Why this project is worth a look

A real product choice

Public project data shows three distinct home sizes at 125, 135 and 150 sqm rather than a single repeated layout. The pricing is not linear, so the decision should be made on the actual plot, specification and house condition, not on area alone.

Manageable estate scale

The 85-unit count is repeated across several databases, with the site reported at roughly 14 rai. That gives a useful sense of scale, although occupancy, common-area condition and management quality still need an on-site check.

Built around road access

The location is tied to the Nong Pla Lai–Rong Po area and the Rong Po–Khao Mai Kaeo road network, with links toward Sukhumvit, Route 36 and the Motorway. It makes more sense for car-based daily life than for a beachside walk-everywhere brief.

Live status needs proof

Current portals do not tell a single story: one still presents project stock, another says off-plan with no available units, and completion information is missing elsewhere. The condition and legal readiness of the specific home matter more than any platform status label.

Land rights come first

A foreign buyer cannot treat a landed home like a condominium unit. The land title, the buyer's right over the land and the separate documentation for the house need to be understood before price or rental projections become the main discussion.

About the project

The Proud Wanthip is best understood as a suburban housing community rather than a Pattaya resort product. The project sits in Bang Lamung on the inland side of the wider Pattaya area, and multiple property databases consistently identify 85 homes. BaanFinder gives a site size of about 14 rai, while the more detailed NaYoo profile states 14 rai and 41 square wah. The housing mix includes detached homes and an attached or semi-detached two-storey format. That distinction matters for the buyer: this is landed residential property, so the decision is shaped as much by the specific land and house documents as by floor area or headline price.

The clearest project inventory page presents three house models. They are shown at 125 sqm, 135 sqm and 150 sqm of usable area, with each card giving a 41-square-wah plot. Displayed starting prices are THB 2.49M, THB 2.99M and THB 2.89M respectively. The larger detached model being advertised below the 135 sqm model is a good reminder not to impose a neat pricing logic on incomplete public data. Without a current unit schedule, specification sheet and plot plan, there is no basis to assume that the difference comes from fit-out, position, promotion or any other particular feature. The correct comparison is house by house.

Older resale advertising also supports the view that more than one housing format exists here. In 2024, OneDay carried a three-bedroom, three-bathroom detached house at THB 3.15M and a two-bedroom, three-bathroom twin-house listing at THB 2.75M, both tied to the Baan Kreak area of Nong Pla Lai. Those advertisements are useful evidence of the project's physical market presence, but they are historical listings rather than a 2026 price sheet. At the time of this review, DDproperty and PropertyHub do not show an active sale or rental market for the project, and FazWaz shows no available units. That leaves current liquidity and achievable rent unproven.

Location is likely to work better for a driver than for someone building a Pattaya lifestyle around walking to the beach, restaurants and nightlife. Sources do not use exactly the same administrative label: BaanFinder and historical listings place the project in Nong Pla Lai and Baan Kreak 2, while NaYoo and FazWaz associate it with Takhian Tia and the Rong Po–Khao Mai Kaeo corridor. The project identity itself remains consistent across those records, and NaYoo describes access toward the Motorway, Sukhumvit Road and Route 36. In practical terms, this is an inland road-connected location, not a central beachfront address.

The amenity story is modest but reasonably well documented. NaYoo lists a swimming pool, fitness room and children's playground, while DDproperty records CCTV and 24-hour security. What the public sources do not establish is equally important: there is no reliable current information on common-area charges, the management entity, the maintenance condition of shared facilities or resident rules. For a completed or partly occupied housing estate, those details can affect day-to-day ownership more than a brochure amenity list. A site visit and a copy of the current community fee schedule would therefore be more useful than assuming the facilities operate exactly as originally marketed.

The project's present construction and inventory status is not cleanly documented. NaYoo says construction began in 2022 and still labels three product cards as available, yet FazWaz recently classified The Proud Wanthip as off-plan and showed no units for sale. DDproperty provides no completion year, and PropertyHub also shows no active project listings. These records are not enough to declare the development either fully completed or still under construction in September 2026. A buyer should verify the actual house, roads and common areas on the ground, then match that physical condition to the permits, handover documents and seller's contractual timeline.

Developer identification is possible, but it is based on secondary project attribution rather than a recovered first-party project website. NaYoo names T & T GROUP (2014) COMPANY LIMITED as the operator. Corporate databases using Thai government open data confirm an active company under registration number 0205557031659, incorporated in Chon Buri in 2014, with stated activities that include acquiring and subdividing real estate and constructing residences for sale. DDproperty, however, lists the developer as unavailable, and no official developer page linking the company directly to this project was recovered. The practical due-diligence question is therefore the identity of the contractual seller and its relationship to the land title, not simply the name shown on a portal.

Foreign ownership requires a different analysis from a condominium purchase. Thailand generally restricts direct land ownership by foreigners, subject to narrow statutory exceptions. A foreign buyer considering a house in The Proud Wanthip should therefore separate three questions: who owns the land, what right the buyer receives over that land, and how ownership or other rights to the house itself are documented. A registered land lease is one common structure, but the appropriate arrangement depends on the specific transaction. No source reviewed here establishes the land title or a standard foreign-buyer structure for this project, so those documents need to be checked before a reservation is treated as legally straightforward.

As an investment, The Proud Wanthip should be assessed from actual comparables rather than a projected yield. Public sources do not provide a reliable current rent series, transaction history or evidence of consistent resale demand inside the estate. Zero live listings can mean scarce supply, weak portal coverage or simply no current owners advertising on those platforms; it is not proof of strong liquidity. The more defensible case is as a relatively low-entry landed home in a road-accessible Bang Lamung location. Anyone buying primarily for rental income or a short resale horizon should first build a local comparable set for Nong Pla Lai and the Rong Po area and then test the exact house against that evidence.

Ownership format

For a foreign buyer, purchasing a house here would not automatically mean direct ownership of the underlying land. The rights to the structure and the land need a compliant transaction-specific arrangement; a registered land lease is one commonly used route. The land title and terms for an individual home have not been independently confirmed.

Best for: Families or couples who want a landed home with roughly 125–150 sqm of internal space rather than a condominium.; Car-based residents who value Bang Lamung road connections more than walking distance to the beach.; Buyers looking at a relatively modest entry price who are comfortable comparing individual houses on condition and documentation.; Buyers prepared to verify the land title, contractual seller, project condition and live inventory before paying a reservation.; may not suit: Anyone whose brief depends on a central beach location and car-free daily life.; A foreign buyer seeking the relatively straightforward ownership logic of a condominium unit and unwilling to structure land rights.; An investor who requires an already documented rental track record, resale liquidity and defensible yield history inside the estate..

  • which amenities are fixed in the SPA annexes

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The live project stage and inventory as of 10 September 2026 are not consistently documented: sources show a 2022 construction start, product cards still marked for sale, an off-plan label and no available units at the same time.
  • NaYoo attributes the project to T & T GROUP (2014) COMPANY LIMITED and the legal entity itself is confirmed in corporate data, but no first-party developer or project website directly tying the company to The Proud Wanthip was recovered.
  • The exact cadastral parcel, land title and entrance were not recovered publicly. Sources alternate between Nong Pla Lai and Takhian Tia labels; the coordinates in this record are therefore a Baan Kreak 2 street-level reference with a wider radius.
