Why this project is worth a look
Choose how rooms work
IVY supplies four bedrooms in the smallest design, including one downstairs. ASTER provides a larger footprint but uses its extra flexibility for a multipurpose room, while MUGUET has four bedrooms and four bathrooms. The best plan depends on the household: an older relative, two adults working from home and a family with four separate bedroom needs will not necessarily make the same choice.
A genuine house routine
Residents have their own plot and parking rather than relying on lifts and an apartment corridor. That means freedom to use outdoor space, but also direct responsibility for the building envelope, garden, drainage and many repairs. This is a better fit for someone who wants the life of a house than someone seeking a low-maintenance lock-up-and-leave apartment.
Amenities without private upkeep
Shared pools, a fitness room, landscaped grounds and space to work offer several activities within the estate. The benefit is not simply the facilities themselves, but the possibility of using them regularly without organising a trip across Bangkok. The trade-off is shared access, ongoing contributions and the need to establish how well each facility is maintained today.
An eastern Bangkok base
The location can work well if school, work or family commitments are in Lat Krabang or neighbouring eastern districts. It is a much less obvious choice for anyone expecting a quick walk to the train and a short daily ride into central Bangkok. Road journeys are a present-day requirement; the eastern Orange Line is still a future option.
Compare actual finished homes
Resale listings create the opportunity to judge houses as they are, rather than relying solely on an original developer plan. Furnishings, plot orientation and maintenance history can be assessed before making an offer. The other side of that flexibility is that the lowest advertised price is not a verified measure of condition, included assets or the rights that the seller can transfer.
About the project
Saransiri Ramkhamhaeng is a residential estate of detached, two-storey houses in Lat Krabang, on Bangkok’s eastern side. It is not a condominium and it should not be mistaken for a collection of private-pool villas. Each home sits on its own plot and has provision for two cars, while residents share a clubhouse, pools and landscaped outdoor areas. Sansiri’s published scheme contains 116 homes. That creates a recognisable neighbourhood rather than a single building with a reception desk. The appeal is straightforward: a family can spread into separate rooms, have a private outdoor area and still make use of amenities that would be expensive or impractical to install at home. The responsibilities of looking after an individual house come with that extra freedom.
The name needs a little geographical unpacking. Although Ramkhamhaeng appears prominently on the sign, the estate is on Kheha Rom Klao Road in Khlong Song Ton Nun, Lat Krabang. This is not an address near the university campus or a central Bangkok train stop. Residents are more likely to build their routines around the Rom Klao and Rat Phatthana road network, eastern neighbourhood schools and connections towards the outer ring road. It is worth treating a convenient street address and a convenient commute as separate questions. A short distance to a supermarket does not by itself make a car-free lifestyle comfortable, particularly when the family’s main journeys happen during the morning and evening rush.

The project’s original housing range is unusually easy to distinguish once the plans are read properly. There are three named designs: IVY at 158 square metres, ASTER at 184 square metres and MUGUET at 204 square metres. Sansiri gives plot sizes of roughly 50–120 square wah and two parking spaces per home. A square wah is a Thai land-area unit often used in listings; it describes the plot, not the usable floor area of the building. Buyers comparing advertisements need both measurements. An estate house with more interior space can still leave less useable garden than another home with a smaller floor plan, while corner positions, neighbouring walls and the direction of the afternoon sun will all change how the same design feels.
IVY may be the most interesting starting point for someone who needs more rooms rather than a grand entrance. It includes four bedrooms and three bathrooms within 158 square metres. A ground-floor bedroom creates options for an older family member, a frequent visitor or someone who would prefer not to climb stairs every day. ASTER, by contrast, offers three bedrooms, three bathrooms and a separate multipurpose room over 184 square metres. It has more room overall but should not automatically be considered a four-bedroom home. MUGUET provides four bedrooms and four bathrooms across 204 square metres. The right choice depends on whether the household values an extra enclosed bedroom, a quiet home office or more generous circulation and private bathroom space.
The architecture adopts the Modern Farmhouse vocabulary: pitched roofs, large divided-pane windows and sheltered-looking entrances. Those details are more than a cosmetic theme in some of the published plans. Launch-era walkthroughs describe window bays that can function as sitting or reading corners, as well as different treatments of outdoor space. ASTER has an open balcony, whereas MUGUET is described with an enclosed balcony behind sliding glazing. For a home in Bangkok, the practical test is how the design behaves in heat and heavy rain. Buyers should look at shading, drainage, air circulation and the condition of doors and seals in the actual house. A lovely window seat can be useful all year, or it can become a hot spot every afternoon.
Shared facilities provide a second layer of living space without occupying the private plot. Sansiri lists a salt-system swimming pool, a separate children’s pool, fitness room, children’s play area, garden and coworking space. A detailed launch review also describes a two-storey clubhouse and walking routes through the grounds. For households with young children, an easy trip to a playground can be a genuine daily convenience. For people working remotely, somewhere to sit outside the house may be welcome. The facilities are still communal: access rules, busy periods, maintenance and the behaviour of other residents matter. Published amenities tell you what was provided, not exactly how busy the pool will be on a Sunday or how a coworking room is managed today.
Costs deserve more scrutiny than the brochure’s list of amenities. Two sources present a figure of THB 56 for common-area charges, but they disagree about the unit to which it applies. A 2022 property review describes 56 baht per square wah of land per month; a major listing platform states 56 baht per square metre of house floor area. Those are not interchangeable bases for calculation. Until a current invoice for the particular plot is available, neither produces a safe monthly ownership budget. Even a confirmed estate fee would be only one part of it. A detached house needs its own air-conditioning servicing, roof and exterior upkeep, garden attention, water and electricity, along with any special estate charges or insurance the household chooses to carry.
The controlled entrance, cameras and round-the-clock guards are part of the estate proposition. Sansiri also advertises its LIV-24 monitoring system, while launch-period reporting describes access-card arrangements and internal roads designed to accommodate two-way traffic. These features can help organise access without removing the need to assess security personally. A resident will also experience the gate when friends arrive, deliveries turn up or several cars queue after school. Internal parking depends on the width and configuration of the particular driveway, not simply on a brochure icon promising two spaces. A viewing during a busy part of the day can reveal very different details from a quiet appointment with a sales representative.
The advertised location gives some useful anchors. Sansiri’s own project map puts Big C Food Place Kheha Rom Klao at about 2.2 kilometres and Ruamrudee International School at around 5.2 kilometres. Its outer-ring-road reference is approximately 7.3 kilometres away. These are map distances, not travel-time guarantees. For parents, school-drop-off time, road crossings and the route towards the workplace may outweigh the distance to a shopping centre. Families relying on public transport should also look closely at the first and last part of a journey: the practical way from the front gate to a railway station can determine whether that transport option gets used at all.
The Orange Line is relevant but not yet an everyday transport benefit. Sansiri’s location information places the planned Rat Phatthana station roughly five kilometres from the estate. As of October 2026, the eastern section of the MRT Orange Line is not carrying passengers. The operator and recent reporting point to commercial opening in early 2028, subject to the programme progressing as planned. There may eventually be a useful additional way into the city, although residents will still need to reach the station from home. It would be misleading to price this property as if an operating station were already on the doorstep, and equally misleading to assume a planned launch date cannot change.
Completion dates require similar care. On FazWaz and DDproperty the overall development is recorded as completed in December 2025. PropertyHub gives 2023 instead. The estate was already being reviewed during its launch in 2022, when example houses existed, so these dates could refer to different stages. Publicly accessible documents do not conclusively reconcile them. The register therefore follows the 2025 date appearing in the larger detailed project profiles, without treating it as the construction or handover date of every individual house. Someone buying a finished property should give more weight to the actual inspection, building records, roof condition and handover documentation than to a single estate-wide date copied across listing websites.
The asking prices now belong to an active market in individual properties. Listings checked on 10 October 2026 show an entry point of about THB 7.5 million, while Sansiri’s project page advertises a starting figure of THB 7.99 million. These numbers describe different offers, and neither guarantees that a particular home is still available on the advertised terms. Resale properties may be furnished, modified, lived in or offered by an owner with very different priorities from the developer. A smaller house in a favoured position can command a different price from one with a larger nominal floor area. Current comparables are useful, but only after land size, condition, inclusions and legal title have been aligned.
For a non-Thai buyer, ownership is the question that can change the whole transaction. Thailand generally does not allow a foreign individual to own residential land outright, subject to narrowly defined statutory exceptions. A house structure may be capable of separate ownership, and a registered land lease may form part of a lawful arrangement. Standard registered land leases are generally limited to 30 years; further periods require their own legal basis and should never be treated as automatic or guaranteed. No public document reviewed establishes the exact route offered to foreign purchasers of a Saransiri Ramkhamhaeng plot. A listing that calls a house “freehold” may accurately describe the Thai owner’s title without saying what rights an overseas purchaser could register.
The title and contract matter particularly when buying an existing house. It should be clear who owns the plot, whether there is a mortgage or another registered encumbrance, which items are included in the sale, whether estate charges have been paid, and what rights the buyer receives in relation to the common areas. Advertising measurements are not always consistent either: some four-bedroom listings use a 150-square-metre figure while the original IVY design is published at 158 square metres. There may be a legitimate measurement convention or simply a listing error; it is not something to resolve by guesswork. Drawings, ownership documents and a physical viewing need to describe the same property before money becomes non-refundable.
Saransiri Ramkhamhaeng makes the most sense when the family’s routine already fits eastern Bangkok. It offers a clear choice among three house designs, a defined community and outdoor and leisure facilities beyond the home itself. Those qualities are unlikely to compensate for an exhausting daily journey, an unsuitable ownership structure or running costs that are materially higher than expected. For an owner-occupier, the strongest case is a house that functions well during an ordinary working week. Visit the estate in daylight, see the individual plot and, if possible, return when residents are coming home. That experience is more informative than treating a gated estate as a generic investment product.
Home types & sizes
The smallest standard layout still includes four bedrooms and places one of them on the ground floor. That flexibility may matter more than the total floor area to a family caring for an older relative, hosting frequent guests or needing a study away from upstairs bedrooms. It offers a practical way to separate domestic activity from sleeping areas without moving to a larger property.
ASTER trades a formal fourth bedroom for a separate multipurpose room, alongside three bedrooms and three bathrooms. The open balcony and taller principal-bedroom volume give it a different feeling from IVY. For remote work or a dedicated hobby room, that may be the better arrangement; for four people who each need a private bedroom, a larger area figure alone does not solve the problem.
The largest standard type provides four bedrooms, four bathrooms and a multipurpose room. Its enclosed balcony, described in launch-period walkthroughs, offers a more sheltered space than ASTER’s outdoor terrace. The trade-off is the extra area to cool, clean and maintain. Buyers should compare the placement of bathrooms, storage and utility areas rather than assume the most expensive floor plan will automatically be the most comfortable.
These are the published house designs, not a live stock list. Plot sizes, alterations by owners and floor areas stated in individual resale advertisements may differ. Current asking prices cannot be reliably assigned to each original house model. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: Families who want individual bedrooms, some private outdoor space and room for two cars. The ground-floor bedroom in IVY is particularly relevant where an older relative, frequent visitor or household member who avoids stairs needs a practical room.; People with school, work or family commitments on Bangkok’s eastern side who are already comfortable with daily road travel. For them, the location of the school and the road approach may count for more than a promised future train connection.; Buyers who prefer to inspect a completed property and compare actual plots, adaptations and maintenance records. The active resale market makes that possible, but only if the advertised house is matched to the correct legal and physical documents.; may not suit: Households expecting to live without a car and use an operating metro station as their main commute. The Orange Line’s eastern section is still awaiting passenger service as of October 2026.; Foreign buyers who require unconditional direct title to the land in their own names. This is not a condominium with a 49% foreign freehold quota, and the development’s foreign-purchaser arrangement has not been established.; Buyers seeking a private swimming pool, hands-off building maintenance or a promised rental return. The project pool is communal, and no property-specific rental-management contract or guaranteed yield has been verified..

- FazWaz and DDproperty list completion in December 2025, while PropertyHub gives 2023. The construction and handover date of any particular resale house cannot be established from those project profiles.
- Published common-area charges use conflicting calculation bases: THB 56 per square wah of land per month in a 2022 project review versus THB 56 per square metre of house floor area on FazWaz. The current charge for a selected property remains unverified.
- No verified public project documentation establishes a foreign buyer’s land-rights structure, the title of a specific plot or the terms of any land lease. “Freehold” in an advertisement does not establish that a foreign individual can take title to the land.
