Project material places Lat Phrao 83 Yellow Line station at roughly 250 metres. For residents whose routine is concentrated around Lat Phrao, Bang Kapi and the eastern side of Bangkok, that can remove a daily dependency on a car or motorcycle taxi.

Clear compact product

The published plans run from roughly 23 to 35 sqm and are aimed mainly at one person or a couple. There is little ambiguity about the product: this is compact urban housing with several one-bedroom variants, not a family scheme built around large multi-bedroom apartments.

Amenities with a purpose

Pools and a running track sit at ground level, while fitness, work rooms, social space, gardens, meeting facilities and laundries are distributed between the two buildings. That functional spread is useful when the private apartments themselves are small.

Accessible entry point

As of 28 August 2026, Pruksa advertises a starting point of THB 1.88M for a 1 Bedroom Smart. It is a campaign price rather than a blanket unit price, but it places the project in the more accessible part of the new-build Lat Phrao market and gives buyers a concrete benchmark against resale stock.

Trade-offs are visible

Parking is stated at about 40% of units, the homes are compact and the completion date is inconsistent across published sources. Those are not minor details, but they are identifiable before reservation and can be tested against the buyer’s actual priorities.

About the project

Plum Condo East Ladprao is a new low-rise condominium by Pruksa Real Estate in the mid-Lat Phrao corridor, set inside Soi Lat Phrao 102 in Phlapphla, Wang Thong Lang. The scheme has two eight-storey residential buildings on roughly 3-3-85.6 rai of land and a total of 455 units. It is not positioned as a central-Bangkok high-rise or a resort residence; the proposition is more everyday and local: compact homes for people who use the eastern side of the city and want the Yellow Line within walking distance. Pruksa’s investor material records the project as a December 2025 launch. In March 2026 the group announced that main construction had started with Syntec Construction, so the appropriate status in August 2026 is under construction rather than completed or ready to move.

The address matters more than the Ladprao label on its own. The site sits about 200 metres inside Soi Lat Phrao 102, a dead-end side street off the main road. That removes some through-traffic from the immediate frontage, although residents still have the short walk between the project and Lat Phrao Road. Project material quotes roughly 250 metres to Lat Phrao 83 station on the Yellow Line. The line is especially useful for trips along Bangkok’s eastern arc, with access toward the Blue Line interchange at Lat Phrao and toward Bang Kapi and Lam Sali in the other direction. Drivers also have connections to Lat Phrao Road, Pradit Manutham Road and the Chalong Rat expressway network. A site visit remains important: the quoted distance does not tell you about shade, pavement quality, lighting or the actual travel time during Bangkok’s peak traffic.

This is a fairly dense project for an eight-storey format. The 455 homes are split between two buildings, while Pruksa states four lifts and parking equivalent to about 40% of the unit count. A detailed third-party review says that parking figure includes tandem spaces. In practical terms, low-rise should not be read as automatically quiet or private: typical floors contain many front doors, and the exact position of a unit relative to the lift halls, fire stairs and shared spaces can make a noticeable difference. Car owners also should not assume one space per apartment. Before reserving, it is worth asking how resident parking will be allocated, whether any spaces are fixed, and how guest or overflow parking is handled.

The published unit mix is deliberately compact. The current brochure shows an S1 studio at 23.20 sqm; one-bedroom layouts at 26.70–27.00 sqm, 30.20–30.50 sqm and 32.15–32.20 sqm; and a 1 Bedroom Plus at 34.55–34.85 sqm. These are primarily single-person and couple layouts rather than family apartments with two full bedrooms. The largest plan adds a flexible extra room or zone, but it is still under 35 sqm. Published numbers are not perfectly consistent: the main Pruksa page gives an overall range of 23.25–34.85 sqm, while the brochure labels S1 as 23.20 sqm, and an independent review gives slightly wider ranges for some layouts. The safe way to buy is to tie the area to the exact unit number and the plan attached to the contract rather than to a general marketing range.

Amenities are spread through the ground-level landscape and the two buildings instead of being concentrated in one clubhouse. The master material identifies Oasis and Social pools, a jogging track and a children’s play-and-learning area at ground level. Building A is planned with a lobby, creative/work space, fitness room, Moroccan-themed garden and laundry; Building B adds another lobby, a social lounge, meeting room, sky garden, edible garden and laundry. That is a sensible complement to small apartments because work, exercise and casual meeting functions can happen outside the unit. The trade-off is shared demand: 455 households may use the same pool, gym and work rooms, so opening hours, booking rules and eventual common-area fees will matter as much as the amenity list itself.

The current Pruksa page advertises an entry point from THB 1.88 million for a unit described as a 1 Bedroom Smart. Treat that as a live promotional anchor on 28 August 2026, not as a guaranteed price for every studio or one-bedroom. Contemporary portal listings are higher: for example, a roughly 23.3 sqm studio was listed around THB 2.35 million in August 2026. Differences of that size can reflect floor, orientation, furniture package, quota and campaign terms. A useful comparison therefore starts with a same-day availability sheet showing exact unit numbers and net contract prices; comparing only the headline “from” figure can produce a misleading budget.

Completion timing is the main unresolved point. Pruksa’s current sales page and the group’s March 2026 construction announcement both point to handover around the end of 2026. The brochure currently linked from the project page, however, states an expected completion in Q2 2027, while PropertyHub’s project profile shows 2028. We use the latest first-party target, December 2026, in the main registry field, but it should not be treated as settled. Buyers whose move, rental start or financing depends on a fixed date should rely on the contractual completion and handover clauses, including any remedies for delay, rather than on a campaign banner.

For a foreign buyer, ownership is a separate check from choosing a layout. Once the building is completed and registered as a condominium, foreign freehold can be transferred only while the statutory foreign quota remains available. Thai rules cap foreign-owned condominium area at 49% of the aggregate area of all units in the registered condominium. We found no public, unit-by-unit foreign-quota schedule for Plum Condo East Ladprao, so freehold cannot be promised for an arbitrary unit today. Before signing, the buyer should confirm the quota status of the exact apartment, the required evidence of funds transferred from overseas, and the ownership form that will appear in the contract and at the Land Department.

Ownership format

After the building is registered as a condominium, a foreign buyer may take freehold if the selected unit is within the available foreign quota; Thai law caps foreign-owned condominium area at 49% of the aggregate area of all units. If quota is unavailable for a specific unit, any leasehold structure and its terms must be checked in the contract because no specific to the project alternative structure is publicly documented.
