The Twin Villa listing has five bedrooms, six bathrooms, two balconies and a roof terrace. These layouts suit households that value several bedrooms, outdoor extensions and the ability to distribute work, family and guest functions over different floors.

Commercial rowhouses are a distinct part of the concept. Their street-facing frontage can support a shop, small office, service business or workspace at the lower level while upper floors remain residential. That flexibility is not automatically valuable for every buyer. The permitted use of the specific lot, visibility, parking, servicing and actual footfall all need to be checked. The public project profile states 1,140 units across three phases. That figure conveys the eventual scale of the community, but it does not mean all homes are available at once or share the same completion status. Current inventory may include early-phase houses, recently handed-over units, resales and new Phase 1.1 releases. Any price comparison should first align the phase, home type, building and land area, street position, fit-out and handover status; otherwise apparently similar listings may represent very different products.

The lowest open market anchor located in the current FazWaz/AsiaVillas project profile is $233,000. It is not a developer-wide price list and should not be applied to every property in Borey Nadi. Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.
