That mixed setting is the main reason to consider the project, and also the first trade-off to understand. A resident can reach a pool, gym, café or work environment without crossing the city, but the complex also receives office users, co-living residents and visitors. Buyers who enjoy an active neighbourhood may see this as a genuine benefit. Anyone looking for a quiet, residents-only building should inspect circulation, access control and the position of the chosen apartment before assuming the whole development will feel private.
The queue name, DABEST Condos Cambodia, does not appear to be an official development name. DABEST Properties is presented as an agency, while listings carrying that headline use the Rose Apple Square architecture, a 47 sqm one-bedroom format and the Svay Dangkum location. The official project website and IPS identify the residential product as Rose Apple Residences and name Urban Living Solutions as the developer. The page has therefore been prepared under the verified product name rather than an agent-created listing title. This matters beyond branding. Using the wrong name could send a buyer to the wrong counterparty, make title checks harder and create a duplicate record for a home that is already part of a known complex. Any resale listing should still be matched to a unit number, block, floor plan, registered owner and title before money changes hands.

The range is easy to understand. A studio is suited to one resident or a compact rental brief. One-bedroom plans separate sleeping and living space without becoming large. A two-bedroom unit can work for a couple needing a proper study, a small family or two occupants who want privacy. The three-bedroom layout is a comparatively scarce family option in central Siem Reap. The drawings are useful for screening, but the handover condition of a resale is unit-specific. The architecture avoids the sealed-corridor feel of a single tower. Buildings step around a multi-level courtyard, opposing balconies are kept at least 20 metres apart, and the design uses open circulation, planting and cross-ventilation. The overall height is capped at 21 metres, consistent with Siem Reap's low-rise urban context. These choices affect daily comfort: shade and airflow can make shared areas more usable, while the separation between blocks supports privacy. A buyer should still test the route rather than rely on a brochure: pavement quality, lighting, rain-season drainage and late-evening comfort all matter for daily use and rental appeal. Angkor and the new international airport require transport. Older project pages refer to the former airport, so those journey-time claims are no longer a reliable planning tool. Centrality supports both personal use and leasing, but Siem Reap demand is not a smaller copy of Phnom Penh. Tourism cycles, long-stay foreign residents, local professionals, NGO and research work, and the supply of serviced accommodation all influence occupancy.
The residential component is finished and can be inspected. A 2024 report states that the residences were completed at the end of 2022 and that owners had received titles, while the architect's profile records the full Rose Apple Square project as built in 2024. Those dates are not merged into an artificial midpoint. The dossier treats the residences as completed in 2022 and records 2024 as the wider complex's architectural completion date. This may reflect a phased opening of the different residential, office, co-living and public functions. A viewing should go beyond the show apartment: check how occupied the relevant block is, the condition of lifts and common corridors, drainage after heavy rain, basement ventilation, access control and the current mix of businesses around the courtyard.
Available stock appears to be a blend of remaining opportunities and owner resales rather than one uniform developer price list. IPS displays a lower project reference from $87,000. Visible one-bedroom listings for 47 sqm units range around $115,000 to $140,000, while 78–80 sqm two-bedroom homes are shown around $250,000. These are market signals, not interchangeable offers. Floor, outlook, furnishing, maintenance history, seller urgency, title status and transaction costs can explain a large difference. Older DABEST-labelled advertisements at lower prices should not be treated as live stock until the exact unit is confirmed. A useful comparison requests complete deal figures for two or three real apartments, including transfer tax, agency fee, arrears, parking, furniture and any existing lease rather than comparing headline prices alone.

Start with the intended use—full-time home, part-year base, long lease or professionally managed short stay—then choose the unit size and preferred level of activity. After that, request the owner-cost schedule and compare the all-in price with conventional condos and serviced residences. That sequence is more reliable than choosing a unit because an old listing promises a particular yield.
