At roughly 80 hectares, Mekong City operates on a different scale from a single borey block. A buyer is choosing a phase, street and level of surrounding completion as well as a house, and those local differences shape daily life more than the parent brand alone.

Five formats

Link, Twin, Queen and King Villas cover several family and budget profiles, while Shophouses introduce a business or service use. The range is broad, but the exact specification must be confirmed for the selected property because no single schedule covers every phase and year.

Built and evolving

Completed homes and established streets already exist, while later sections continued to reach the market after 2022. Buyers can inspect real buildings, but they must distinguish an occupied resale home from a newer phase with its own construction and contractual position.

Live-work option

Shophouses can combine a commercial ground floor with residential levels above. The format can suit an owner-operated business, provided the buyer checks actual footfall, parking, visibility and permitted activity rather than assuming the project name will create rental income.

Property-level choice

Available houses differ in land, condition, furnishing and price, making the quality and negotiation of the exact lot more important than a headline starting figure. A physical inspection, street-by-street comparison and title review reveal more than a generic township brochure.

About the project

Mekong City is a large low-rise township by Mekong Land Development Co., Ltd. in the north-eastern part of Phnom Penh. Published developer and industry profiles place the project on roughly 80 hectares along National Road 6A in Sangkat Bak Khaeng, Khan Chroy Changvar. Borey Mekong City, Mekong City by Mekong Land, Borey Mekong Land 6A and the shorter Borey Mekong Land are market names for the same parent development. They should not be separated into new projects unless a genuinely independent phase is documented, because the same homes are routinely advertised under different versions of the brand.

This is not a single building or a compact borey with one handover date. Mekong City was planned as a district of residential sections, internal roads and commercial frontages. Its core housing catalogue comprises King Villas, Queen Villas, Twin Villas, Link Villas and Shophouses. Most published homes share a classical-inspired visual language: pale façades, columns, pronounced cornices and bright pitched roofs. Streets may look consistent, yet plot size, number of levels, parking, finishes and delivery condition vary. A serious comparison therefore needs the exact phase, street, plot number and house type rather than the generic phrase “a home in Mekong City.”

The project history supports a phased reading. Mekong City was launched in 2018. One international project profile labels the scheme completed in January 2022, but Knight Frank recorded the launch of Borey Mekong City Phase II in the first half of 2023, while current agency listings show homes built in 2025 and offered for sale in 2026. The parent township consequently contains completed and occupied streets alongside sections that were released or constructed later. Applying one completion date to the whole site would conceal the difference between an existing resale house and a newer developer or near-new unit.

National Road 6A defines the practical character of the location. It is a car-oriented corridor running north from central Phnom Penh through Chroy Changvar and the areas around Morodok Techo National Stadium, Win-Win Memorial and Garden City. The setting can provide more land and a lower-rise environment than central districts, but it is not a substitute for a walkable BKK or Daun Penh address. Trips to Riverside, BKK and southern business areas depend on bridge choice, route and traffic. A buyer should test real weekday journeys in both directions instead of relying on a straight-line map estimate.

The differences between house categories are material. A published corner Link Villa example has four bedrooms, five bathrooms, three floors, 175.5 sqm of house area and a 98.8 sqm plot. A current resale Twin Villa shows five bedrooms, five bathrooms, approximately 252 sqm of built area and a 189 sqm plot. A Queen Villa is substantially larger: one listing describes seven bedrooms plus staff accommodation, eight bathrooms, three floors and 546 sqm of floor area. These figures are not universal specifications for the whole township. They are verified examples that illustrate the hierarchy of formats and the need to inspect the exact property.

The Shophouse category adds a commercial use case. One published example has four bedrooms, five bathrooms, 3.5 levels, around 283.5 sqm of internal area and a 4.5 by 22 metre plot. The ground floor can support a shop, office or service activity, with living or support space above. That flexibility can suit an owner-operator, but the shophouse label does not guarantee customer traffic. Street position, visibility, occupied neighbouring blocks, permitted activity, parking and any estate-management restrictions matter more than the marketing name.

There is no meaningful single price for Mekong City. The public project profile currently displays listings from $100,000; a recent corner Link Villa was marketed at $127,888, while a current Twin Villa was listed at $200,000. Larger, renovated or corner properties can be materially more expensive. The spread reflects house type, phase, land area, orientation, furnishing, physical condition, title position and the seller’s motivation. The starting figure on this page is a market entry point for further checking, not a promise that an equivalent home remains available or belongs to a current developer payment programme.

The documents of the selected property are central to the transaction. Listings use terms such as Borey Title and sometimes claim hard title, but neither description can safely be applied to the entire township. Buyers should obtain the title or contractual chain for the exact plot, verify the registered owner and encumbrances, confirm land boundaries and permitted use, review taxes and fees, and establish which estate rules continue after handover. A foreign buyer also needs a lawful structure suited to landed property; the foreign strata-ownership framework used for condominium units does not transfer to a house and its land.

Mekong City is best assessed as a large evolving neighbourhood rather than a standardised product. Its appeal lies in the choice between relatively compact row houses, larger family villas and live-work formats. The same scale creates the main diligence issue: build stage, street quality, traffic and commercial activity may vary considerably across the site. A sound process starts with budget and intended use, compares several completed houses within the same phase, and finishes with title review, physical measurement, an engineering inspection and a complete schedule of costs before any reservation payment.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.

That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs. Which one applies — if any — is a question for a qualified Cambodian lawyer on your specific deal, not something we settle on a web page. One published Queen Villa has seven bedrooms, staff accommodation, a family area, three floors and parking for several vehicles. The same listing contains inconsistent dimensional descriptions, so a transaction should rely on the selected property’s land and construction documents rather than an advertising table. This is a large-family format with correspondingly higher maintenance, furnishing and repair costs.

The published Shophouse has 3.5 levels, four bedrooms, a large ground floor, a rear yard and a roof terrace. It can support a shop, office, service use or a combination of business and residence. Its economics depend on the exact internal street, visibility, neighbouring occupancy and permitted use; the presence of residential rooms does not prove commercial demand.

King Villa

King Villa is part of Mekong City’s confirmed five-format housing catalogue and is presented as the largest detached category. No reliable current parent-township schedule of area, room count and price was found in accessible material. A buyer keeping this type on the shortlist should request the plan for the actual available house, plot dimensions, construction status, finish specification and complete document set.

The cards combine the confirmed project taxonomy with examples of actual properties from different phases and years. They are not a single current Mekong Land price list. Published areas may refer to the house, total floor area or land plot, while furnishing, orientation, parking, title and delivery condition vary by property.   • The National Road 6A address in Sangkat Bak Khaeng places Mekong City on Phnom Penh’s north-eastern growth corridor. This is a car-oriented location where value depends on the land, internal street and access to the main road rather than walkability to central neighbourhoods.
  • Morodok Techo National Stadium, Win-Win Memorial and Garden City are useful wider-area landmarks. They establish the part of the city but do not replace a route check from the actual home, because the township is large and different phases may have different exits.
  • Access to Daun Penh, Riverside, BKK and the southern side of the capital depends on bridges and traffic conditions. An owner-occupier should test the journey to work, school and recurring services during peak hours, including the return trip in the evening.
