Inspect the real building
This is a completed resale condominium, so the buyer can judge the actual apartment, corridor condition, noise, common areas, parking and building management rather than relying on launch material. That makes physical inspection unusually informative compared with an off-plan purchase.
Unusual vertical space
Project databases report ceilings of around 4.4 metres, and many resale ads describe two-level or duplex layouts. The extra height can make a compact unit work well, but the title plan, actual construction and usability of the upper level should be checked rather than inferred from the listing label.
Pink Line has changed access
The MRT Pink Line now operates along Ram Inthra, with Outer Ring Road – Ram Inthra and Nopparat serving this part of the corridor. That does not turn Khan Na Yao into a central-Bangkok location, but it materially improves the transport picture compared with the project’s pre-opening years.
Active resale evidence
Current 2026 listings show both sales and rental supply, giving buyers multiple real comparables. The spread between units is substantial, so the useful comparison is not a headline project average but the selected apartment’s floor, condition, layout, ownership quota and tenant status.
Parking needs checking
The developer site gives 156 parking spaces and independent project data describe roughly a 35% ratio. Buyers who rely on a car should treat parking allocation and evening capacity as part of due diligence, not as a minor operational detail.
About the project
Blossom Condo @ Fashion Beyond is a completed high-rise condominium in Khan Na Yao, on Bangkok’s eastern Ram Inthra corridor. Its location is commonly described as Ratchada–Ram Inthra Road around Soi Ram Inthra 64. The buyer proposition is very different from an off-plan launch: the building is occupied, units change hands on the resale market, rentals are active, and a buyer can inspect the actual apartment, common areas and management environment before committing. The project’s own website describes one 19-storey building on a 2-1-13.4 rai site, with 453 units and parking for 156 cars. Some portals show 450 units instead. The apparent mismatch is largely explained by other project profiles that separate 450 residential units from three retail units, bringing the overall count to 453.
The official apartment mix is straightforward: one-bedroom units from 24.77 to 33.94 sqm and two-bedroom units from 41.45 to 51.84 sqm. Resale listings add another layer because a number of apartments are marketed as duplex or two-level homes, sometimes at sizes outside the neat headline ranges. That is useful for browsing but it should not be treated as a substitute for the registered plan. A resale buyer should compare the advertisement with the title deed area, the juristic-person records and the physical layout of the unit. In a compact apartment, a mezzanine can make the space feel much larger and create real separation between living and sleeping zones, but it can also introduce a steep stair, lower headroom on one level or alterations that need to be understood rather than assumed.

Several project databases report a ceiling height of roughly 4.4 metres, which helps explain why the resale market contains so many loft-like or duplex descriptions. That vertical volume is one of the property’s more distinctive features, but it is not automatically an advantage in every unit. The useful question is how the specific apartment uses the height: whether daylight reaches both levels, whether the stair is practical, where air-conditioning is positioned and how much of the advertised floor area is actually comfortable to use. The common facilities are conventional rather than resort-style: a lobby, swimming pool, fitness room, front and rooftop gardens, key-card access, CCTV and security. Independent project data place the pool on the fourth floor and the gym on the rooftop.
The location makes more sense when viewed as part of the Ram Inthra retail and residential corridor rather than as a substitute for central Sukhumvit. Fashion Island and The Promenade are major anchors nearby, while Nopparat Rajathanee and Synphaet Ramintra hospitals serve the same part of the city. This gives residents a large amount of everyday infrastructure without having to travel downtown for groceries, dining, healthcare or shopping. Transport has also changed materially since the project’s early marketing years. The MRT Pink Line now runs along Ram Inthra; official MRTA material confirms the corridor, with Outer Ring Road – Ram Inthra and Nopparat among the stations serving this section. Older project copy that still describes the line as future infrastructure is therefore stale in 2026.
Pricing is entirely unit-specific because this is a mature resale building. On 2 October 2026, FazWaz showed available units from about THB 1.9 million, while PropertyHub had several active listings from around THB 2.15 million and upward. Other portals span a much wider range once larger two-bedroom apartments, furnishing, floors, views and tenant situations are included. Those figures are useful as a market anchor, not as a developer price list. Two units with similar advertised sizes can have very different economics if one is tenanted, one has a modified mezzanine, one is in foreign quota and the other is not, or one needs significant refurbishment. A serious comparison should therefore be done apartment by apartment rather than by averaging project-level asking prices.
Parking is a practical constraint worth checking before the view or décor becomes the main focus. The official project website states 156 parking spaces, while independent project databases describe the ratio as about 35% of units. This is clearly not a one-space-per-unit building. A buyer who drives daily should ask the juristic office how parking rights are allocated, whether registration stickers are required, how guest parking works and what the car park looks like in the evening. For residents who mainly use the Pink Line, ride-hailing or nearby retail, the issue may be less important, but it still affects the experience of future tenants and buyers who own a car.
Ownership is relatively conventional for Bangkok: major property portals identify the project as freehold condominium tenure. A foreign buyer, however, cannot assume that every resale apartment can be registered in personal foreign freehold. Thailand’s current condominium rule caps foreign ownership at 49% of the total unit area in a registered condominium. The quota position therefore has to be checked for the selected apartment at the time of transfer. This distinction matters in a completed resale building. A listing can be perfectly genuine and the seller can hold a valid title, while the unit may still not be available for transfer into a foreign buyer’s name if the foreign quota is full.
The developer identity is well supported. The project website is a Siamese Asset property site, and Siamese Asset Public Company Limited’s investor information continues to list Blossom Condo @ Fashion Beyond among its high-rise projects. That does not remove the need for resale due diligence; it simply resolves who built the scheme. In a completed condominium, the risk profile moves away from construction delivery and toward the selected unit: title, outstanding common charges, the condition of the apartment and building, juristic-person rules, parking, tenant status and foreign-quota eligibility. Two public-data inconsistencies remain worth flagging rather than smoothing over. PropertyHub lists completion in 2018 while several larger portals use 2019 or June 2019, and the common-area fee is reported as either THB 45 or THB 55 per sqm. The current juristic-person documentation should settle both practical points.
Ownership format
The project is marketed as a freehold condominium. A foreign buyer can register a selected unit in personal freehold only if foreign quota remains available; under the current rule, foreign ownership is capped at 49% of the total unit area in a registered condominium. Quota availability must be confirmed for the specific resale unit before transfer.
