out and room use may have changed from the original design over time.
Almost the same floor area as Venosa S but with a different room programme. It is a good example of why the actual plan matters more than choosing solely by square metres.
The largest core plan in the current project profile. Resales can be advertised at similar or larger areas, but any material increase over the standard figure should be reconciled with registered documents and alteration history.
The current project profile shows the S-series plans at 147, 175, 176 and 222 sqm. Earlier reviews show a different 130–204 sqm model range, while today's resale market includes homes at 226–250 sqm and above. The evidence points to an evolving project and altered individual houses; the selected property's registered plan should take priority over a generic model list.

Location
- The project sits on Srinagarindra–Rom Klao Road, also known as New Krungthep Kreetha Road, in Khlong Song Ton Nun, Lat Krabang, Bangkok 10520.
- Its road network connects towards Rama IX, Ramkhamhaeng, Motorway 7 and Suvarnabhumi Airport.
- Ban Thap Chang and Lat Krabang Airport Rail Link stations form part of the wider transport catchment, but the estate is not a walk-out-to-station development.
- Coordinates 13.754564, 100.711544 recur in independent project mapping; the map radius is intentionally wider because older sources disagree on the Saphan Sung/Lat Krabang administrative label.

Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- The timeline is inconsistent: the project and its earlier house range were being marketed from 2017, while the main current databases record completion in 2021. we use 2021 as the most consistent current reference; the construction year of the selected house should be taken from its own documents.
- Older project reviews label the point as Saphan Sung, while current listings and project databases place it in Khlong Song Ton Nun, Lat Krabang. The physical coordinates are stable, but the administrative wording on the selected title should be checked.
- No single current public document was found confirming the estate fee, the land-title type for all plots, or a project-specific foreign-buyer ownership structure. All three need unit-level verification.
