Why this project is worth a look
Nine-home scale
The estate is small enough that privacy is a genuine part of the product, but that also makes project averages less useful. A buyer cannot assume that two Maison Marina Panwa villas are interchangeable. Plot position, waterfront relationship, furnishing, alterations and legal structure matter more than a generic project price.
Real water access
Direct beach access and a private marina or pier are repeatedly documented. For a boating owner, that can change the way the property is used every week rather than simply improving the view. The practical check is to confirm what access belongs to the selected villa and what rules govern use of the marina and waterfront areas.
A livable layout
The 503.5 sq m four-bedroom type includes a separate guest suite by the pool, three ensuite bedrooms upstairs, a second kitchen, laundry, storage and covered parking. Those details make the house more credible as a long-stay family residence, not just a holiday villa designed around a dramatic living room.
Completed, not conceptual
A buyer can inspect the finished house, road, landscaping and waterfront rather than underwriting construction execution. The due-diligence focus therefore shifts to maintenance, moisture and salt exposure, pool and mechanical systems, renovation history and the actual documents attached to the villa being sold.
Land rights matter
A foreign buyer should separate ownership of the house from rights over the land. The current low-price resale shows the villa structure as freehold, the land as leasehold and a Chanote title for the land. That is a much more useful starting point than a portal badge that simply says 'freehold'.
About the project
Maison Marina Panwa is a nine-villa waterfront estate in Wichit on Phuket's quieter southeastern side. Its small scale is one of the first things a buyer should understand. This is not a large managed resort where dozens of near-identical units create an easy benchmark. With only nine homes, the resale market is thin and individual villas can differ materially in plot size, fit-out, post-completion alterations and asking price. The project is now completed and occupied rather than a promise on a brochure. Boat Pattana lists Maison Marina Panwa among its past projects and continues to market homes there for rent, while resale listings are active across several portals. That changes the due-diligence question: the main risk is no longer whether the estate will be delivered, but whether the particular villa being offered matches its documents, ownership structure and price.
The waterfront setting is more specific than a generic sea-view label. Project and resale sources consistently describe direct beach access and access to a private marina or pier. For someone who actually uses a boat, that can be a meaningful part of the property rather than a lifestyle slogan. The trade-off is location. Cape Panwa is calmer and less commercial than Phuket's west-coast resort strips, so daily life is likely to involve more driving for large shopping trips, nightlife or island-wide errands. Phuket Town is accessible by car and the airport is roughly an hour away depending on traffic. Buyers choosing this part of the island are effectively prioritising privacy, water access and a residential atmosphere over walk-out access to a dense tourist district.

The clearest standard house type in the public record is a four-bedroom villa with about 503.5 sq m of built-up space on plots of roughly 682-697 sq m. The layout has enough detail to understand how the house works. The lower level centres on the living and dining space, kitchen and pool terrace, with a separate guest suite near the pool. A second kitchen, laundry and storage areas add practical back-of-house space that is often missing from holiday-oriented villas. Upstairs are three ensuite bedrooms, including the main suite with a walk-through wardrobe and a sea-facing balcony. Covered parking is provided for two cars. The practical consequence is that this layout can function as a full-time family home as well as a holiday residence; guests can have their own zone without taking over the private bedroom floor.
Pricing needs to be read villa by villa. As of 2 October 2026, the lowest active resale we could verify was THB 119 million for a completed four-bedroom villa with 503.5 sq m of internal area and a 696.8 sq m plot. Other four-bedroom offers sit around THB 129-139 million, while DDproperty also carries asking prices of THB 215-225 million and a much larger multi-bedroom house. Those numbers should not be blended into a project average. They may represent materially different plots, configurations, renovations or simply different seller expectations. A buyer comparing Maison Marina Panwa should therefore start with the actual house: plot boundary, built area, waterfront position, furnishing package, alterations, title documents and lease terms. Price-per-square-metre comparisons are particularly fragile here because some listings use building area while others appear to use land area or contain obvious data-entry errors.
The completion date is not perfectly consistent across the public record. Some Thai project directories show 2024. Other specialist sources place completion in 2025, including March 2025 and Q3 2025 references. Today that discrepancy is less important than it would be for an off-plan purchase, because the estate is demonstrably completed and villas are trading on the resale market. It still matters for a selected home's paper trail: handover date, building registration, warranties and the point from which wear and maintenance history should be assessed. For the project record, 2025 is the more useful working completion period, while the selected villa should be checked against its own handover and registration documents rather than relying on a directory date.
Storey count has a similar inconsistency. The standard 503.5 sq m four-bedroom villa is repeatedly described and illustrated as a two-storey home. Yet some project directories show three floors, while Phuket.Net gives a range of two to three floors for the development. That is enough of a conflict that a single project-wide floor count would be misleading. It may reflect different homes, a technical level, or a different convention for counting floors. In practice, the buyer should treat the floor plan of the selected villa as the source of truth. The two-level layout described above is well supported for the standard four-bedroom type, but it should not automatically be copied to every house in the estate.
Boat Pattana is not a newly created name attached only to this development. Its official company history says it was established in 2009 by Boon Yongsakul, founder and chairman of the Phuket Boat Lagoon Group, and the company has delivered residential and commercial projects around Phuket. Maison Marina Panwa is also independently visible in the market: PropertyGuru's Thailand Property Awards gave Maison Marina by Boat Pattana a Highly Commended recognition for Best Luxury Housing Architectural Design (Upcountry) in 2022. That is useful identity evidence and a sign that the project existed well before completion. It should not be treated as a substitute for technical inspection or title review; an award does not tell a buyer whether a particular villa has been altered, maintained well or carries the right land arrangement for the buyer's status.
Ownership needs more care than a portal label such as 'freehold'. A current resale listing separates the house from the land: the villa structure is shown as freehold, the land as leasehold, and the land title as Chanote. Thai government guidance also makes clear that foreign land ownership is restricted and only narrow statutory exceptions exist. For a foreign buyer, the sensible way to analyse the deal is as a package of rights rather than a single word. Who owns the land, what exactly is registered at the Land Office, how long does the lease run, what renewal or succession language exists, and who owns the building? If an offer simply says 'freehold villa' without separating the structure from the land, that is not enough information to understand what is actually being acquired.
Ownership format
For a foreign buyer, the villa structure can be owned separately from the land, while the land is not normally held directly in the foreign buyer's name. The current listing shows freehold ownership of the villa structure, leasehold land and a Chanote land title. The exact registered rights for the selected villa need to be checked against the title deed and lease.
Home types & sizes
The best-documented house type in the estate: a two-level villa with a private pool, a guest suite beside the pool and three ensuite bedrooms upstairs. Current examples show plots of roughly 682-697 sqm, so the land area must be checked for the selected villa.
Current resale inventory also includes much larger houses, including an approximately 1,480 sqm multi-bedroom listing. Public sources do not establish that configuration as an original standard developer type, so it is not presented here as part of the core unit mix. Prices are the lowest the brokerage boards publish, not the developer’s price list — the price and availability of a specific unit are something we go through with you personally.

Best for: A buyer who wants a completed waterfront villa and prefers inspecting a real finished home rather than taking construction-delivery risk.; A family that can use four proper bedrooms, a separate guest zone, service spaces and enough internal area for long stays rather than occasional holidays only.; A boat owner, or anyone for whom marina and direct water access are part of the actual lifestyle rather than a view premium alone.; A buyer comfortable with a small boutique estate where each resale needs to be underwritten individually for plot, condition, alterations and legal structure.; may not suit: Not a natural fit for someone who wants a walkable resort strip with dense restaurants, retail and nightlife immediately outside the gate.; Not ideal for a buyer who wants an easy price benchmark from dozens of identical homes; with only nine villas, current resales vary too much for that.; A foreign buyer who requires the underlying land to be registered directly in their own name should not treat this as a standard straightforward ownership route; land rights need a separate lawful structure..

- the title format and what is registered against the unit
- the selected unit’s contractual handover date in the SPA — the published date is only a reference
Disputed and unknown information
This keeps the open points in one place. A missing or disputed fact is not treated as a conclusion.
- Completion dates conflict: DDproperty and ThinkOfLiving show 2024, Home In Phuket says March 2025, and the dedicated project site shows Q3 2025. The estate is clearly completed; 2025 is used as the working project year, while the selected villa's handover and registration documents should control.
- Storey count conflicts: detailed four-bedroom listings support two levels, while DDproperty and ThinkOfLiving show three floors and Phuket.Net gives a two-to-three-floor range. No single floor count is applied project-wide.
- The address appears in two forms: 18/12 Mitthaphap Road on Hipflat and syndicated listings, and Sakdidej Road on DDproperty/ThinkOfLiving. The coordinates resolve to the same Wichit/Cape Panwa project; the selected villa's title should be used to confirm the final registered address.
