Pruksa Real Estate

Pruksa operates across several parts of Thailand's residential market rather than concentrating on a single housing format. Its development business covers townhouses, detached houses and condominiums, with Bangkok and the surrounding metropolitan area at the core alongside selected provincial markets. Pruksa Real Estate now sits within Pruksa Holding; the holding company owned 98.23% of Pruksa Real Estate as of 15 January 2026. The group structure matters to buyers because substantial corporate and financial information is publicly disclosed through the Stock Exchange of Thailand. Sources 1–4.

Overview

Pruksa operates across several parts of Thailand's residential market rather than concentrating on a single housing format. Its development business covers townhouses, detached houses and condominiums, with Bangkok and the surrounding metropolitan area at the core alongside selected provincial markets. Pruksa Real Estate now sits within Pruksa Holding; the holding company owned 98.23% of Pruksa Real Estate as of 15 January 2026. Track record

Pruksa has more than three decades of operating history, although its own current websites disagree on the exact founding day in April 1993: the Thai corporate page gives 20 April, while the English investor page gives 10 April. The former Pruksa Real Estate listing traded under PS from 2005 until 30 November 2016, when the group moved to the Pruksa Holding structure; PSH was listed the following day. The company's launch records provide a more useful view of recent activity than brand claims: 14 projects were launched during 2025, followed by four launches worth a stated THB 4.085 billion in Q1 2026. The same register recorded no additional launch in Q2 through 30 June 2026. Sources 1–4.

Segments and prices

The current product range stretches from relatively accessible housing to high-value detached homes rather than fitting one price tier. Pruksa's August 2026 promotion included a townhome from THB 1.39 million and selected completed condominiums from roughly THB 1.89–2.19 million, while the live detached-house catalogue showed The Palm from THB 17.9 million and The Reserve Villas Sukhumvit 89/1 from THB 45 million. These are live or promotional examples, not a permanent company-wide price range. A buyer should therefore compare the exact unit, specification, incentives and transfer costs with competing projects in the same micro-market. Sources 5–6.

Geography

Bangkok and its wider metropolitan region remain the centre of Pruksa's residential activity, with recent launches spread across areas such as Bangna, Ramintra, Rama 5, Ratchaphruek and Pattanakarn. The company's own site also maintains a separate provincial-project category, so its footprint is not confined to Bangkok city limits. For a buyer, that scale should not substitute for location analysis: access, competing supply, neighbourhood development and resale demand can differ sharply between projects carrying the same developer name. Reliability and public record

One practical advantage of dealing with Pruksa is the amount of information available for independent checking. Its parent, SET-listed Pruksa Holding under ticker PSH, publishes financial and operating disclosures; at 30 June 2026 the group reported 126 ready-to-sell real-estate projects with an aggregate stated value of THB 62.119 billion. The financial record should still be read rather than reduced to the size of the brand: PSH recorded a THB 539.98 million net loss for 2025 and a THB 197.39 million net profit for the first six months of 2026, while reporting net interest-bearing debt to equity of 0.23 times. Public disclosure improves transparency, but it does not guarantee construction quality, completion timing or the contractual position of a buyer in an individual development. Source 4.

What to verify

Before paying a reservation fee, identify the exact legal entity named as seller and contracting party and confirm how it sits within the Pruksa group. For an off-plan purchase, reconcile the contractual completion schedule with actual construction progress and read the provisions governing delays or changes; for a completed unit, inspect the specific property and document the defect-remedy procedure. Obtain a full written price breakdown as well, because Pruksa currently markets substantial specific to the project promotions whose conditions may not apply to every unit. Foreign buyers should also ask the project team to document the ownership or registration route available for the selected property, the required banking evidence and the entity receiving each payment.

Frequently asked questions

Is Pruksa Real Estate itself currently listed on the Stock Exchange of Thailand?

No. Pruksa Real Estate formerly traded as PS and was delisted on 30 November 2016. The listed company today is its parent Pruksa Holding, ticker PSH; it held 98.23% of Pruksa Real Estate as of 15 January 2026. Sources 2 and 4.

Does Pruksa focus only on entry-level housing?

No. The live portfolio includes lower-priced townhomes and condominiums as well as detached houses costing tens of millions of baht. In August 2026, promotional inventory started as low as THB 1.39 million, while selected current detached-house offerings started at THB 17.9 million and THB 45 million. Sources 5–6.

Does Pruksa's large portfolio automatically make an individual purchase low-risk?

Not automatically. Scale, operating history and public reporting make the group easier to research, but the buyer's rights depend on a specific project, seller entity and contract. Construction status, approvals, payment terms, unit condition and seller obligations still need project-level verification.

Is Pruksa still launching new developments?

Yes. Its official launch register records 14 new projects in 2025 and four projects with an aggregate stated value of THB 4.085 billion in Q1 2026. No new launch was recorded for Q2 2026 through 30 June. Source 3.
