Why this project is worth a look

Low density, unequal lots

Crescent Bay’s defining feature is the tiny number of homes. That makes the individual villa and plot more important than the project label. Two houses in the same development can have very different water access, land size, privacy and long-term upkeep.

Architecture drives ownership cost

The villas are designed by Duangrit Bunnag Architect Limited and start at roughly 909 sqm of built space. Buyers are paying for scale, structure and design, not just bedroom count. The same qualities that make the houses distinctive also raise the cost and complexity of cooling, cleaning, servicing systems and future refurbishment.

Beachfront varies by lot

Project material says two villas sit directly on the beach while the others occupy sea-view positions above it. The word “beachfront” therefore does not create identical beach access for every home. The selected plot should be checked on the latest site plan and physically walked before purchase.

Readiness is lot-specific

Some sources use 2026 move-in language, others still sell villas as made to order over 18 months, while several portals label the development completed in 2025. The useful document is not a project badge but the selected villa’s completion record, remaining works schedule and contractual handover date.

Land rights need structure

A foreign buyer cannot treat a villa purchase like a foreign-quota condominium purchase. The land title, registered owner, lease structure if used, lease term and ownership of the building all need to be checked for the specific lot. A generic “freehold” label on a portal is not enough.

About the project

Crescent Bay Beachfront Villas is a very small villa development on the eastern side of Cape Panwa in Wichit. Major property databases place it at 5 Sakdidesh Road, and the published project coordinates point to the same stretch of coast. The scale is fundamentally different from a conventional resort estate: the project is built around roughly half a dozen very large private homes rather than rows of similar villas. That matters to a buyer. Low density can mean more privacy, but it also means that pricing, maintenance and resale cannot be judged from broad estate averages because the individual houses differ materially in size, site position and relationship to the water.

ISF Group is the public-facing developer brand. Crescent Bay’s own privacy page names Insaf Phuket Panwa Limited and gives the company’s Bangkok address, while FazWaz and Phuket.Net also identify that company as the project developer. This is a useful identity match, but it is not a substitute for transaction due diligence. At this price level, the buyer needs to see which legal entity signs the sale or construction contract, which entity receives the funds, and what legal basis that entity has to transfer the building and grant rights over the land. Brand recognition and contract counterparty should line up clearly on paper.

The architecture is credited to Duangrit Bunnag Architect Limited. The project’s current website presents three configurations. Type 1 consists of two two-storey, six-bedroom homes of 1,743.27 sqm and is marked sold out. Type 2 is a three-storey, five-bedroom format of 908.67 sqm; the main project page currently shows two available. Type 7, branded The Horizon, is a two-storey, six-bedroom residence of 1,619.4 sqm and is also shown as available. Even the smallest current format is close to 900 sqm of built space, so the ownership experience is closer to running a substantial private residence than a typical holiday villa. Cooling, housekeeping, technical systems, landscaping and furnishing can all become significant recurring costs.

The total project count is not fully clean across current sources. The newest Crescent Bay landing page says five residences and visually presents a 2 + 2 + 1 mix. ISF Group, FazWaz, DDproperty, Phuket.Net and several Crescent Bay editorial pages still say six villas. Older project material described the original mix as two Type 1 homes, three Type 2 homes and one Type 3. We therefore keep six as the most consistently supported overall count, but do not treat the current masterplan as settled. A buyer should obtain the latest site plan with all villa numbers, plot boundaries and sales status before relying on any inventory summary.

Construction status is also source-dependent. Crescent Bay’s own site refers to 2026 and uses move-in-ready language, while ISF Group says opening in 2026. FazWaz and the individual active sales listings still describe villas as made to order with an 18-month construction period from purchase. DDproperty labels the project as completed in 2025. Those descriptions cannot all be true for every house at the same time, and the most likely practical explanation is that completion varies by lot or by the source’s data model. Without a handover record for the selected villa, we treat the project conservatively as under construction with 2026 as the current target and verify actual readiness lot by lot.

The lowest asking-price anchor we could confirm at the time of review is THB 122 million for a five-bedroom, 908.67 sqm villa. The same project databases show comparable five-bedroom stock around THB 129 million depending on plot size. Larger configurations can be much more expensive; a 1,619 sqm villa was marketed in 2026 around THB 235 million, but its bedroom count conflicts with the current official Type 7 description, so we do not use that figure as a clean Type 7 price. For a project like Crescent Bay, the villa number, plot, front-row position, completion state, furniture package and exact legal rights are more important than a simple price-per-square-metre comparison.

Published running costs are meaningful because the houses are so large. FazWaz lists a common-area management fee of THB 40 per sqm of indoor area per month and a one-off sinking fund of THB 500 per sqm. On a 908.67 sqm villa, the same listing shows a monthly common-area charge of roughly THB 36,000. Those figures are useful planning anchors, but the buyer should still inspect the management agreement and the exact calculation base. Private pool maintenance, gardens, air-conditioning systems, lifts in some configurations, staff and utilities can sit outside the estate fee and can materially change the annual cost of ownership.

Cape Panwa is a quieter lifestyle choice than Phuket’s busier west-coast resort belt. The official Crescent Bay site quotes about 18 minutes to Phuket Town, 20 minutes to HeadStart International School, 23 minutes to Central Phuket, roughly 5–7 minutes to V Villas Phuket and Sri Panwa, and around 1 hour 10 minutes to Phuket International Airport. The location works best for buyers who value sea views, privacy and a large residence more than walkability to a dense town centre. Families with daily school or business travel should test the routes at the times they would actually use them because seasonal and rush-hour traffic can make brochure travel times optimistic.

The official website also states that a rental program is available, but we did not find public terms covering management fees, owner-use restrictions, expected occupancy, expense allocation or any contractual return. The existence of a program therefore should not be treated as an investment case on its own. Rental economics need to be built from the actual management agreement and the intended use pattern: owner occupation, seasonal short stays, long-term leasing, or a mix. With an acquisition cost above THB 100 million, relatively small changes in occupancy, staffing and maintenance can have a large effect on net returns.

Ownership format

For a foreign buyer, the key issue is not a generic “freehold” project label but the split between the land and the villa. Phuket.Net lists Thai freehold or leasehold for individual lots; a foreign buyer should verify the land title, the term and registration of any lease, and the ownership of the building itself for the selected villa.

Home types & sizes

Type 1 Iconic Beachfront — 6 bedrooms
1,743.27 sqm
7 bathrooms across the official floor description

Two two-storey villas positioned directly on the beachfront. The official floor description places five bedrooms, five bathrooms and two kitchens on the first level, with the living/pantry space, another bedroom, two bathrooms and the pool on the second. The current project landing page marks this type sold out.

Type 2 Spacious Sanctuary — 5 bedrooms
908.67 sqm
5 bathrooms

A three-storey layout with the living and pantry areas, two kitchens and a private pool on the first level; two bedrooms and two bathrooms on the second; and three bedrooms with three bathrooms on the third. The current landing page shows two available, while the dedicated Type 2 page still says three houses, reflecting an unresolved inventory/masterplan mismatch.

From THB 122M in market listings checked 30 Sep 2026
Type 7 The Horizon — 6 bedrooms
1,619.4 sqm

The current official site shows one two-storey The Horizon villa with six bedrooms and marks it available. Third-party listings for a similarly sized villa sometimes use a different bedroom count and the older Type 3 label, so the detailed plan and price should come from the current sales pack for the exact lot.

The current official website and older project material do not fully agree on the number of homes or the naming of the final villa type. The cards above reflect the current public sales presentation, but the latest numbered site plan and lot status should be obtained before purchase. The source of each published official starting price is stated alongside it. Separate market listings are not the developer’s price list; confirm the selected unit’s price, availability and terms through its sale channel.

Best for: An owner-occupier who wants a very large coastal home and deliberately prefers the quieter Cape Panwa setting to Phuket’s busier west-coast resort belt.; A family that genuinely benefits from five or six bedrooms, separation across multiple levels and large communal spaces; Type 2 is particularly legible for children, guests and staff.; A design-led buyer who values the architecture and is comfortable operating a 900–1,700 sqm residence without expecting running costs to resemble a conventional holiday villa.; A buyer who likes very low density and is prepared to assess each lot separately for land, view, actual beach access, construction state and legal structure rather than buying the project name.; An investor willing to model rental performance from the actual management contract and expenses rather than from the marketing statement that a rental program is available.; may not suit: A poor fit for buyers seeking simple, low-cost ownership: even the entry configuration is exceptionally large and operationally demanding.; Not ideal for someone who wants a walkable urban environment with dense restaurants, retail and nightlife outside the gate.; Not suitable for a foreign buyer expecting condominium-style ownership simplicity; the land beneath a villa requires a separate legal structure and document review.; It should not be selected primarily for promised rental income or appreciation: public materials do not disclose a guaranteed yield or the commercial terms of the advertised rental program..

Disputed and unknown information

This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.

  • The unit count conflicts: the current Crescent Bay landing page says five residences, while ISF Group, FazWaz, DDproperty and Phuket.Net say six. Obtain the latest signed masterplan with numbered plots.
  • Construction status conflicts: the official site uses 2026 move-in-ready language, FazWaz markets individual villas as made to order over 18 months, and DDproperty lists 2025 completion. Readiness needs to be verified for the selected villa.
  • The land-rights structure for a specific lot is not sufficiently public. DDproperty uses a generic freehold label, while Phuket.Net states Thai freehold or leasehold; a foreign buyer needs the land title, transaction structure and building-ownership documents.
