Why this project is worth a look
A true beachfront site
The site sits at the northern end of Wongamat and the clubhouse is planned directly on the waterfront. That changes the everyday use of the development: the beach and major pool areas are part of the internal resident environment rather than a destination reached across a main road. Buyers should still check the exact unit orientation, because beachfront land does not give every apartment the same view.
298 homes, 47 floors
The scheme has 298 residences in a single 47-storey tower, a relatively restrained unit count for a Pattaya high-rise of this height. That helps support larger layouts and amenities spread through the building. Privacy still has to be judged at unit level; a floor plan is more useful than any 'low density' label when checking how many neighbours share a lift lobby.
A wider size ladder
Most inventory is one- and two-bedroom, but the programme extends to three-bedroom homes, penthouses and one 386 sqm five-bedroom duplex. The building can therefore serve both holiday-home buyers and people looking for a substantial primary residence. The larger options are few in number, making live stock more important than a generic project brochure.
Amenities in layers
The 28th-floor pool and lounge, four sky-garden levels and the separate beachfront clubhouse create several distinct places to spend time rather than one central amenity deck. The programme includes a 24-hour gym, onsen, steam and sauna rooms, movie lounge, children's areas and multiple pools. Buyers who value that environment should also budget for the published common-area charge rather than treating facilities as cost-free extras.
Approvals are tangible
The developer has announced EIA approval and an THB 880M project financing facility from Siam Commercial Bank. Those milestones are more useful than broad claims about investment security because they can be identified and dated. They still do not eliminate off-plan execution risk, so construction progress and the contractual December 2029 completion target remain important checks throughout the build.
About the project
The Riviera Palm Beach Wongamat is a new high-rise condominium by The Riviera Group at the northern tip of Wongamat. It needs to be separated clearly from both The Riviera Wongamat and The Palm Wongamat: this is a different development on its own site, with a distinct unit programme, sales inventory and construction timeline. The developer publishes one 47-storey residential tower with 298 residences, supported by a separate multi-level beachfront clubhouse. Sales are live, but this is still an early-stage purchase. The published schedule sets construction start for August 2026 and completion for December 2029. No separate dated construction milestone confirming piling or ground works at Palm Beach itself was available by the review date, so it is more accurate to treat this as a pre-construction purchase for now rather than assume active building work simply because the scheduled start month has arrived.
The site is the project’s defining asset. The site is at the end of Na Kluea Soi 16 on Wongamat’s northern peninsula, and the coordinates used here point to the project site rather than a general neighbourhood centroid. This is a genuine beachfront configuration with a clubhouse facing the water, not a project several streets inland relying on a broad 'near the beach' label. That does not mean every apartment should be sold as having an unobstructed sea view: orientation, floor and layout still matter. The practical advantage is simpler. Residents are intended to move between the tower, the project’s seaside facilities and the beach without crossing a major arterial road, while the urban side of Pattaya remains accessible through Naklua, North Pattaya and the Sukhumvit corridor.

The unit mix is more concentrated than the scale of the tower might suggest. The developer lists 204 one-bedroom residences from 39 to 69 sqm and 84 two-bedroom residences from 61 to 86 sqm. Only four standard three-bedroom units are listed, each at 104 sqm, followed by five penthouses and a single 386 sqm five-bedroom duplex. In other words, the deep inventory is in relatively generous one- and two-bedroom homes, not in family-sized three-bedroom stock. Buyers looking for a straightforward entry point have more choice; families seeking a large permanent residence should pay close attention to live availability because the larger formats are genuinely scarce in the published mix. The developer also states that residences are delivered fully fitted and furnished. That can reduce post-completion work, but the actual furniture, appliances, sanitary ware and built-ins should still be tied to the selected unit’s contract and specification rather than assumed from renders.
Amenities are split between the tower and a dedicated beachfront clubhouse, which creates a more layered resident experience than a single podium pool. The tower’s 28th-floor Sky Oasis is planned with an infinity-edge pool, an indoor sunset lounge and bar, plus games space; landscaped sky gardens are shown on floors 23, 33, 36 and 39. The clubhouse places EV-equipped underground parking below, beachfront pools, a restaurant and bar, lounges and a kids' club at ground level, then a 24-hour gym, separate male and female onsen areas, steam and sauna rooms and a movie lounge above. A further oceanfront pool and terraces sit on the third level. This extensive programme also has an ownership cost. Current project material shows a common-area fee of THB 70 per sqm per month and a one-time sinking fund of THB 700 per sqm.
Pricing is where headline advertising can be most misleading. General project pages show numbers around THB 6.96–7.06M, but THB 7.06M is currently shown for Thai Quota inventory, while fresh Foreign Quota stock starts at THB 9,921,030; on the review date a one-bedroom 49 sqm unit was offered at exactly that figure. For a foreign freehold buyer, THB 9.921M is therefore the meaningful lower market anchor rather than the smallest headline number found online. Other late-July market data points sit in the same range: Foreign Quota asking prices were roughly THB 10.02M for one bedroom, THB 17.11M for two bedrooms, THB 32.39M for three bedrooms and THB 83.05M for a penthouse. These are inventory prices, not a promise that the same unit will still be available when a buyer enquires.
Ownership is clearer than the pricing, but the word 'freehold' still needs context. The developer describes the project as freehold. Under Thailand’s condominium framework, a foreign buyer can register freehold title in their own name only while foreign ownership remains within the statutory 49% of the total condominium unit area. The statutory limit is 49% of the condominium unit area, and current Riviera Palm Beach inventory does identify specific units as Foreign Quota. This is therefore a normal foreign-freehold condominium purchase when the selected unit sits inside the quota; there is no need to present a nominee-company workaround as a buyer solution. The practical check is unit-specific. A cheaper Thai Quota price may be perfectly valid inventory, but it is not automatically an available foreign-freehold purchase simply because it belongs to the same building.
The payment structure also deserves a contract-level check. One recently published Foreign Quota schedule shows THB 200,000 on reservation, 35% at contract, 15% during construction over 41 monthly instalments and 50% at transfer. The corresponding Thai Quota schedule uses 20% at contract, 20% during construction and 60% at transfer. Other current material shows a different cadence and bedroom-specific booking amounts, which is a useful warning that different sales rounds may not carry identical terms. The sensible approach is not to average those figures. Use the live developer sales sheet for the selected unit and make sure the reservation, contract payment, instalment dates and transfer balance in the agreement match what was quoted before sending funds.
For an off-plan buyer, execution evidence matters more than superlatives. The Riviera Group has publicly stated that the project received EIA approval and secured an THB 880M financing facility from Siam Commercial Bank. Those are concrete project milestones, and the developer has an existing Pattaya portfolio rather than a one-project identity. They do not remove construction risk. A buyer committing to a December 2029 handover still needs to watch physical progress, material or specification changes, condominium registration timing and the foreign-quota position closer to transfer. The developer’s planned completion date is useful because it gives the contract a target; it should not be treated as if the finished residence already exists.
One final detail is worth separating from the lifestyle imagery. Several current project profiles publish 126 parking spaces for 298 residences. That may be entirely workable in a resort-oriented building where many owners are not full-time drivers, but it is not one parking space per apartment. A buyer planning to live at Palm Beach year-round with a car should ask how parking is allocated, whether spaces are assigned or shared, and what access rules will apply in busy periods. Taken as a whole, The Riviera Palm Beach Wongamat is not a value-led Pattaya launch. Its proposition is a rare beachfront site, a comparatively limited residence count for a 47-storey tower, large common areas and a broad range of fitted homes. It fits buyers who place a premium on the waterfront setting and resident environment more than on finding the lowest possible entry ticket into Pattaya property.

Ownership format
For a foreign buyer, freehold ownership is available only within the condominium's statutory 49% foreign quota; current project listings do include units explicitly marked as Foreign Quota. The developer describes the project as freehold, but quota availability has to be checked for the selected unit before transfer. A specific to the project leasehold offer was not confirmed in the current materials reviewed.
Unit types & sizes
The largest inventory category, with 204 residences. A 39–69 sqm spread is wide enough for two one-bedroom homes to feel materially different in layout and everyday use. Comparing the actual floor plans matters more here than comparing bedroom count alone.
The second core category, with 84 residences. Units near the lower end can work for a couple wanting a separate guest room or office, while layouts closer to 86 sqm make more sense for extended stays. The range is broad enough that room arrangement and balcony placement deserve as much attention as total area.
There are only four standard three-bedroom residences, all at 104 sqm. It is a genuinely scarce category within the building, so availability matters from the first serious enquiry. For a family buyer, the exact orientation and floor plan matter more than a generic project description.
Five penthouses are planned with configurations spanning three to five bedrooms. The current project specification shows 239 sqm, while some public material also references a 254 sqm option, so the exact plan should be tied to a unit number.
The only duplex in the programme and the largest residence in the project. It is effectively a one-off home and should be assessed separately from standard apartments, with particular attention to layout, orientation, furnishing specification, parking and payment terms.
