This is now a mature resale estate, so the houses should not be treated as identical units. The original project profile refers to about 240 sq m of usable area, while a current PropertyHub listing advertises 300 sq m on a 100-square-wah plot. A bank-linked resale feed shows a corner property of about 250 sq m on 139.8 square wah, and other listings include four-bedroom remodelled houses. Those variations are plausible in an older low-rise community where owners may extend, renovate or measure improvements differently. Due diligence therefore has to work house by house: verify the actual floor plan, permitted additions, plot boundaries and condition instead of assuming that every listing reflects the original specification.

The location is fundamentally car-oriented. Access is from Bang Bon 4 Road, with Ekachai, Kanchanaphisek and Phetkasem forming the main road network around the area. FazWaz identifies Lak Song as the nearest rail station at roughly 5.3 km, which is far enough that the estate should not be marketed as a walk-to-transit address. That trade-off may suit a household that values a large plot, parking and a detached home, but it matters much less to someone whose daily routine depends on rapid-transit access. FazWaz was simultaneously carrying one listing around THB 8.05M, while another bank-channel property on a larger corner plot was being marketed at a higher level. That spread is normal for an established house estate: renovation quality, extensions, plot size, corner position, furnishing and title condition can have more impact on value than the project name alone.
The strongest developer attribution is to Krungthep Land Public Company Limited. Homenayoo explicitly describes Ratchapruek Bangbon 4 as a Krungthep Land project, while Frasers Property Thailand corporate material identifies Krungthep Land within the group and records land at Ratchapruek Village on Bang Bon 4 Road under Krungthep Land. An archived official project microsite for this exact phase was not found, and several portal profiles leave the developer field blank. The sensible reading is therefore that the attribution is well supported but not backed by a surviving primary project page. For a resale buyer today, that historical gap matters less than the legal title, encumbrances, physical inspection and the estate’s current management.
Foreign ownership needs a separate legal review because this is a house-and-land product, not a registered condominium unit. Thai government guidance states that foreign individuals are generally restricted from owning land directly, subject to narrow statutory exceptions.
