RADA and RADAPAT already provide four bedrooms, five bathrooms and four parking spaces, while RADATHON moves to five bedrooms and six bathrooms. Detailed launch material also shows staff accommodation and more than one living area. That makes the houses credible for multigenerational households, frequent guests or owners who need a proper home office without sacrificing family rooms. The trade-off is equally real: a house of this scale costs more to cool, clean, landscape and maintain than a compact city home. Buyers should therefore compare expected running costs and staffing needs alongside the purchase price, not treat square metres as a free benefit.

A 72-home estate

Seventy-two houses is a relatively contained scale for a Bangkok gated community. The published master-plan material breaks the residential area into short internal streets rather than one continuous high-traffic spine, and reviews show small clusters of neighbours on individual lanes. That does not automatically guarantee silence or privacy, but it gives buyers a manageable estate layout to evaluate. Plot position will matter. A home near the clubhouse is convenient for the pool, gym and visitors; a deeper plot may see less passing movement. Instead of selecting only by house type, compare the exact street position, neighbouring elevations and turning movements around the plot.

Useful shared facilities

The common areas cover activities a resident can realistically use: fitness, co-working, lounge space, a swimming pool long enough for exercise, a separate children’s pool, garden, jogging route and playground. The clubhouse sits toward the entrance, and the residential streets are behind a second access control. That arrangement is more meaningful than simply counting amenities because visitors can be managed before entering the private part of the estate. As with any project that has moved through several sales phases, the buyer should verify what is operating today, what has been formally handed over and which fixtures or services are actually included in the current management budget.

Western Bangkok connectivity

The location works best when the household already has a western-Bangkok routine. Ekkachai connects toward Kanchanaphisek, Rama II and Phetkasem, while the developer quotes Central Rama II at 5.2 km and Lertlah School’s Kanchanaphisek campus at 5 km. For a family with work, school or relatives in those corridors, that can be more useful than being geographically closer to central Bangkok. It is not, however, a transit-led address. If daily trips run to Sukhumvit, Silom or other central districts, buyers should drive those routes at the hours they actually travel. The right comparison is door-to-door time, not a straight-line distance.

Handovers have begun

Central Pattana’s corporate data records transfers starting in 2024, and the official project page still provides an active sales and registration route. That means a buyer can inspect a real estate environment rather than rely only on launch renders. The limitation is that public sources disagree on the label for overall completion: a 2026 profile still says the project is under construction, ThinkOfLiving points to 2027, while PropertyHub calls it completed in 2024. The sensible due-diligence question is therefore house-specific: is this plot complete and transferable, which common areas are fully operating, and what construction activity will remain after the buyer takes possession?

Baan Nirada Ekkachai-Wongwaen is a 72-home detached-house development on Ekkachai–Bang Bon Road in western Bangkok. It is a distinct Baan Nirada project rather than another spelling for the Rama 2 or Utthayan–Aksa estates: it has its own site, three house designs and a separate launch record. Central Pattana’s corporate residential schedule places the project in its low-rise portfolio, with a 2024 launch, transfers beginning in 2024, a THB 1.63 billion project value and 72 homes. The transfer date needs context. It shows that handovers had started; it does not establish that every road, house and common area was fully finished in that year. A Home.co profile updated in February 2026 still describes the project as under construction, while ThinkOfLiving publishes 2027 as the expected completion year. For a buyer, the useful conclusion is therefore practical rather than semantic: treat readiness on a house-by-house basis and ask for the current handover status of the exact plot you are considering.

The product is unusually large by mainstream Bangkok suburban-estate standards. There are three two-storey designs: RADA at 370 sqm, RADAPAT at 416 sqm and RADATHON at 500 sqm. The first two have four bedrooms and five bathrooms; the largest has five bedrooms and six bathrooms. All three are published with parking for four cars. The current project profile lists plot sizes starting around 102 sq wah for RADA, 112 sq wah for RADAPAT and 121 sq wah for RADATHON. Those numbers matter because this is not a house where a buyer is merely trading an apartment for a little more space. The layouts are aimed at households that can genuinely use several bedrooms, multiple living areas, staff accommodation and substantial parking. Older detailed reviews also show a maid’s room and two living zones. Even within one house type, however, plot shape, orientation, road position and neighbour relationships can change the experience significantly, so the master-plan position of the selected home deserves as much attention as the headline floor area.

The shared facilities are concentrated around a clubhouse and landscaped outdoor space. Published specifications include a lobby and private meeting room, lounge, co-working room, fitness room, a 25-by-5-metre saltwater swimming pool, a separate children’s pool, playground, jogging route and an English-style garden of about one rai. In a 72-home estate, that is a more useful reference point than a long amenity checklist: the common areas are sized around residents rather than a public-facing retail component. The security layout is also part of the project’s physical planning. Detailed material shows a double-gate arrangement, licence-plate recognition for resident vehicles, a visitor-management system, CCTV and 24-hour security. The current profile additionally mentions magnetic and shock sensors inside the homes. A buyer should still request the current handover specification for the exact house. Equipment displayed in 2024 launch material should not be assumed to be contractually included in every 2026 sale without checking the schedule of finishes and systems.

This is fundamentally a driving location. The estate fronts Ekkachai–Bang Bon Road, with the official project page highlighting links to Bangkok’s Western Outer Ring Road, Rama II Road and Phetkasem Road. That network can make sense for households whose routines are already in Bang Bon, Bang Khae, the Rama II corridor or along Kanchanaphisek. Central Rama II is quoted at 5.2 km by the developer, The Explace Mall at 6.8 km and Lertlah School’s Kanchanaphisek campus at 5 km. Independent project directories add more schools, hospitals and shopping destinations across western Bangkok, but those lists should not obscure the real decision. This is not a rail-oriented central-Bangkok address and it is not a strong fit for someone trying to live car-free. A family considering the estate should test its actual morning and evening journeys — school, office, relatives, airport or business premises — because a few kilometres on a map can feel very different at peak traffic times.

Pricing also needs to be read by date. Launch-period reviews in early 2024 showed higher starting bands for the individual house types. A Home.co profile updated on 17 February 2026 now shows a project starting price of THB 19.5 million. We use that newer figure only as a lower public market anchor, not as a promise that a specific RADA, RADAPAT or RADATHON can be bought at that number. In a landed project, plot size, corner position, orientation, remaining developer inventory and resale status can create large differences between homes. Central Pattana’s project page is still live and accepts registrations, but we did not find a public unit-by-unit inventory identifying which houses remain with the developer and at what terms. Before comparing prices, the buyer should establish who is selling each house and whether it is an untransferred developer unit, a completed developer-held home or a resale. The documents, taxes, payment timetable and bargaining context can differ materially.

For a foreign buyer, land ownership is the first legal filter. Baan Nirada is a landed detached-house estate, not a condominium where a foreign freehold quota can apply. Thai law does not offer foreign individuals an ordinary route to hold residential land directly in their own name; narrow statutory exceptions exist but require specific conditions and approvals. We found no public Baan Nirada material confirming a special foreign-purchaser land structure, and no public confirmation of the title type for the individual plots. It would therefore be misleading to describe the house-and-land package as foreign freehold or to assume a specific to the project lease term. If a seller proposes ownership of the building together with a registered lease of the land, the actual lease, renewal wording, succession rights, resale mechanics and treatment of the building need document-level review for that house. A nominee Thai-company structure should not be treated as a routine workaround for the land restriction.

The smallest of the three designs is still a large family house. The current profile shows a plot starting at 102 sq wah and parking for four cars, while detailed launch material adds two living areas and a separate staff room. RADA suits a household that genuinely needs four bedrooms but does not need the 500 sqm footprint of the largest plan. For a specific RADA, the decisive details are the actual plot size, street position, completion condition and handover specification; the published minimum plot should not be read as the size of every home currently available.

RADAPAT keeps the four-bedroom, five-bathroom programme but expands usable area to 416 sqm. The current directory shows plots starting at 112 sq wah and four-car parking. The extra space over RADA is most relevant to buyers who want larger shared rooms, a substantial office or more separation for an older generation rather than simply another bedroom. Do not infer today’s price premium from the 2024 launch list: the actual difference now depends on which plots remain, their land area, completion condition and whether the seller is the developer or a resale owner.

RADATHON — 5 bedrooms

6 bathrooms

The largest design reaches 500 sqm, with five bedrooms, six bathrooms and four parking spaces. The 2026 profile states a plot starting at 121 sq wah; an older launch review used 120 sq wah, so only the registered and contractual plot area of the selected house should be relied on. RADATHON makes sense for a genuinely large living programme — multiple generations, frequent guests, work-from-home space and staff accommodation. If the household does not need those functions, the additional 84–130 sqm over the smaller designs becomes extra space to cool, furnish and maintain rather than an automatic benefit.

All three are two-storey detached houses. Usable areas, room counts and parking are cross-checked across multiple project directories; published minimum plot sizes describe the house type, not every home currently available. Launch-period model prices from 2024 are deliberately not carried into these cards because current unit-level inventory and pricing are not public.
