Why this project is worth a look
Resale you can inspect
The buildings are operating and occupied, so a buyer can see the unit, corridors, facilities, parking and actual view before committing. Construction risk is gone; condition and management history become the main diligence questions.
Lower entry price
Current resale asks start around THB 2.1–2.2M, keeping the project accessible compared with many newer high-rises in central Bangkok. The cheapest unit is not a valuation benchmark because area, renovation, tenancy and tower position can change the economics quickly.
Choice within one site
Two phases and four towers create meaningful variety in floor, orientation, amenity proximity and original layout. That gives buyers options, but it also means a single listing is never a reliable proxy for the entire project.
Rama IX access
Direct frontage on Rama IX Road is useful for the Rama IX–Ratchada corridor and expressway access. The operating Blue Line is about 1.1 km away, while OR14 on the Orange Line remains future infrastructure rather than a station you can use today.
Quota is phase-specific
Foreign freehold is possible within the statutory 49% quota, but Phase 1 and Phase 2 are recorded as separate condominium juristic persons. Quota confirmation should therefore match the exact phase and title before any deposit is paid.
About the project
TC Green Rama 9 is a mature resale condominium complex on Rama IX Road, not an off-plan story that has to be judged from brochures. The project is split into two phases and four residential towers. Phase 1 contains Buildings A and B, both 32 storeys, and is recorded as completed in 2013. Phase 2 contains Building C at 36 storeys and Building D at 34 storeys; phase-level records place completion in 2015. Phase 1 contains 984 registered units and Phase 2 contains 776, or 1,760 in total. At this scale, “which unit?” matters almost as much as “which project?” because tower, floor, orientation and proximity to facilities can change the living experience materially.
The developer is Tiancheng International Property (Thailand) Co., Ltd., an active Thai legal entity and the original owner of the project. Tiancheng was formed as a Thai-Chinese joint venture, and TC-Green was its first condominium development, launched with more than THB 4 billion of investment. A number of portals now label the developer as TC Development, but that should not replace the legal company name in a buyer-facing record. The mismatch is kept as a data boundary rather than silently reconciled.

The original apartment stock is compact and urban. The original mix includes studios of roughly 28–31 sqm, one-bedroom layouts at 30 sqm and 37.5 sqm, and two-bedroom layouts at 54.5 sqm and 60 sqm. The resale market is less tidy. Listings and title areas can be wider because units may have been altered, combined or simply described differently by agents. A buyer should therefore treat the marketing bedroom label as a starting point, then check the title deed area and the physical plan. In this project, two listings both called “one bedroom” can represent quite different floor plans and, as a result, different rental appeal and resale liquidity.
Entry pricing is one reason the project continues to trade actively. On 1 September 2026, a current CondoThai page showed a 29 sqm studio at THB 2.1 million, while DDproperty and FazWaz were showing a broader project floor around THB 2.2 million. The cheapest listing should not be mistaken for the value of every unit. Low asking prices can reflect small area, interior condition, a tenant in place, a particular tower, seller urgency or a unit that simply needs work. For comparison, it is more useful to line up tower, floor, view, renovation quality, tenancy status and title structure alongside the headline price.
The common facilities are already operating and can be inspected before committing. The project has an outdoor pool and children's pool, gym, sauna and steam room, landscaped ground-level garden, children's room, library, meeting or multipurpose space, 24-hour security, CCTV and key-card access. Everyday retail is also embedded in the site, including a 7-Eleven and various food, laundry and service outlets. The amenity deck sits on the fifth floor in Phase 1 and the sixth floor in Phase 2. That detail is practical: if a unit is only one or two floors above the pool or activity areas, noise and lift traffic deserve a real on-site check rather than an assumption.
Parking is the clearest trade-off created by the project's size. Phase 1 has 418 parking spaces and Phase 2 has 388, 806 in total, which is below half the registered unit count. Older portal descriptions frequently repeat 441 spaces, but that figure does not describe the whole complex. A buyer who drives daily should ask how parking rights actually work for the selected unit and visit in the evening when the building is busiest. The same principle applies to lifts. Four high-rise towers and a large resident population can make peak-time circulation more important than a brochure's facility list.
The location works best for people who need the Rama IX–Ratchada corridor and road access, but it is not an operating-MRT-at-the-door project. The usable address is 884/12-13 Rama IX Road, Bang Kapi, Huai Khwang, Bangkok 10310, with direct frontage and a project gate on Rama IX Road. The existing Blue Line Phra Ram 9 station is about 1.1 km away, with an expressway access point at roughly 0.8 km. For many residents, that means a motorbike taxi, car or short ride rather than a literal station-side walk. The distinction matters because older listings often compress several different rail projects into one “near MRT” claim.
There is a future rail benefit, but it should be treated as future infrastructure. Orange Line station OR14, named MRTA, is planned at the authority's Rama IX Road entrance. The eastern section is currently scheduled to open in January 2028. Until trains are actually operating, a purchase decision should be based on today's Blue Line access, road network and taxi availability. The future station may improve daily convenience, but it is not a current amenity and it is not evidence of guaranteed price appreciation.
Foreign ownership is workable here because this is a registered condominium, but the legal limit is still decisive. Foreign freehold ownership is capped at 49% of the total condominium area and transfer requires confirmation from the condominium juristic person. TC Green Rama 9 needs one extra layer of care because Phase 1 and Phase 2 are registered as separate condominium juristic persons. A foreign buyer should therefore confirm quota against the exact phase and title being purchased, not rely on an agent saying that “the project has foreign quota.” The debt-free certificate and unit title should be checked at the same time.
The age of the buildings changes the due-diligence question. Construction risk is gone; maintenance history is now the issue. During a viewing, it is worth walking the corridors, checking lift condition, ventilation and smells, looking at the façade and common areas, and asking about major repairs, pumps, waterproofing and reserve funds. If available, owners' meeting minutes and juristic-person financials can reveal whether large works are planned or whether fee collection is a problem. A large project can spread routine costs across many owners, but it also carries more mechanical equipment and more common-area components that eventually need renewal.
The project therefore makes the most sense as a broad resale marketplace rather than a single standardised product. There are studios, one-bedroom and two-bedroom units across four towers, with meaningful variation in floor, orientation, renovation and asking price. That creates choice and allows a disciplined buyer to compare several units within the same location. It also creates work: phase, tower and title details have to be checked carefully. Buyers who are comfortable viewing multiple apartments and verifying the paperwork before paying a deposit can find useful options here. Buyers who want a new building with uniform specifications and a rail station immediately downstairs are likely to prefer a different project.

Phase 1 and Phase 2 appear as separate condominium juristic persons, so quota availability should be confirmed with the juristic office for the selected unit before any deposit. If quota is unavailable, any leasehold alternative must be verified as a separate deal structure rather than assumed.
Unit types & sizes
The smallest original format and usually the lowest entry ticket. On resale, check the title area rather than relying on the marketing label because small units may be advertised as either studios or one-bedrooms after interior changes.
The project includes both very compact and more comfortable one-bedroom plans. For either renting out or living in the unit, the difference is material, so compare the actual living area, kitchen, storage and tower position rather than bedroom count alone.
A more family-oriented format with a higher budget than the studio stock. Larger resale areas also appear in listings, but they should not automatically be treated as original developer layouts because some units may have been altered or combined.

- Subdistrict records alternate between Bang Kapi and Huai Khwang. Current project documentation says the boundary crosses the site and title documents use Bang Kapi, so the main address uses Bang Kapi, Huai Khwang, Bangkok 10310.
- The current remaining foreign quota for Phase 1 and Phase 2 was not found publicly. Before paying a deposit, the buyer should obtain quota confirmation from the juristic person for the exact phase containing the selected unit.
