Zire Wongamat is physically on Wong Amat Beach rather than merely carrying the neighbourhood name. Raimon Land and current third-party profiles agree that residents can reach the shore through the project grounds. For a buyer who genuinely plans to use the beach, that changes everyday convenience. The exact gate, access hours and condition of the beachfront should still be inspected in person.

Inspect what exists

The project was completed in 2014, so a buyer can judge the actual building rather than a construction promise. Lifts, parking circulation, common areas, noise, management and the exact apartment can all be viewed before committing. The due-diligence burden simply changes: maintenance history, approved capital works, seller arrears and juristic-person records matter more than delivery milestones.

Useful size range

The project is not limited to compact studios. Its original mix spans studios, one- and two-bedroom homes and duplexes, with substantial variation even inside a single bedroom count. That gives owner-occupiers more flexibility, but it also makes simplistic price comparisons unreliable. A 49 sqm one-bedroom and a 77 sqm one-bedroom are different products even if a portal places them in the same filter.

Resident facilities

Pools, gym, sauna, sports courts, children's areas, garden, parking and security give the project a fuller residential programme than a building that relies almost entirely on its location. Raimon Land also notes an on-site restaurant. Because this is a mature project, buyers should verify how those facilities operate today rather than assuming a database amenity list reflects current condition.

Resale choice

Major portals currently show a broad spread of Zire Wongamat resale units across different floors, sizes, views and fit-out conditions. That does not prove liquidity or guarantee a future exit price, but it does improve the buyer's ability to benchmark one unit against another. The best purchase case is therefore unit-specific, not a blanket conclusion that every apartment in the project is equally attractive.

About the project

Zire Wongamat is a completed beachfront condominium by Raimon Land in North Pattaya's Wongamat area. The developer's current project page describes two residential towers of 37 and 54 storeys with approximately 465 units, ranging from studios to one- and two-bedroom apartments and duplexes. FazWaz and DDproperty date completion to November 2014, while Raimon Land's own corporate history places the completed project in 2014. That changes the buyer's job compared with an off-plan purchase. There is no construction programme to trust and no future amenity package to wait for; the building, common areas and individual resale units can be inspected as they actually exist. The trade-off is that due diligence moves toward building operation, maintenance history, juristic-person records, seller liabilities and the physical condition of the exact apartment rather than delivery risk and developer instalments.

The site sits directly on Wong Amat Beach, between the Naklua 16 and Naklua 18 access network in Na Kluea, Bang Lamung, Chon Buri. For mapping, the working address is 685–686 Moo 5; the Thai project review Condonayoo places it at 12.961274, 100.885363 and describes the approach from Naklua Soi 18 past Soi Saranchol. The important point is not the wording of the postal address but the physical relationship with the coast. Raimon Land describes Zire as being on Wongamat Beach, and current project profiles confirm direct access from the landscaped grounds to the beach. That is materially different from a project marketed as 'near the beach' where residents still cross a road or walk through another property. Buyers who care about this feature should still inspect the actual access route and beach frontage rather than relying only on map distance.

The original unit mix is relatively generous by current compact-condo standards. Raimon Land confirms studios, one- and two-bedroom units and duplexes; FazWaz and PropertyHub place the catalogue studio at about 38 sqm, one-bedrooms at roughly 49–76 sqm and two-bedrooms at roughly 62–96 sqm. Today's resale market is broader than the old brochure grid. Live listings include one-bedrooms around 76–77 sqm and two-bedroom homes around 98–101 sqm, as well as larger duplex stock. That means the room label alone is not enough to compare value. Two one-bedroom apartments can differ materially in floor area, tower, orientation, fit-out and view. The title-deed area, actual plan and condition of the exact resale unit matter more than a generic project type. Buyers should also be careful not to infer original specifications from a renovated listing, because each owner may have changed finishes and furniture over time.

Views need the same unit-by-unit discipline. Historical Raimon Land material emphasised Gulf panoramas, but current resale ads include full sea views, partial sea views and city-facing units. In a two-tower project with different building heights, that is unsurprising. A high floor can help, but it does not by itself define the view; tower position, orientation and neighbouring structures matter. If the sea view is a major part of the purchase rationale, it should be verified from the exact balcony and living spaces rather than assumed from the Zire Wongamat brand. The same principle applies to fit-out quality. A beautifully renovated resale unit may justify a higher ask than an original-condition apartment in the same stack, while a lower-priced unit can require substantial work. Project-level marketing cannot resolve those differences.

The common facilities make Zire Wongamat a plausible full-time residence rather than simply a coastal address. FazWaz lists the main pool, children's pool, gym, sauna, tennis and basketball courts, playground, landscaped garden, parking, 24-hour security and CCTV. Raimon Land's current page also notes an on-site restaurant. In a completed project, however, the operational condition of an amenity matters more than whether a database says it exists. A serious viewing should include the lobby, lifts, parking circulation, pool deck, sports areas and beach exit, ideally during normal operating hours. Buyers should also ask whether any facility has restricted hours, renovation plans or access rules. That is particularly relevant when an amenity is central to the decision: a tennis court or direct beach route has value only if it is actually usable in the way the buyer expects.

Ownership is clearer than with land-based property, but it is still unit-specific. Raimon Land states that Zire Wongamat is a freehold condominium. Under Thailand's condominium rules, a foreign buyer may hold freehold title only while total foreign ownership remains within the statutory 49% quota, and the condominium juristic person must provide confirmation for the transfer. A listing marked 'foreign quota' is therefore useful screening information, not final proof. Before paying a meaningful deposit, the buyer should match the seller to the title, confirm the unit's quota status, obtain the juristic-person documentation required for transfer and check that common-fee liabilities are cleared. If a particular apartment is in Thai quota, a foreign buyer should not assume a leasehold alternative is automatically available; any lease structure would have to be expressly agreed and documented.

Pricing is best read as a set of individual resale asks, not a single developer price list. As of 7 September 2026, the cleanest lower asking point that could be cross-checked against the established project profile was THB 5.29 million. PropertyHub showed a 48.9 sqm one-bedroom at that level, and FazWaz showed the same project-level starting ask. Lower cards exist, but their metadata creates reasons for caution: DDproperty carries a THB 3.4 million, 29 sqm unit even though the established project catalogues start around 38 sqm, while a THB 4.69 million PropertyHub listing is tagged with Na Chom Thian geography despite naming Zire Wongamat. Those records may still represent real opportunities, but they should be verified before being promoted as the project's starting price. The practical comparison is always unit against unit: title area, ownership quota, tower, floor, view, condition, furniture and seller terms.

The strongest due-diligence questions therefore sit at apartment and building-management level. Project identity and developer attribution are well supported by Raimon Land's current page, its historic corporate reporting and multiple major portals. Operating-cost data are less tidy. FazWaz currently states a common-area fee of THB 55 per sqm per month, while PropertyHub publishes THB 40 per sqm. Averaging those numbers would create a figure that no source actually states. A buyer should obtain the current juristic-person rate, the seller's latest paid statement and the debt-free certificate required for transfer. It is also sensible to review recent co-owner meeting minutes and any approved major works. For an established seafront building, those records often tell a buyer more about near-term ownership experience than another gallery of listing photos.

Ownership format

Zire Wongamat is a freehold condominium. A foreign buyer may take freehold title to a unit only while foreign ownership remains within the condominium's 49% foreign quota; the juristic-person certificate for the exact unit should be checked before transfer. If quota is unavailable, a leasehold structure should not be assumed to exist automatically: it would need to be expressly documented as part of the transaction.
