Phoenix Wittaya School is only a short distance from the estate and Tara Pattana International School is listed at roughly 1.1 km. This is a tangible location advantage for households with school-age children. The trade-off is that the beach and central tourist areas are a drive away, not an easy walk.

The lowest listing found is THB 2.15M for a three-bedroom townhouse with more than 116 sqm of usable area. That can look attractive next to newer Pattaya launches, but the comparison is incomplete until renovation quality, plot size, occupancy, common charges and title documentation are priced in.

For landed housing, the legal structure is more consequential than the project branding. Listings in the estate refer to Thai-name ownership, while the project-level land title is not published. An international buyer should have the exact title and registrable rights reviewed before committing a material deposit.

The live market shows occupied homes, long-term rentals and resale stock under the same project name, while no current developer brochure for the original estate could be found. Multiple sources converge on the same part of Nong Prue around Pattanakarn Road and Thung Klom-Tan Man 9 in Bang Lamung, Chon Buri. Listings describe more than one housing format, including townhouses, detached houses and a semi-detached home. That makes the individual property — its land plot, condition, title, renovation history and running costs — more important than any attempt to reconstruct a single original specification sheet for the whole estate.
The developer identity is much firmer than the historical project specifications. Property portals attribute the estate to Lalin Property, while the company’s current website identifies the legal entity as Lalin Property Public Company Limited and continues to market other residential developments in Pattaya. The exact old Lalin Property Pattaya page is no longer present in the current catalogue we checked. That gap matters because portal fields should not be treated as an archived developer record. Some aggregators label the estate as off-plan even though one listed house is tenant-occupied through November 2026 and several homes are being rented or resold. FazWaz shows a separate three-bedroom, two-bathroom house of 116 sqm at THB 2.99M; the listing states that it is tenant-occupied until 17 November 2026. At the larger end of the examples we found, a renovated four-bedroom semi-detached house marketed as Lalin Village on the same Thung Klom-Tan Man 9 location is offered at THB 5.5M with a stated usable area of 220 sqm. These are market examples, not an official unit schedule. Plot size, refurbishment, furniture, tenant status and title history can easily matter as much as floor area when comparing them.
The setting is inland East Pattaya rather than a beach-oriented location. Dot Property places Lotus’s Go Fresh at roughly 90 metres, Phoenix Wittaya School within a short walk and Tara Pattana International School at about 1.1 km. The current townhouse advertisement independently places Phoenix Wittaya School at around 70 metres. The same listing gives Pattaya Beach at roughly 7.4 km, so the estate does not suit a buyer whose priority is walking to the beachfront. Its stronger everyday case is for households using Nong Prue as a residential base, especially where access to schools and local services matters more than tourist footfall. A car is likely to make daily life materially easier here.
The confirmed communal facilities are straightforward: 24-hour security, CCTV and parking appear repeatedly across the project profiles, and one current townhouse listing also states key-card access. We did not find dependable project-level evidence for a swimming pool, clubhouse, gym or resort-style amenity package, so none is assumed. Running costs also need a property-specific check. One townhouse advertisement states a common fee of THB 2,500 per month, while a separate four-bedroom semi-detached listing quotes THB 800 per month. The discrepancy may reflect different property arrangements or simply inconsistent listing data; it is not safe to publish one estate-wide fee from those two numbers.
Land rights are the key legal diligence point for an international buyer. Thailand’s Department of Lands maintains specific rules and procedures for foreign land acquisition and measures against nominee ownership, so a house purchase should not be treated as equivalent to foreign freehold of the underlying land. An older listing for Lalin Property Pattaya and a recent Lalin Village listing both describe the property as held in a Thai name. That does not establish one universal ownership structure for every home, but it is enough to require a title-level review before money is committed. A FazWaz resale listing describes a furnished two-storey house with two parking spaces. It was stated to be tenant-occupied until 17 November 2026 when checked, which confirms real use of the estate but does not guarantee future occupancy or returns.
A 2026 Lalin Village listing on Thung Klom-Tan Man 9 describes a renovated two-storey home on a 160 sq.wah plot. It states Thai-name ownership and an THB 800 monthly common fee; those terms belong to that specific listing rather than the estate as a whole.
