The 162-house count and 41-rai site are supported by both Sammakorn's project page and the Department of Lands allocation record. That gives the buyer a firmer basis for understanding density and project identity than a portal profile alone. It also helps distinguish this estate from similarly named Sammakorn projects in other Bangkok locations.

Four real choices

The jump from 145 sqm to 366 sqm changes how the houses function, not just how they look. Sincere is a three-bedroom family house; Merely and Lively add work, service and larger flexible areas, while parking rises to three or four cars. The right plan depends on household size and daily use, not on choosing the biggest floor area available.

Eastern Bangkok fit

ANAPANA works best when the household's geography already points east: Suvarnabhumi, Lat Krabang, KMITL, nearby employment zones and motorway access. It is less compelling for a car-free inner-city routine. A peak-hour test drive from the exact plot to the buyer's workplace is more useful than a marketing claim that a motorway or station is a certain number of minutes away.

Something to inspect

This is no longer a proposition based only on renderings. Shared facilities have opened, specialist databases identify 2024 as the completion year, and resale homes are on the market. A buyer can inspect drainage, road condition, planting, clubhouse use and the relationship between the selected plot and the main road before making a decision.

Two buying channels

Developer stock and resale supply now overlap. That can be useful for negotiation because a buyer can compare a new plot with an already fitted house, but the comparison must be made on total cost and condition. Transfer-fee arrangements, furniture, air-conditioning, defects, warranty coverage and outstanding common charges can easily outweigh a small difference in headline price.

About the project

ANAPANA LAD KRABANG is a gated community of two-storey detached houses on Luang Phaeng Road in Thap Yao, eastern Bangkok, developed by Sammakorn Public Company Limited. Sammakorn's current project page gives a site area of 41 rai 0 ngan 96 square wah and 162 residences. The same 162 detached houses and the same land area appear in the Department of Lands' January 2023 land-allocation licence record. That matters more than the lifestyle language around the launch: the buyer can identify one defined project, its approved scale and its developer without relying on an agent's description.

The location is built around road access and the Suvarnabhumi-Lat Krabang employment corridor rather than central-Bangkok transit convenience. The project sits directly on Luang Phaeng Road next to the Lat Krabang branch of Lotus's, which Sammakorn places roughly 100 metres away. Lat Krabang Hospital is listed at about 1 km, King Mongkut's Institute of Technology Ladkrabang at about 2 km, Airport Rail Link Lat Krabang at 6.1 km and Suvarnabhumi Airport at 7 km. For households working around the airport, Lat Krabang or the eastern industrial belt, that can be a practical address. For someone commuting daily into the inner city without a car, it is a different proposition.

There are four principal house designs, ranging from 145 to 366 sqm. Sincere is the entry layout with three bedrooms and two parking spaces. Sense, Merely and Lively step up to four bedrooms, with parking capacity increasing with the house size. Independent project reviews document a roughly six-metre double-volume living area from the Sense plan upward. Merely adds a study, a flexible room and a maid's room; Lively is the largest plan and adds a large flexible area with a balcony, a maid's room and four parking spaces. The useful decision is therefore not simply 'small or large'. It is whether the household will use the extra work, service and parking spaces enough to justify the larger plot and higher carrying cost.

The shared facilities are more substantial than a basic guarded subdivision. Sammakorn currently lists a swimming pool, park, playground and co-working area. A Kasikornbank project profile and specialist reviews also confirm a clubhouse, gym, 24-hour security and CCTV, while launch coverage described a central green area of more than two rai. On a 41-rai site, the exact plot can still change the experience considerably. A house close to Luang Phaeng Road may trade convenience for more road exposure; one beside the clubhouse may be convenient for children but less private at busy times. Those are plot-level questions, not project-level labels.

There is now both developer stock and a secondary market. Sammakorn's current project page advertises new homes from about THB 7.99M, with a published project range of roughly THB 7.99M to 12M. DDproperty carried resale houses in August 2026 at around THB 7.5M to 7.9M at the lower end. A cheaper resale listing is not automatically the better deal: it may include air-conditioning, built-ins or other improvements, but it also comes with its own condition, transfer-cost allocation and maintenance history. Conversely, a developer promotion may reduce the effective price for a specific plot but should not be treated as a permanent project-wide value.

Foreign-buyer structuring is the main legal issue here. This is a landed-house project, not a condominium, so the transaction is tied to a plot of land. Thailand's government information portal states that foreign land ownership is generally restricted, with a narrow residential exception requiring at least THB 40M of qualifying investment and approval from the Minister of Interior. We found no published foreign-buyer ownership structure specific to ANAPANA LAD KRABANG. A foreign buyer therefore needs the contract to separate clearly the rights over the land from the ownership or rights over the building. A nominee-company arrangement should not be treated as a routine substitute for a lawful structure.

Open sources are not perfectly aligned on completion. Tooktee and ZmyHome list 2024 as the completion year, and 2026 resale listings show completed, occupied-style houses in the project. Sammakorn is still marketing remaining homes, but its current project page does not publish a separate project-wide completion date. The practical reading is a completed residential community with continuing sales rather than an early-stage development where the buyer is waiting for the whole estate to be built. The handover date, warranty position and physical condition still need to be checked for the exact house being purchased.

One data conflict is worth keeping visible. Sammakorn's project page and the Department of Lands land-allocation record both state 162 houses, while a Sammakorn shareholder-meeting document published in 2026, discussing 2024 operations, refers to 152 units. We use 162 as the primary figure because it is supported by both the project-specific developer page and the government allocation record. Anyone modelling density or remaining stock should nevertheless know that a different number exists in a corporate document rather than assuming every published figure is internally consistent.

Sincere — 3 bedrooms
145 sqm; land from 50 sq.wah

The smallest house type in the estate: two storeys, three bedrooms, a flexible room and two parking spaces. It suits a household that wants a detached home and its own plot without moving into the 200–300 sqm range. An early detailed review lists roughly 2.60 m ceilings downstairs and 3.00 m upstairs; the double-volume living space documented in the larger plans is not part of this layout.

Sense — 4 bedrooms
227 sqm; land from 56 sq.wah
4 bathrooms

The first four-bedroom plan and the first one documented with a roughly six-metre double-volume living area. It has four bathrooms, a flexible zone and two full parking spaces plus an additional small-car position. It is a substantial step up from Sincere in volume without yet adding the dedicated maid's room found in the larger layouts.

Merely — 4 bedrooms
312 sqm; land from 68 sq.wah
4 bathrooms

A large family layout with four bedrooms, a study, an additional flexible zone, a maid's room and three parking spaces. Reviews also document a roughly six-metre double-volume living room. The extra floor area is most useful when the study and service zone are genuinely needed; otherwise the buyer is paying for space that may see limited daily use while still increasing acquisition and maintenance costs.

Lively — 4 bedrooms
366 sqm; land from 76 sq.wah
4 bathrooms

The largest of the four core layouts, with four bedrooms, a large flexible area and balcony, a maid's room and four parking spaces. At 366 sqm it is aimed at a large household or one that needs family, work and service areas at the same time. Plot selection matters here: compare the remaining usable garden area and neighbour exposure, not only the house size on the brochure.

Sammakorn currently gives an overall plot range of about 50–103 sq.wah, while specialist launch-era reviews list base plot sizes of 50, 56, 68 and 76 sq.wah for the four designs. The actual land area therefore depends on the selected plot rather than the house type alone. Current public pricing is not broken down by design, so launch-era type-by-type prices are not presented here as current offers.
