Why this project is worth a look

House format, city setting

The estate sits in Samae Dam off Rama 2 Soi 50, close to one of the area's established shopping, school and healthcare clusters. For a family, the appeal is not a vague promise of being 'near Bangkok' but the ability to live in a detached house while Central Rama 2, Nakornthon Hospital and BASIS International School remain within a few kilometres.

A real size ladder

The developer's current line-up runs from 206 to 456 sqm, so buyers can choose between materially different household setups rather than cosmetic variations of one plan. The smaller houses keep the programme simpler, while the larger ones add extra rooms, staff functions, storage and up to four parking spaces.

A 143-home estate

The scheme is large enough to support its own clubhouse, pool, fitness centre, park and sports areas, but it is not a mass housing project with thousands of homes. That gives buyers a fairly legible residential community to assess, including the quality and future maintenance of shared facilities.

Amenities with daily use

The facility list is straightforward: exercise, children's play, outdoor space, a pool and controlled access. Those are functions a household can use every week. The buyer's due-diligence question is therefore less about how many amenities exist and more about service standards, common-area costs and how the facilities will be maintained after handover.

A current price anchor

The dossier does not treat the launch price as today's buying price. The advertised minimum is THB 16.99M as of 20 August 2026, while launch coverage recorded THB 14-14.99M earlier in the year. Using the live figure gives buyers a more realistic starting budget, while still requiring a plot-specific quotation before any decision.

About the project

Grandio Rama 2-Taksin is a new Frasers Property low-rise housing development in Samae Dam, Bang Khun Thian, on Bangkok's south-western side. It is neither a condominium nor a resort villa compound: the scheme comprises 143 two-storey detached houses on a project site of roughly 45 rai. The address is on Rama 2 Soi 50, Yaek 7, behind the Central Rama 2 area rather than far beyond Bangkok's outer ring. That distinction matters. Buyers get a house-and-garden format with several parking spaces and sizeable family rooms while staying within an established urban part of Bangkok, close to the daily infrastructure that households actually use.

The house range is broader than a single repeated floor plan. At launch in February 2026, six designs were publicly documented, starting with the 163 sqm Aeterna and extending to the 456 sqm Grandera. By August, the active sales line-up displays five designs from 206 to 456 sqm: Baltica, Contessa, Montaria, Luxoria and Grandera. Aeterna is no longer shown. There is no public statement saying why, so it would be wrong to label it sold out. The practical point is that the historical master line-up and the homes currently being marketed are not necessarily the same thing; buyers should ask for a live plot and house-type availability list before comparing layouts.

Every confirmed house type in the current sales line-up is a two-storey detached home with four bedrooms. Baltica, the smallest design currently shown, has 206 sqm of usable area, four bathrooms and two parking spaces. Contessa and Montaria step up to 250 and 271 sqm, while Luxoria and Grandera add more layered family functions: multipurpose rooms, staff areas, more storage and three or four parking spaces. The larger designs also include double-volume or high-ceiling spaces and split-level elements. The progression is therefore not only about buying more square metres. The larger plans create room to separate generations, work from home, accommodate live-in help, or give older children a more independent part of the house.

The shared facilities are geared toward everyday residential use. They include a clubhouse and pavilion, swimming pool, fitness centre, park, jogging track, basketball court, multi-sport court, children's park, CCTV, key-card access and security. For a 143-home estate, that mix is more useful than a long catalogue of niche amenities: children can play inside the compound, adults have simple exercise options, and there is a central social and recreation area without leaving the development.

The location makes the most sense for a household that already works, studies or has family ties on Bangkok's western and southern side and expects to use a car. Central Rama 2 is about 1.5 km away, Nakornthon Hospital about 2 km, BASIS International School about 1.5 km and the Chaloem Maha Nakhon Expressway access about 4.5 km. Local roads also provide routes toward Ekachai and Wutthakat. None of this should be read as a guarantee of a fixed travel time to Sathorn; Rama 2 traffic is time-sensitive. The more defensible advantage is that shopping, healthcare and school options are genuinely close to the estate, while drivers have more than one direction in which to leave the neighbourhood.

Pricing also needs a date attached to it. Launch-period materials in February and March 2026 quoted entry prices around THB 14-14.99M. By August 2026, the advertised starting price is THB 16.99M under an August promotion. This dossier therefore uses THB 16.99M as the present reference rather than the lower launch number. The change does not, by itself, prove capital appreciation: the available house types, plots, packages or campaign structure may have changed. A buyer should get the price against a specific plot number, house design and specification before treating any advertised figure as a purchase price.

Foreign buyers need to separate the house from the land underneath it. Thai government guidance states that foreigners are generally not permitted to own land directly, subject to limited statutory exceptions, and official investment guidance notes that a foreigner may own a building on leased land. Grandio Rama 2-Taksin's public sales materials do not publish a standard foreign-buyer structure. That makes this fundamentally different from buying a condominium unit under the foreign freehold quota. Before paying a reservation, a foreign purchaser needs to see the title for the selected plot and have the proposed land lease, building ownership and transfer structure reviewed for that exact transaction.

We also checked the name carefully because Frasers Property sells another scheme called Grandio 2 Rama 2. It is a separate development with its own official page, a different usable-area range of 216-320 sqm and a different current entry price. Grandio Rama 2-Taksin is not a renamed phase of that project. This dossier covers only the 143-home development on Rama 2 Soi 50, Yaek 7 in Samae Dam, with the Grandera, Luxoria, Montaria, Contessa and Baltica designs currently shown by the developer and Aeterna documented in launch-period sources.

The project is actively being marketed at the time of checking, but the current project card and brochure do not give a confirmed project-wide completion or handover date. Construction is documented as having started in 2025, but that is not enough evidence to label the whole estate completed or to state a handover year. The completion and construction-status fields are therefore left out of the register. Buyers should ask about the actual build stage of the selected plot, its contractual handover date, the specification included in the quoted price and the remedies if that date moves.

Ownership format

For a foreign buyer, the key restriction concerns the land: foreigners in Thailand are generally not permitted to own land directly, apart from specific statutory exceptions that are not the normal route for a house purchase. Grandio Rama 2-Taksin's public materials do not set out a foreign-buyer ownership structure, so the title of the selected plot, any long-term land lease and the ownership of the building need to be checked case by case.
