Public sources also use Borey Chancastle and Borey Chan Castle; those spellings point to the same development rather than separate phases. The confirmed address is on Ring Road 2, commonly called the 50 m Road, in Phum Prakar, Sangkat Prey Sa, Khan Dangkao, Phnom Penh. The Cambodia Chamber of Commerce and its business directory place the company at the same village and administrative address, helping distinguish this project from other boreys along the southern ring-road corridor.

Construction was launched in March 2020. Early Realestate.com.kh and Harbor Property profiles expected handover in 2023, while FazWaz marks two example homes as completed in January 2023 and labels the project ready to move in. The registry therefore uses completed status, but that does not replace an inspection of the chosen house. Within a finished borey, individual properties may differ in fit-out, occupancy, later alterations, mechanical condition and seller documentation. A buyer should confirm the exact house number and its present condition rather than treating the project-wide label as proof that every unit is identical.

It is a landed-home community where some properties are designed to combine living space with a shop, office or family business at street level. The practical use of any particular property still depends on its plan, frontage, access and permitted activity. The marketing label commercial house is not, by itself, confirmation that every business use will be suitable or approved.

The most detailed public specifications relate to shophouses. FazWaz displays a four-bedroom, five-bathroom home with 216 sqm of indoor area at $260,000 and a larger six-bedroom, seven-bathroom home with 288 sqm at $330,000. Realestate.com.kh describes the four-bedroom commercial house as a three-storey building with a living room and kitchen. These figures are useful screening references, but the listings were created years ago and do not prove live stock. Price, furniture, finish, measured area, physical condition and included improvements must be reconfirmed for the selected property at the time of negotiation.

There is a material area conflict. Harbor Property publishes a general 149–189 sqm floor-area range, Realestate.com.kh shows 189–288 sqm of living size, and FazWaz explicitly labels 216 sqm and 288 sqm as indoor area for two shophouses. The difference may reflect separate house types, building versus usable area, or inconsistent measurement conventions, but the sources do not resolve it. The numbers have therefore not been averaged into one reassuring range. A transaction should rely on the plan and dimensions for the exact lot, land and building records, and independent measurement where area affects value.

ChanCastle appears to offer a more restrained shared-amenity package than a resort-style condominium. FazWaz lists CCTV and a reception or lobby area, while project profiles refer to a public garden and commercial frontage near the entrance. Earlier marketing also mentioned restaurants, cafés, convenience stores and pharmacies, but open sources do not establish which operators are active today or whether those businesses form part of managed project facilities. A site visit should verify the entrance, security operation, lighting, internal roads, drainage, waste collection and services that are actually functioning.

The location is primarily car- and motorcycle-oriented. Ring Road 2 connects Prey Sa with southern and western Phnom Penh, but this is not an inner-city walking district. Travel time changes with road works, congestion and direction. Older project profiles refer to Chamkar Doung Market, retail destinations and airport routes, yet fixed driving minutes become obsolete quickly and are not used here as a project attribute. The practical test is to route the buyer’s own trips to work, school, healthcare and shopping from the estate entrance at the times those journeys will really occur.

Realestate.com.kh names Chan Residence as the developer, and that is the brand used in this registry record. The Cambodia Chamber of Commerce, however, lists the company name as Borey ChanCastle and connects it with chancastle.com. Together, those records support the project identity but do not fully explain the legal seller structure. Before paying a reservation, a buyer should establish who will sign for the chosen home, who owns the land, whether the seller matches the title and authority documents, whether any security interests remain, and exactly which documents will transfer.

For a completed project, the strongest advantage is the ability to inspect a physical property rather than rely on projected delivery. The visit should cover the façade and roof, signs of moisture, electrical and water systems, pressure, drainage, ventilation, windows, doors, parking and access. A shophouse also needs a careful look at road visibility, delivery access, signage restrictions and real pedestrian or vehicle activity. A twin villa calls for attention to privacy, plot boundaries, the shared wall, outdoor space and maintenance history. Those checks make the comparison about a specific house inside ChanCastle, not just a marketing category.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.

That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs.
