Landscape is part of the planning structure rather than a narrow decorative strip around the perimeter. The official website states that 4.5 hectares are devoted to nature-integrated space, with six linear gardens between residential clusters and six themed gardens. The published list includes Meadow Park with an approximately 1,900-square-metre pond park, a Therapeutic Garden, Mediscent Garden, Garden Sound Bath, Nature Play Garden and Horticulture Garden. Project renders show water, walking routes and dense planting woven between homes and community areas. A buyer should still verify which spaces are completed and accessible with the selected phase, but the published plan is materially more specific than a generic promise of a green neighbourhood.

Marum Square is intended to form the commercial heart of the estate. Its official page describes an approximately 900-metre streetscape with food and beverage outlets, retail, allied healthcare and wellness services, early-learning uses and cultural space. The residential area is stated to be about 450 metres away. A specific to the project EdgeProp report also described 259 shophouses, a community club, an approximately 80,000-square-foot healthcare facility and a school planned for around 750 students. These figures indicate the ambition of the non-residential programme, but they do not confirm the present delivery sequence, operating tenants or the opening date of each component.

The location is tied to the growth of Phnom Penh's southern corridor. The official website places Marum Estate in Kandal Stueng and states a distance of roughly 12 kilometres to Techo Takhmao International Airport; different official pages use travel guides of 10–15 minutes or about 15 minutes. National Roads 2 and 3, Tonle Bati Lake and Tamao Mountain are also used as regional reference points. Those references help explain the direction of travel, but actual journey times will depend on traffic and the final access route. The exact parcel number and commune were not established in the confirmed public sources, so the address is intentionally stated only to district and province level.

The scheme has been presented as a long-term urban environment rather than a short row of first-phase houses. SCSY Studio lists Marum Estate in its portfolio as a residential and urban masterplanning project designed in 2021. Media reports published in 2024 referred to a 2026 target for the first phase, but a current official delivery table confirming the status of individual phases was not found as of July 2026. A prospective buyer should therefore separate the published masterplan from current site progress and request the exact plot, construction stage, contractual handover date and list of amenities operating with that particular phase.

One of Marum Estate's clearest strengths is the range of scale within one coordinated development. Smaller formats offer a more compact route into landed housing, while the largest villas add private pools and significantly more internal space. The central uses are designed to serve more than one residential lane. The same complexity creates a longer due-diligence list: cluster choice, home type, relationship to Marum Square and the gardens, delivery stage, service-charge obligations and access rules for community facilities all matter. An attractive aerial masterplan cannot replace the legal and technical documents for the particular home being considered.

Based on the confirmed public material, Marum Estate is unusually well documented for a developing low-rise project south of the capital. The masterplan, home typologies, areas, landscape programme and community uses are all described with useful detail. Its value to an individual buyer will nevertheless depend on execution. Before reservation, the practical request list should include the current plot plan, unit status, land and ownership documents, technical specification, payment schedule, handover commitments, maintenance fees and a clear schedule for facilities serving the chosen phase. That approach evaluates a specific home and a specific set of obligations, rather than treating the entire marketing vision as already delivered.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.

That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs.
