This is an operating condominium rather than a construction promise. The project appears in the official EIA system as approved and in operation, so a buyer can inspect the real buildings, management environment and chosen resale unit before committing capital.
Amenities with real scale
Eight residential towers share an unusually broad amenity network for this price bracket, much of it built over the parking structures. Pool, gym, work areas, reading space, cinema, basketball, cycling and landscaped leisure zones give residents more on-site options than a small single-building condominium can usually support.
Compact, legible layouts
The original range was centred on studios from 22.57 sqm and one-bedroom apartments from 29.27 sqm, with a larger 45.83 sqm format. That makes the scheme easy to understand for singles, couples and small-unit investors, while buyers needing family-sized apartments should look carefully at the limited larger stock.
Resale price visibility
A broad 2026 resale inventory gives buyers several reference points instead of one developer price. Asking prices start around THB 1.99M for compact units, but the meaningful comparison is between genuinely available apartments with similar size, floor, condition and title status.
Connected, not station-front
Huai Khwang MRT is a practical part of the location, but the project is not attached to the station. The long-running shuttle concept reduces the last-mile issue if the service works for your schedule. Buyers should test that commute rather than treating every 'near MRT' label as equivalent.
About the project
Chapter One ECO Ratchada-Huaikwang is an established condominium community on Pracha Uthit Road, not a developer-led new launch. The primary sales cycle is over and the practical market in 2026 is resale. That distinction matters because the buyer is selecting an individual apartment with its own condition, furniture, view, building position and title history. Thailand's Smart EIA database provides a useful independent identity check: it records the Chapter One: Eco Ratchada-Huai Khwang project, identifies Pruksa Real Estate as the former project owner, places it in Huai Khwang, and shows the project as approved and operating. This gives the dossier a firmer foundation than relying on broker listings alone.
The project is large by Bangkok condominium standards. Completed-project reviews describe eight residential towers ranging from 22 to 26 storeys, plus two separate parking buildings, all arranged around a substantial common-area system. We use 1,844 residential units as the registry figure because that number is repeated in a detailed post-completion review, FazWaz and several later project profiles. It is not completely uncontested. Launch-era material reported 1,907 residential units plus seven retail units, while PropertyHub and another agency database currently show 1,886. The evidence still points to one development rather than different phases, but the discrepancy is real and is preserved rather than averaged away.

For location, the strongest current anchor is the condominium juristic person's registered address: 578 Pracha Uthit Road, Huai Khwang Subdistrict, Huai Khwang District, Bangkok 10310. Project-specific map sources place it at approximately 13.772098, 100.579674. Older articles sometimes assign the site to neighbouring Phlapphla or Wang Thonglang, which is one reason a precise administrative source matters. The official EIA record itself places the project in Huai Khwang Subdistrict and Huai Khwang District. For a buyer, that resolves the practical identity well enough to visit the correct site, arrange due diligence and avoid mixing it with similarly named Chapter One projects elsewhere in Bangkok.
The Blue Line is accessible, but this is not a station-front building. Depending on the source and measuring point, Huai Khwang MRT is shown at roughly 1.0 to 1.6 kilometres away. The development has long advertised a shuttle connection, and current project pages still list shuttle service among the amenities. That makes the daily transport experience more nuanced than a simple 'near MRT' label. A resident who uses rail every day should check the current shuttle timetable, waiting pattern, evening service and the realistic door-to-platform journey. Drivers have access through Pracha Uthit toward Ratchadaphisek and Pradit Manutham, although the local road network can be busy at peak times.
The original apartment mix is compact and relatively clear: studios of 22.57–23.65 sqm, one-bedroom units of 29.27–36.53 sqm, and a larger One Bedroom Plus layout at about 45.83 sqm. This points to a project designed mainly for singles, couples and small rental units rather than large families. The secondary market has become less tidy in its naming. Some listings around 45–46 sqm are advertised as two-bedroom apartments, which may reflect modifications, alternative portal classification or owner-created layouts. Anyone buying one of those larger units should compare the physical plan with the title documents and building records instead of assuming that the marketing label describes the original registered configuration.
Amenities are one of the project's more distinctive physical features. A detailed review of the completed development describes more than four rai of common facilities, including a swimming pool, jacuzzi, fitness room, jogging space, street basketball, a bike club, reading room, co-working area, home theatre, hydroponic or garden space with barbecue facilities, and lounges. Much of the main amenity deck sits over the two parking structures; Building A also has a meeting room and Building H a high-level lounge. Those facilities add real variety, but a 2026 buyer should judge today's maintenance rather than the 2019 opening photographs. Equipment condition, access rules and ongoing upkeep now matter more than the original brochure list.
Scale creates trade-offs. Completed-project sources put parking at about 40% including tandem spaces, while the residential population comes from more than 1,800 units across eight towers. Car owners should therefore check the actual parking rules, overnight occupancy and whether access differs for owners and tenants. The same logic applies to lifts, security gates and shared spaces: a large estate can support facilities that would be uneconomic in a small building, but it also depends on competent management and predictable maintenance. Buyers who prefer a quiet boutique building should experience the common areas during normal evening hours before deciding whether the density feels comfortable.
The resale market is active enough to provide useful price references. On 1 September 2026, FazWaz displayed asking prices from THB 1.99 million, while PropertyHub had compact studios refreshed around the end of August near THB 2.0–2.1 million and numerous one-bedroom units above that level. These are asking prices, not completed transactions. A large portal inventory can also contain duplicate advertisements, stale agent posts or units with very different renovation standards. The best comparison is therefore between several genuinely available apartments of similar size, floor and condition, followed by negotiation against the chosen unit rather than a portal-wide average.
Foreign ownership follows Thailand's condominium framework. A foreign national can hold freehold title in their own name only while the condominium remains within the statutory 49% foreign ownership quota. That quota is checked at transfer and must be certified by the condominium juristic person. An advertisement describing a unit as freehold is not enough on its own. Before a meaningful deposit, a foreign buyer should verify the seller's title, current foreign-quota availability, outstanding common-area fees and the documentation required for the Land Department transfer. If a unit cannot be transferred within the foreign quota, a leasehold structure is a separate legal decision rather than an automatic substitute.
Because the project has been operating for several years, due diligence should extend beyond the apartment interior. The condition of lifts, pumps, fire systems, parking structures, roofs, facades and landscaped common areas can affect both living quality and future costs. Project databases continue to show a common-area fee of THB 55 per sqm and an original sinking-fund contribution of THB 500 per sqm, but we did not find a 2026 fee notice published by the juristic person. A buyer should obtain the current fee schedule, any special assessments, outstanding seller balances and recent major-maintenance history directly from management before transfer.
Chapter One ECO Ratchada-Huaikwang therefore works best as a unit-selection exercise inside a mature, amenity-rich estate. Its advantages are visible: established occupancy, a recognisable Huai Khwang location, compact layouts, extensive common facilities and a broad resale market that makes comparison possible. The compromises are equally concrete: the MRT is not at the doorstep, the complex is dense, parking is finite, and the quality of individual resale apartments varies. For both an owner-occupier and an investor, the project name is only the first filter. The decisive factors are the chosen building, floor, orientation, condition, legal transferability and total ongoing cost.

Ownership format
A foreign buyer may hold condominium freehold in their own name while the building remains within Thailand's 49% foreign ownership quota. The condominium juristic person must confirm quota availability for the specific transfer. If the selected resale unit cannot be transferred within the foreign quota, any leasehold alternative should be reviewed separately rather than assumed from the project description.

For rental use or a lower-cost city base, building position, floor, view, furnishing and current condition matter as much as the asking price.
