The official website states that the company was incorporated in Cambodia on October 21, 2021 and has developed several separate housing projects. That makes phase control essential. ONC's own FAQ distinguishes the ONC Villa location in Por Sen Chey from ONC Villa Project 5 in Sangkat Ponsang, Khan Praek Pnov. The layout narrative places the living space and kitchen on the lower level, with three bedrooms, three bathrooms and a balcony above. The source also contains an internal wording error, calling the house single-storey while describing both a ground and first floor. For that reason, the number of floors is not registered as a clean confirmed field, and the plan of any selected villa should be checked against its documents and physical condition.

Resale evidence suggests that not every home is represented in the same way. The visible FazWaz listing is for a completed, ready-to-move-in villa with three bedrooms, four bathrooms and a 244 sqm plot at $115,000. The project profile and realestate.com.kh listing instead describe four bedrooms and 200 sqm of land. This may reflect different house variants, alterations or inconsistent listing data, but the figures should not be blended into an invented average. The unit section therefore keeps the two records separate. The $115,000 figure is a lower reference from one resale advertisement, not a developer-wide price list or a promise that comparable stock remains available.

The verified photographs show rows of light-coloured homes with pitched roofs, tall windows, balconies, private front boundaries and broad internal streets. Published interior shots include a living room, kitchen and dining area, staircase and several bedrooms. They make the scale and general design easier to understand than marketing text alone. They do not establish what is included in another sale, however. The sensible buyer step is to obtain the exact pin for the selected house and compare it with the land or title documents before visiting or paying a reservation. This dossier deliberately avoids substituting an approximate coordinate and does not confuse the address with the currently promoted ONC Villa Project 5 in another khan.

The $115,000 figure needs careful interpretation. It comes from a single resale card visible on FazWaz when checked on July 26, 2026, not from a current developer price list. It indicates the asking-price range for one completed home but does not establish an estate-wide average or guarantee that the property remains available on identical terms. Comparable offers should be matched on land and house area, bedroom count, fit-out condition, included furniture, position within the community, vehicle access and the legal status of the plot. Before agreeing a price, a buyer should request current photographs or video, inspect the house, record defects and test key services. ONC Villa may suit a household seeking a completed landed home with three or four bedrooms rather than a central condominium. The public record is still incomplete. No confirmed total home count, official master plan for the accepted phase, management fee, community rules, title form for all plots or current standard payment schedule was found. In a resale transaction, those matters must be resolved for the individual property. Before a deposit, the buyer should verify ownership and the seller's authority, plot boundaries, title and encumbrances, any unapproved alterations, outstanding utility or community charges, and the exact inventory of furniture and equipment transferring with the house.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
