Why this project is worth a look

A completed community

The project was completed in 2021, so buyers can inspect the streets, façades, neighbours, noise and drainage as they are. The main risk is no longer construction timing but the condition and paperwork of the selected home.

Two clear formats

Published options comprise two-storey homes with two bedrooms and three-storey homes with four bedrooms. The choice is easier to match to household needs than a long catalogue of minor layout variations.

A house, not a unit

A private entrance and several levels provide more separation and flexibility than a typical apartment. In return, the buyer must examine the land, title, façade and building services more carefully.

Resale-led availability

No current developer stock is shown, so the real opportunity lies in individual resale listings. Condition and documentation can support negotiation, but several homes within the project should be compared.

About the project

Borey Sokea City is a completed low-rise housing community in Krong Siem Reap, built around link houses rather than apartments. The development also appears online as Sokea City and Borey Sokhea City. Realestate.com.kh classifies it under Sala Kamreuk, while FazWaz and coordinate-bearing listings place it in Chreav, around Khnar village. The project name, imagery, unit count and house specifications consistently point to the same development, but the administrative boundary should be confirmed before a transaction. That distinction matters in Siem Reap, where several boreys use similar rows of townhouses. Borey Brilliant City, for example, is a separate project with different dimensions and its own visual material, and has not been mixed into this dossier.

The development was reported as completed in January 2021 and contains 217 homes. That makes it a substantial residential quarter by Siem Reap standards without the scale or operating complexity of a condominium tower. The streetscape is formed by repeated two- and three-storey houses, each with its own entrance. Buyers usually consider this format when they want more separation between living, sleeping and working areas than a single-level apartment can offer. It also sits between two other choices: a condominium, where shared facilities and building management are central, and a detached villa, which normally requires a larger plot and a higher budget. Borey Sokea City’s core product is a compact urban house within an established row.

Two main configurations are published. The two-storey version is described with two bedrooms and three bathrooms; the three-storey version with four bedrooms and five bathrooms. Sources give a 4 by 12 metre house dimension for both and mention a living room and kitchen. That measurement should not be treated automatically as the land size. The available descriptions refer to the building footprint, while the full plot depth, front setback and rear space are not documented consistently enough to publish as confirmed figures. The choice is nevertheless clear: a smaller home for a couple or compact family, or a larger layout for more residents, a home office, guest rooms or multigenerational living.

The historical project profile showed prices from $87,999 up to $116,999, varying by house type, level and orientation. This is not a current price list. The project is completed and the profile currently shows no active developer inventory, so a purchase is more likely to involve resale stock. Individual homes should be compared on their present condition, land dimensions, position within the community, fit-out, furniture, renovation history and documentation. The old range is useful as a launch-era reference, not as a promise that a suitable home is available at that price today. Availability, price and transaction terms for a selected unit require direct confirmation.

A project-linked Realestate.com.kh listing identifies hard title for one two-bedroom link house. That is useful evidence for the listed property, but it does not establish that every home in the community has the same title status or that the document is ready for transfer. Due diligence should follow the specific property: registered owner, title type, parcel boundaries, mortgages or disputes, approval for any alterations and outstanding utility or community charges. Foreign buyers should obtain independent legal advice on a compliant ownership structure for the land component. The rules that allow foreign ownership of qualifying condominium units do not automatically apply to a landed link house.

The documented communal amenity package is modest. The project profile confirms car parking, while a linked listing also tags common and commercial areas and backup power. There is no complete current public schedule of facilities, operating rules or fees. Borey Sokea City should therefore be assessed first as an existing residential neighbourhood, not as a resort-style estate built around a pool, gym and extensive managed services. During an inspection, buyers should check internal road condition, lighting, drainage, waste collection, security arrangements, whether backup power actually serves shared areas and who is responsible for maintaining the community spaces.

The site is within Krong Siem Reap in an area labelled Sala Kamreuk by some portals and Chreav by others. A coordinate-bearing property post associates Borey Sokea City with Khnar village in Sangkat Chreav, while historical sales material used Sala Kamreuk and placed the project about one kilometre from Phsar Leu Thom Thmey near IQ International School. These references help identify the eastern side of the city, but they do not replace a route check to the exact house. A sensible inspection includes the approach during busy hours, access after rain, drainage around the row and the buyer’s own travel time to work, schools, markets and central Siem Reap.

The practical advantage of a completed project is that the buyer can inspect what exists. Street width, neighbouring homes, noise, façade condition, occupancy and maintenance are visible rather than promised in a brochure. Limited public documentation creates the opposite obligation: current community fees, management arrangements, occupancy and maintenance standards need to be established on site. Borey Sokea City is best approached as a property-by-property resale decision. A buyer should inspect more than one home in the development, compare the title and physical condition of each, and benchmark them against other completed Siem Reap boreys before relying on the historical project price.

A property inspection is easier to manage when it is divided into three parts. First comes the structure: cracks where row houses meet, water marks on the upper level, roof condition, stairs and external walls. Second are the services: water pressure, drainage, electrical installation, air-conditioning, bathroom ventilation and the way rainwater leaves the entrance. Third are owner alterations, including extensions, relocated kitchens, new partitions, enclosed balconies or commercial use of the ground floor. In a completed community, two houses can share the same façade yet have very different internal condition. The old listing images illustrate an intended interior concept; they are not a substitute for current photographs and a technical inspection of the property being purchased.

The acquisition price is only one part of a comparison with other Siem Reap options. A link house may require direct spending on its façade and roof, several bathrooms, pumps, air-conditioning, title transfer and legal review. At the same time, a large condominium-style monthly fee should not be assumed: the actual charge and management structure need to be established. For rental use, the relevant questions are demonstrated demand for a house of this size, tenant access, furnishing quality and the owner’s ability to handle repairs, not a generic return claim. A prudent budget includes a post-handover repair reserve and a comparison with at least two or three completed boreys in the same part of Siem Reap.

A practical decision process starts with remote screening and then one structured site visit. Before travelling, the buyer should request current photographs of the façade, every floor, the rear of the house and the title, together with a precise price and furniture inventory. On site, it is useful to inspect the shortlisted property, the neighbouring row and one alternative house type within the community. That quickly separates defects belonging to one owner from issues affecting the wider estate. Documents can then be checked against the actual layout before any deposit is discussed. This sequence matters at Borey Sokea City because the public project profile explains the original product reasonably well but says little about the present condition of individual homes.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.

That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs. Which one applies — if any — is a question for a qualified Cambodian lawyer on your specific deal, not something we settle on a web page. Ask us and we will lay out the options and the risks honestly.

Home types & sizes

Two-storey link house
House dimension: 4 × 12 m
3 bathrooms

Published as a two-bedroom layout with a living room and kitchen. It suits a smaller household seeking a separate home without an additional third level. Plot size, actual internal area and any post-completion alterations should be verified for the chosen property.

Three-storey link house
House dimension: 4 × 12 m
5 bathrooms

Described with four bedrooms, a living room and kitchen. The extra floor can serve a larger family, home office or guest accommodation, while adding more stairs and maintenance. The roof, bathrooms and services on every level should be checked in person.

Sources publish a 4 × 12 m house dimension, not a confirmed land-plot size. Current plans, internal area and available stock are not published. Hard title is stated for one linked listing and must be checked property by property.

What we confirm before booking

A short, specific to the project list. We request these from the developer and go through them with you before any payment.

  • the legal entity in the SPA and the payee’s bank details
  • the title format and what is registered against the unit
  • the contractual handover date in the SPA — the page shows the date from the project’s materials
  • the contractual area of the chosen unit, and which basis it is measured on

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • Administrative labels differ: Realestate.com.kh and Realtor use Sala Kamreuk, FazWaz uses Chreav, and a coordinate-bearing listing names Khnar village in Sangkat Chreav. The exact sangkat should be confirmed from the title.
  • Portals state 217 homes, but the published split of 89 two-storey and 127 three-storey units totals 216. The overall 217 figure is retained; the type split is not treated as confirmed.
  • The $87,999–$116,999 range comes from a historical project profile. Current availability, fees, management, security and operation of shared services have not been independently confirmed.
