The project covered here is the seven-storey building on Soi 18 off Pattaya–Naklua Road, not the much taller View Talay 6 beside Central Pattaya. That distinction matters because property portals occasionally mix the two names. When that happens, listings on the 11th or 14th floor can appear under Residence 6 even though the genuine building has only seven floors. For a resale buyer, getting the identity right is the first due-diligence step because the mistake otherwise contaminates the address, project age, comparable prices, unit sizes and even the ownership assumptions attached to a listing.

The building has one tower, seven floors and 77 residential units. In Pattaya terms, that is a small project compared with the high-rise compounds that contain hundreds or thousands of apartments. The scale gives Residence 6 a simpler physical proposition: one building, a modest common area, a pool and the everyday facilities needed for residential use. Seventy-seven units do not automatically mean perfect management, low fees or silence, but the project is easier to read than a resort-style mega-development. Buyers who value a more residential atmosphere may find that appealing, particularly if they plan to use the apartment themselves rather than treat it purely as a short-stay rental product.

The developer attribution can be resolved through contemporary historical reporting rather than today's portal databases. In 2007, DER FARANG described Siam Best Enterprises Co., Ltd. as the developer behind View Talay Residence Condominiums 1 through 6. A 2004 Pattaya Mail report also connected Siam Best directly with the construction of Residence buildings 3 and 4 and identified Bruno Pingel as the company's managing director. On that evidence, Siam Best Enterprises is the appropriate developer name for Residence 6, while View Talay is better understood as the project family or brand. This is more specific than modern databases that leave the developer field blank or use the broad label View Talay Group.

Residence 6 is a mature resale building rather than a new launch. Major databases commonly report completion in December 2007 or simply 2007, while several local catalogues use 2008. The one-year discrepancy is retained rather than averaged away. For a buyer in 2026, the practical issue is the actual condition of the asset, not whether the completion line reads late 2007 or early 2008. A viewing should therefore go beyond the apartment fit-out and include the lift, balconies, façade, plumbing and drainage, waterproofing, pool equipment, parking, recent capital works and the condominium juristic person's financial position.

One of the most distinctive features of the resale stock is unit size. Public project profiles and current listings show studios around 45–50 sqm, one-bedroom apartments from roughly 90 sqm up to 127 sqm, and two-bedroom layouts around 89–112 sqm. The sources are not consistent enough to present those figures as an official master schedule. This is an older resale condominium, and individual units may have been combined, reconfigured or simply described differently by agents over the years. The title deed and the unit's registered area should therefore take precedence over any portal floor-plan label when comparing value.

Wong Amat Beach is roughly 300–350 metres from the building according to several project and accommodation profiles. Residence 6 is not a beachfront property, but the walk to the sea is short enough to be genuinely useful in daily life. The building sits within the Soi 18 / Naklua residential pocket rather than directly on the main road, while Pattaya–Naklua Road remains close for transport into North Pattaya and the city centre. This gives the location a practical split personality: the beach is walkable, yet groceries, restaurants and urban transport do not depend on a resort shuttle or a car.

Common facilities are straightforward rather than elaborate: a communal swimming pool, fitness room, landscaped space, parking, lift access, key-card or controlled access, CCTV and 24-hour security are repeatedly reported. One current project profile quotes a common-area fee of THB 27 per sqm, but a buyer should verify the latest rate and any special assessments directly with the condominium juristic person. Residence 6 is not a project to buy for a huge amenities programme. Its proposition is more grounded: large apartments, a manageable building scale and a short walk to Wong Amat Beach.

There is no developer price list anymore, so the useful pricing reference is the live resale market. At the time of this review, correctly matched low-rise listings included a one-bedroom 102 sqm apartment at THB 5.8M, a 112 sqm unit around THB 6.3–6.8M, and a 127 sqm one-bedroom around THB 7.9–8.3M. These are asking prices, not recorded transfer prices. Floor, outlook, renovation quality, furniture, foreign quota status, seller motivation and outstanding common charges can all make two apartments with similar floor area very different purchases. The THB 5.8M figure is therefore used only as a lower observed market anchor.

For a foreign buyer, ownership has to be checked at unit level. Thai condominium law allows qualifying foreign purchasers to hold freehold title within the building's foreign quota, capped at 49% of the total condominium unit area. Current Residence 6 listings include both foreign-name and Thai-quota stock, so the legal status of one unit cannot be assumed from another. Before paying a deposit, the buyer should confirm the quota certificate, title deed, debt-free certificate, seller identity and transfer mechanics for the exact apartment. If foreign quota is not available, a long-lease structure is a different legal product and should be reviewed as such rather than treated as equivalent to freehold.

Overall, View Talay Residence 6 works best as an apartment-by-apartment resale choice rather than a single investment story. Its tangible strengths are easy to understand: seven floors, 77 units, unusually generous floor areas by current standards and genuine walking access to Wong Amat Beach. Its main limitation is equally clear. In an older condominium, the difference between a well-renovated, legally clean unit and a tired or poorly documented one can be substantial. The project name gets you to the right building; the purchase decision still depends on the individual unit, its title, its condition and the health of the common property.

Ownership format

A foreign buyer can register a condominium unit in freehold when foreign quota is available; Thai law caps aggregate foreign ownership at 49% of the total condominium unit area in the building. Current listings in this project appear under both foreign and Thai quota. If foreign quota is unavailable for the selected unit, any long-lease structure should be reviewed separately and should not be treated as equivalent to registered freehold ownership.
