Northpoint is an established beachfront condominium by Raimon Land in Wongamat, North Pattaya. The developer describes it as a single two-tower project with 46- and 54-storey residential towers, 376 units in total and a site of roughly 12 rai. Raimon Land records construction completion in 2009. That changes the buying process completely compared with an off-plan tower: there is no need to imagine the finished product from renders. A buyer can inspect the exact apartment, ride the lifts, look at the common areas, listen for noise, check the building management and see how a sea-facing high-rise has aged after well over a decade of use. The trade-off is that condition varies much more from unit to unit. Two apartments with the same registered area can feel like different products if one has been fully renovated and the other still carries much of its original fit-out. Northpoint therefore needs to be bought at unit level, not simply by project reputation.
The address is one of the project's clearest advantages. Northpoint sits at 456 Moo 5, Naklua 18/1 Alley in Na Kluea, Bang Lamung, Chon Buri, in the Wongamat area of North Pattaya. The complex has direct access toward Wongamat Beach rather than merely using the beach name as a broad neighbourhood label. Wongamat is quieter than the central Pattaya beachfront strip, yet it remains connected to Pattaya-Naklua Road and the rest of the city. For an owner-occupier, that means everyday life can be coastal without feeling detached from shops, restaurants, healthcare and larger retail. For a second-home buyer, it provides a straightforward lock-up-and-use location: the beach is beside the project while city services remain practical. A car or taxi is still useful for trips beyond the immediate neighbourhood, but the project itself is not dependent on a remote resort setting.

Northpoint is also unusual for the relationship between height and unit count. There are only 376 residences across two very tall towers, which creates a different density profile from later Pattaya high-rises built around hundreds of compact investor units. The official product mix spans studios, one-, two- and three-bedroom apartments, duplexes and penthouses, while resale inventory also contains larger multi-bedroom homes. This gives the project genuine owner-occupier depth. Couples can look at large one-bedroom layouts rather than micro-units, and families can find two- and three-bedroom homes with areas that are closer to conventional apartments than holiday studios. The downside is obvious: once the search moves beyond the entry-level units, total ticket sizes rise quickly. Buyers should compare view, floor, orientation, renovation, furniture and title status alongside square metres, because those factors can explain very large price gaps within the same project.
The published size matrix is generous by current Pattaya standards. Studios are typically around 50–52 sqm, one-bedroom units around 65–73 sqm, two-bedroom apartments roughly 102–105 sqm, and three-bedroom homes around 129–177 sqm. Those figures are useful for understanding the original project, but Northpoint is now a mature resale building rather than a launch with a fixed stock list. Over the years, owners have renovated, reconfigured and in some cases combined spaces. A resale listing can therefore sit outside the neat original ranges. When comparing apartments, the registered floor area, actual floor plan, bathroom count, balcony, position relative to lifts and service zones, and the inventory included in the sale matter more than the bedroom label alone. In an older premium condominium, an excellent renovation can add real usability, while a dated apartment may require a meaningful budget immediately after transfer.
The amenity package is substantial and, importantly, distributed through the project rather than concentrated in one token common room. Public project profiles identify a ground-level pool, another pool area on the 24th floor, a gym and sauna on the 24th floor, a rooftop tennis court, a children's area, reception, parking, 24-hour security and CCTV. Direct beach access is also listed. These are practical facilities for people who actually live in the building: exercise, swimming and time outdoors do not require leaving the property every day. They also create an ongoing maintenance burden, so owners need to look beyond the purchase price. The currently published common-area management rate is THB 60 per sqm per month. Before buying, the exact rate, any outstanding common fees on the unit and the current health of the condominium's reserve funds should be verified with the juristic person rather than assumed from an online project profile.
Northpoint has a stronger development pedigree than a generic local high-rise. Raimon Land names Bouygues-Thai as the main construction company and HB Design as the primary designer. The project received the Thailand Property Awards' Best Condo Development (Eastern Seaboard) recognition in 2008, and Raimon Land also records the same category recognition in 2010. Historical awards do not determine today's resale value, but they help explain why Northpoint became a reference project in Wongamat and why it still attracts a deep resale market. In 2026, major portals carry dozens of sale listings ranging from roughly 50 sqm entry units to large family residences and penthouses. That breadth helps buyers: there is room to compare and negotiate instead of accepting a single available unit. It also means duplicate listings and stale asking prices are common, so an apparent market range should always be reduced to a shortlist of genuinely available apartments.
As of 1 September 2026, a current lower sale anchor is THB 7.5M for a roughly 52 sqm unit, with the listing refreshed on 29 August. Larger apartments move into a very different budget band. Recent two-bedroom asks include examples around THB 12.9M, THB 15.5M and THB 17.5M, while larger three-bedroom and penthouse residences extend far beyond that. This is not developer inventory with a unified price sheet; it is a secondary market made up of individual sellers. Asking why 'Northpoint costs' a certain amount therefore misses the important variables. A low-priced studio may have a different view, floor, renovation level or ownership position from a more expensive one, and the same applies to the larger layouts. The useful way to price the project is to compare several live units of the same type at the same time and then inspect the outliers in person.
For foreign buyers, the legal structure is familiar but unit-specific. Raimon Land lists the project's tenure as freehold, and many resale advertisements also describe their units as freehold. Thailand's condominium rules still apply: foreign ownership cannot exceed the statutory 49% share of the building's condominium area, and a transfer to a foreign buyer requires confirmation of the available foreign quota. That means the word 'freehold' in an advertisement does not by itself prove that the apartment can be registered in a foreign buyer's own name today. The THB 7.5M entry listing, for example, confirms freehold tenure but does not publicly confirm foreign-quota availability. This should be checked before paying a non-refundable deposit, together with the title deed, seller identity, outstanding common fees and the condominium juristic person's transfer documentation.
The age of the building is not automatically a negative, but it shifts due diligence from construction risk to condition risk. A serious viewing should go beyond furniture and sea views. Check window seals, balcony doors, air-conditioning systems, bathroom waterproofing, kitchen condition, signs of moisture, service risers and lift performance. Ask what has been replaced, when the renovation was completed and whether any work changed walls or building services. Coastal buildings live in a more demanding environment than inland condominiums, so maintenance history matters. Owner-occupiers should also verify current rules on renovations, short-term letting and pets. Public profiles presently state that pets are not allowed unless specifically permitted by the juristic office, which means a buyer with a dog or cat should obtain the current written rule before committing rather than rely on an agent's verbal assurance.
Northpoint works best for a buyer who wants a mature beachfront address, generous layouts and the ability to inspect reality before committing. It is not a bargain mass-market condominium and it is not new. Its value proposition comes from Wongamat, direct access to the sea, large apartment types, two high-rise towers and an amenity set that still supports full-time living. The limitations are equally clear: the building dates from 2009, individual unit condition is inconsistent, larger residences require significant capital, and foreign ownership depends on the exact unit's quota status at the time of transfer. Buyers who treat those as checkable variables rather than background detail can make a rational comparison across the resale stock. Northpoint should be judged by the apartment, the documents and the current building condition—not by launch-era marketing or by the project name alone.
