A mature resale asset
Completion in 2018 means the buyer can inspect an existing home instead of underwriting construction delivery. The trade-off is that condition now matters more. Roofs, plumbing, moisture, alterations, estate maintenance and unpaid charges can differ from one house to another. Age is not automatically a problem, but it shifts due diligence from the developer’s build schedule to the physical and legal quality of the specific resale property.
Accessible house pricing
A lower listing anchor around THB 2.83 million puts Cozy Ville on the radar for buyers who want several bedrooms and some private land without moving into the price bracket of many new Pattaya villa schemes. That headline needs context. Plot size, original model, renovation quality, furniture, documentation and seller urgency can move value substantially. The historical THB 1.59 million launch figure is not a meaningful benchmark for a 2026 purchase.
An East Pattaya routine
This is an inland residential address rather than a beach-walkability proposition. Parking and road access are part of the value, and the location is more intuitive for a household using a car or motorbike than for a visitor planning to spend most days on foot around the central tourist strip. That can be a positive for year-round living, but it is a real mismatch for buyers whose first requirement is immediate beach access.
Title first, branding second
Public sources disagree on the developer name and do not provide one verified foreign-ownership structure for every house. A buyer therefore gains little from relying on portal branding alone. The decisive documents are the title for the selected land parcel, the seller’s legal right to transfer or lease it, the building ownership position and the exact contract being signed. For a foreign buyer, those are part of the asset—not paperwork to review after agreeing the deal.
About the project
Cozy Ville is a completed low-rise residential estate in Nong Prue on Pattaya’s eastern side. It is better understood as a mixed housing community than as a row of identical villas. The project contains 102 homes across several original formats: single-storey and two-storey townhomes, semi-detached houses and detached houses. That distinction matters because two listings carrying the same Cozy Ville project name can be materially different assets. Plot size, usable area, parking and even the number of storeys vary by the original model. For a buyer, the project name is therefore only the first filter. The next step is identifying which house type is actually being sold and what has changed since completion. The estate was completed in 2018, with FazWaz specifying December 2018. Construction delivery risk is no longer the central issue. Today the more useful questions are the condition of the individual house, maintenance of the common areas, the legal position of the land and building, any outstanding community charges, and whether extensions or alterations have been properly documented.
The original product mix was unusually broad for a project at this price level. Project databases preserve five main configurations: Cozy Home, a single-storey townhome; Cozy Avenue, a two-storey townhome; two sizes of semi-detached house; and Cozy Prime, a detached home. Published usable areas start at about 83 sqm for the smaller semi-detached type and reach 193 sqm for Cozy Prime, while the townhome models cover their own ranges. Land allocation also varies substantially, from compact plots around the two-storey townhomes to 73 sq wah or more for the detached model. These are original project specifications, not a guarantee that every resale listing still matches the catalogue. Owners may have enclosed terraces, added roofs, reworked rooms or otherwise changed the property over the years. That makes a physical inspection and document check more valuable here than a simple portal comparison. A cheap listing may be a smaller original type, a house needing work, or a property with less land; a more expensive one may carry a larger plot or substantial improvements.

The location sets the tone for the project. Cozy Ville sits in residential East Pattaya rather than on the beachfront strip, with sources consistently placing it on Soi Phatthanakan 1, also referenced through Sukhumvit Pattaya 53, in Nong Prue, Bang Lamung, Chon Buri. This is a car-oriented housing choice. It suits buyers who value a private plot, parking and a house layout more than direct walkability to the beach or the nightlife core. That trade-off is part of the pricing logic: buyers can obtain more ground-level living space than a similar budget would usually buy in the most central or coastal parts of Pattaya, but the daily routine is less likely to be built around walking out of a lobby into a tourist district. The coordinates used for the project follow a mapped project pin and are intentionally paired with a radius. They should not be read as the surveyed boundary of any individual lot.
There is still an active resale market. On 15 September 2026, FazWaz showed a lower asking-price anchor of roughly THB 2.83 million for Cozy Ville. A separate PropertyHub listing available in August 2026 asked THB 3.1 million for a single-storey three-bedroom, two-bathroom house on a 48.4 sq wah plot. Those numbers are useful market observations, not an official project price list. Cozy Ville has been completed for years, so value now depends on the actual home: plot size, original model, renovation history, furniture, seller circumstances and legal documentation all matter. Older Thai project pages still display the launch price of THB 1.59 million, but that figure belongs to the sales launch and should not be mistaken for a 2026 buying opportunity. A meaningful comparison starts with like-for-like houses and then adjusts for condition and documentation rather than treating the lowest headline price as automatically better value.
Amenities are relatively straightforward for a residential estate. Multiple independent project profiles repeat a communal swimming pool, landscaped common garden or park, security and CCTV; an on-site restaurant, parking and controlled access are also commonly listed. Some international portals additionally mention a clubhouse and gym, but the facility lists are not fully consistent across sources, so the core record is deliberately conservative. At this stage of the project’s life, the condition and operating rules of the common facilities are more important than the original brochure checklist. Community-fee data also conflict. Some FazWaz listings show roughly THB 1,000 per month, while one Thai project database records no fee. Neither figure should be applied to a selected house without direct confirmation from the seller or estate management. This is a good example of why portal fields are useful for discovery but not sufficient for transaction-level due diligence.
Developer attribution is the main identity issue in the public record. Thai sources including Home.co.th, a project-era review, ZmyHome and the current PropertyHub project profile associate Cozy Ville with M Estate Pattaya Co., Ltd.; historic project profiles also connect that company with the Cozy Ville website and contact details. FazWaz and related international portals, however, name Pattaya Land and House, while Checkraka uses Pattaya Land and House Natural View. The address, 102-home scale and five-model product mix all point to the same estate, so this does not appear to be a case of two different projects sharing a name. What remains missing is a public document that clearly explains the legal relationship between those companies or their respective roles as developer, landowner or seller. The registry therefore uses M Estate Pattaya Co., Ltd. as the best-supported primary attribution while preserving the conflict for transaction-level checking.
Foreign ownership needs to be approached differently from a condominium purchase. A house and the land beneath it are separate legal questions in Thailand. Foreign nationals generally cannot acquire residential land outright under the normal route, although Thai law contains narrow statutory exceptions that are not the practical default for a purchase in an estate such as Cozy Ville. The buyer therefore needs to establish who owns the land, what registered or contractual right will be granted over it, who owns the building and what can be registered in the buyer’s own name. Public Cozy Ville listings use several ownership labels, and at least one listing leaves the land-title field unavailable, so the project cannot responsibly be described as having one universal foreign-buyer structure. If a lease is proposed, the term, registration, parties and termination provisions matter. Nominee shareholding through a Thai company should not be treated as a routine workaround. The title for the selected lot and the actual sale or lease documents need to lead the analysis.
Cozy Ville ultimately makes sense as a practical completed-home option rather than a yield story or a resort-branded product. It combines a finished estate, a choice of house formats, private land around the home and an entry price that remains below many newly launched villa developments around Pattaya. Its age and mixed housing stock are also the reasons buyers should avoid judging the project too broadly. One resale may be close to its original layout and well maintained; another may have significant additions, deferred maintenance or paperwork that needs closer scrutiny. For owner-occupiers, the variety can be an advantage because the plot and house format can be matched to a real household rather than a standard apartment plan. For investors, the relevant questions are the liquidity of the specific house type, local rental demand, operating costs and exit condition—not a generic promise attached to Pattaya property. The sensible sequence is to identify the exact house and land rights first, then assess condition and price, and only then compare Cozy Ville with other completed East Pattaya homes.
