Raimon Land’s own project page records The Lofts Asoke in Bangkok as a 211-unit condominium built from 2016 to 2018, while the company timeline documents earlier Pattaya developments including Northshore, Northpoint, Zire Wongamat and Unixx South Pattaya. That history gives buyers more evidence to examine than a first-time developer would offer, but past completions do not remove the need to assess the funding and legal structure of a new project.
Segments and prices
SET describes Raimon Land’s core business as mid-to-high-end condominiums together with niche townhouse and villa developments, while the company itself positions much of its portfolio in the luxury and ultra-luxury market. Tait Pattaya launched in September 2025 with an advertised entry price of THB 5.85 million. By 26 August 2026, current listings on Cornerstone and DDproperty started at about THB 6.94 million; that is a snapshot of available project inventory, not a fixed developer-wide price level.
Geography
Raimon Land’s verified footprint extends beyond Pattaya to Bangkok and Phuket, consistent with SET’s description of its focus on Bangkok and resort markets. Pattaya itself is not a new geography for the company: several earlier residential schemes appear in its corporate timeline. Tait Pattaya is the current central-Pattaya project, with the company’s launch material placing it roughly 300 metres from the beach.
Reliability and public record
Raimon Land offers more transparency than many private project developers because it has a long documented delivery record and ongoing public-company disclosures. That history should not be mistaken for a current financial-risk assessment. In November 2025, SET added a CB caution cause for RML because shareholders’ equity had fallen below 50% of paid-up capital; the company was already subject to CB for three consecutive years of net losses and equity below paid-up capital based on the 2024 annual statements. SET’s 2026 factsheet also records an unqualified audit opinion with an emphasis of matters. For an off-plan buyer, the latest financial statements and specific to the project funding therefore matter alongside the developer’s older completions.
What to verify
For Tait Pattaya, verify the exact legal seller named in the sale agreement, the land rights, permits and approved specifications for the project itself. The contractual completion date deserves particular attention: current independent sources point to 2028 or 2029, while some older portal data can misleadingly make the development look completed even though Raimon Land only launched it in September 2025. A foreign buyer should also confirm the foreign-ownership quota for the specific unit, the payment recipient and schedule, delay and refund provisions, and the latest RML financial disclosures and SET caution status before making a substantial payment.
