Why this project is worth a look
A real resale estate
Developer sales are long finished, so the quality of a deal now sits at house level. Two properties in the same project can differ sharply in renovation, extensions, building systems and paperwork; the estate name is only the starting point.
Proper family-sized homes
Original layouts span roughly 175–311 sqm and were largely built around three or four bedrooms on plots starting around 80 square wah. That offers far more private space than an airport-area condominium, but it also places more maintenance and repair responsibility on the owner.
An airport-side location
The address works best for people whose routines revolve around Lat Krabang, Suvarnabhumi and Bangkok's eastern road network. Rail access exists in the wider district, yet the project itself should still be evaluated as a car-led residential choice.
Documents matter more now
A mature resale house needs title, registered building area, encumbrances and later extensions checked property by property. Foreign buyers also have to solve the land-ownership issue before committing funds, not after they have negotiated the house price.
About the project
Supalai Suvarnabhumi is a mature estate of two-storey detached houses on Lat Krabang Road rather than a new developer launch. The entrance is around Soi Lat Krabang 1ก/14, on the On Nut–Lat Krabang corridor. That distinction matters. A buyer is not choosing between developer packages or construction-stage payment plans anymore; the decision is about a particular resale house, its condition, title documents, alterations and position inside an established neighbourhood.
The original estate occupies 81 rai, 2 ngan and 12 square wah. Historical project profiles put individual plots at roughly 80–159 square wah and original usable areas at about 175–311 sqm. The core product was a substantial family house: mostly three or four bedrooms, three bathrooms and two parking spaces. Resale stock can look quite different today. Extensions, extra bedrooms, larger parking areas and internal alterations appear in current listings, so an old floor plan should be treated as a reference point rather than proof of the present building area.

There is a genuine data conflict over the number of homes. Supalai's own 2020 corporate table lists 243 units for Supalai Suvarnabhumi – Ladkrabang and shows all 243 as sold. DDproperty, PropertyHub and PropertyScout each report 249. The registry entry therefore uses 243, because it comes from the primary source, while keeping the competing figure visible as an unresolved discrepancy. For an actual purchase, the land title, plot boundaries and registered structures of the selected property matter more than the marketing-level estate count.
The communal concept is that of a sizeable family estate: clubhouse, swimming pool, fitness facilities, landscaped green space, children's play area, security and CCTV. Older project material also describes underground power lines and a double-gated security arrangement. Those are useful clues to how the development was planned, but they are not a substitute for inspecting today's operation. On a resale viewing, it is worth checking which facilities remain active, how well common areas are maintained and what the owner currently pays toward them.
The location makes the most sense for eastern Bangkok. Lat Krabang Road connects the estate with the On Nut corridor, Suvarnabhumi and major east-side routes, while Lat Krabang station on the airport rail line provides a public-transport option in the broader area. This is still a car-oriented housing choice. It is more compelling for households tied to the airport, Lat Krabang, east-Bangkok employment areas or motorway access than for someone who expects a walk-to-metro urban lifestyle.
As of 7 October 2026, the lowest current asking-price anchor we found is THB 6.5M. That listing is for an 80-square-wah plot with a two-storey house, five bedrooms and four bathrooms, already showing how far individual resales can diverge from the original standard plans. Other asking prices in the project are materially higher. Plot size, street position, renovation quality, additions, furniture, maintenance history and seller motivation can all create a wide gap between two houses carrying the same project name.
Both sale and rental listings remain visible for Supalai Suvarnabhumi, which suggests an active secondary market rather than an estate that disappeared after the developer sold out. That should not be turned into a rental-yield claim: public listings show asking supply, not signed leases, occupancy or net returns. An investment-minded buyer still has to underwrite the individual house — bedroom count, furnishing condition, parking, likely repair costs and the purchase price after those costs are allowed for. An owner-occupier may reach a different conclusion because land and internal space can matter more than the age of the building when the household genuinely needs eastern Bangkok. In either case, comparing several houses within this project first gives a cleaner benchmark before moving on to neighbouring estates; otherwise renovation quality and plot size can be mistaken for a project-level price difference.
The estate's age is not automatically a negative. A buyer can see the real streets, landscaping, neighbouring houses and how the community has actually matured instead of relying on renders. But an older detached house needs a more physical form of due diligence than a new unit: roof and waterproofing, drainage, electrical systems, plumbing, air-conditioning, exterior finishes, signs of flooding or leaks, gates and parking structures. Any extension should also be checked against the registered documents rather than assumed to be formally approved because it has existed for years.
Foreign buyers have an additional layer to resolve because the asset includes land. Listings may describe the houses as freehold, but that does not override Thailand's general restrictions on foreign land ownership. Before paying a deposit, a foreign buyer should identify the registered landowner, inspect the title and encumbrances, and establish a lawful structure that fits the actual transaction. A registered long-term lease can be relevant in some cases; nominee ownership through Thai participants should not be treated as a shortcut.
The practical way to read Supalai Suvarnabhumi is therefore as an established family-home resale market, not a packaged investment scheme. There is no current developer payment schedule or uniform new-build specification to rely on, and there is no project-wide rental-return promise that should drive the decision. It can suit a household that wants land, generous internal space and access to Bangkok's airport side. It is a weaker fit for a foreign buyer seeking simple direct land ownership, fresh developer warranties or a fully hands-off investment.
Ownership format
Project listings commonly describe the houses as freehold, but that label does not give a foreign buyer a general right to own Thai land directly. Foreign land ownership is normally prohibited except for narrow statutory exceptions. For any specific resale, the land title, seller's rights and a legally valid buyer structure must be checked; one possible lawful route can be a registered land lease of up to 30 years combined with separately documented rights to the building.

This is not a complete catalogue of every historical design. Archived sources disagree on the number of original house types, while today's resale stock includes extended and altered homes. The six cards above are the original layouts for which the published specifications are clear; any selected property should be checked against its own plan, measured area and alteration documents. We show the lowest of the prices the brokerage boards publish: their figures for the same unit differ by a few per cent, and none of them is the developer’s price list. For a resale unit, confirm the current price, availability and payment terms with its seller or authorised representative before payment.

Disputed and unknown information

- Supalai's corporate table states 243 homes, while DDproperty, PropertyHub and PropertyScout report 249. The main registry field uses 243 because it comes from the primary source.
- PropertyHub and PropertyScout give 2007 as the completion year; Supalai's corporate table separately lists 2005 as the opening year and a company history places the launch in 2006. These may refer to different project stages, but we did not find a standalone completion document for the entire estate.
- Platforms label resale houses as freehold, but the project-specific ownership structure for a foreign buyer is not confirmed. Thailand's restrictions on direct foreign land ownership still apply, so the title and lawful transaction structure must be checked for the selected property.
