The estate sits in Nong Prue, Bang Lamung, in the part of the city commonly marketed as East Pattaya. Project databases place it on Soi Mu Ban Pattaya Paradise Village 2, while individual listings also reference Thung Klom–Tan Man Road and Soi 9; other project descriptions place the entrance around Khao Talo. The mapped project point is 12.9164, 100.9278. This is an inland residential setting rather than a walk-to-the-beach address. Daily life is therefore more car-oriented, with the value proposition centred on space, local shops, schools, healthcare and road access rather than tourist footfall. That can be a good fit for permanent residents who want a house and private outdoor area without living in the denser coastal strip. It is less convincing for a buyer whose main priority is a beachfront routine or a short-stay holiday product that can be operated without a car.

There is no reliable original developer plan catalogue in the sources we found, so the safest way to describe the housing stock is through verified resale evidence. Three-bedroom houses form the clearest recurring group. Current and historical listings show roughly 120–288 sqm of internal area, generally with two or three bathrooms. Verified examples include 120 sqm homes on 65–80 sq.wah plots, several houses around 150–200 sqm, and a recorded 284 sqm three-bedroom corner house. Larger five-bedroom properties are also present. One current listing shows 350 sqm of internal space on a plot of about 469 sqm, while another advertises a much larger 896 sqm five-bedroom house. Those numbers should not be read as a neat set of original model types. They are better treated as evidence of a heterogeneous resale estate where extensions, rebuilding and owner-specific improvements can materially change the floor area and utility of each home.

Communal amenities are functional rather than resort-heavy. Multiple independent project pages agree on a shared swimming pool, security and parking. Other recurring items include CCTV, a controlled entrance, internal roads, landscaped areas and a children's playground. This is useful because the common facilities are already operating and can be inspected before a purchase. What is not publicly clear is the current common-area fee, how the community management is structured, whether there are house rules that affect alterations or rentals, and whether a seller has any outstanding communal charges. In an older resale estate, those practical points can be just as relevant as the visible condition of the pool or gate, and they should be included in the document pack before a deposit becomes non-refundable.

The resale market is unusually wide for a single project name. As of 16 September 2026, a three-bedroom corner house on 71 sq.wah was being advertised at THB 3.5M. Other listings sit around THB 8.99M–9.9M for five-bedroom homes, while a much larger five-bedroom property of 896 sqm has been marketed at THB 19.9M. Recorded transactions reinforce the point: sales in 2024–2025 include three-bedroom homes at THB 3.5M, THB 5.9M and THB 11M, plus a two-bedroom example at THB 2.8M. The spread is too large for a project-wide average to be a useful buying shortcut. Plot size, refurbishment, furniture, private improvements, title structure and seller urgency can all move the number. For this estate, comparable analysis should start with houses of similar land size and condition, not simply with every listing under the same project name.

The legal structure also needs to be approached at house level. Some listings use a generic freehold label and others show Thai ownership for the land. Neither should be treated as a promise that a foreign buyer can simply take the plot in his or her own name. Thailand's ordinary land-ownership rules remain restrictive for foreigners, so the building interest, land title, registered owner and any lease or encumbrance need to be checked separately for the selected house. Developer identity is another unresolved historical point. Several project databases leave the developer blank, while one isolated profile attributes the estate to 124 Privacy Condominium. A Thai company named Pattaya Paradise Village Company Limited was registered in Nong Prue in 2005 for land and property trading and subdivision, yet we found no document directly tying that company to this specific phase. The registry entry therefore deliberately leaves the developer field out rather than presenting a weak attribution as fact.

The rental side shows the same lack of standardisation. A recent September 2026 listing offered a 190 sqm three-bedroom house at THB 18,000 per month, while broader project pages show other active houses around THB 45,000–70,000 per month. That range is far too wide to turn into a project-level yield promise. Rent depends on house size, fit-out, contract length, plot, private improvements and whether the property is ready for immediate occupation. An investor should therefore benchmark a chosen house against genuinely comparable rentals rather than pairing a low purchase price with the highest advertised rent in the estate. Where possible, actual tenancy history for the specific property is more useful than portal averages, especially once garden care, private pool maintenance, repairs, agent fees and vacancy are considered.

A sensible inspection should separate visible condition from legal condition and future cost. Visible checks include roof and wall condition, signs of water ingress, the quality of extensions, air-conditioning, pumps, electrical systems and plumbing. The document review should then confirm the plot boundaries, land owner, building rights, registered encumbrances and whether the physical house still matches what is legally recorded. Finally, the buyer needs a realistic post-transfer budget: an older house may need immediate work even when the asking price looks attractive. That is why two neighbouring homes with the same bedroom count can be very different purchases. In Pattaya Paradise Village 2, the best comparison is not simply price per square metre; it is the total package of land, usable house, condition, legal structure and the amount of work required after handover.
