A completed neighbourhood

Homes were handed over across 2017–2018, so a buyer can inspect the actual street, neighbours, access, parking and shared areas. That removes much of the delivery risk associated with off-plan property, although it makes a proper survey of the selected house essential.

The estate includes shophouses, link houses, twin houses and Queen and King villas. Buyers can compare very different use cases in one address: commercial frontage, a compact family home, more land around a semi-detached house or a larger detached villa.

About the project

The Park Land Sen Sok is Chip Mong Land's first completed residential development and a distinct low-rise phase on Oknha Mong Reththy Street, also known as Street 1928, in Sangkat Phnom Penh Thmey. It is not a condominium and it should not be confused with the later Park Land TK Condo. The original community is built around shophouses, link houses, twin houses and detached villas served by internal roads and shared amenities. A buyer today is choosing an existing home on the secondary market rather than reserving an off-plan unit.

The development was launched in the mid-2010s. Chip Mong's current corporate material says the first project was completed and handed over in 2017, while Knight Frank records first handovers in 2017 and later phases in 2018. The most accurate reading is therefore a phased completion across 2017–2018, not one date that necessarily applies to every row of houses. The project itself is visibly complete; the open question for a buyer is the condition of the particular home after years of occupation, maintenance and owner alterations.

Official and professional profiles consistently describe a site of roughly 20 hectares. The published unit count is less clear. Knight Frank's narrative gives 1,090 units, its component table accounts for 790 homes across four types with stated quantities, and a JICA study lists 793. Rather than force those figures into one headline number, the project page does not show a total and focuses on what is well supported: a broad landed mix ranging from compact link houses and commercial-facing shophouses to twin houses and larger Queen and King villas.

The built form is typical of a planned urban borey, with repeated house designs arranged along internal streets. Shophouses are the most flexible product because the ground floor can support a small office, service business or retail use while the upper levels remain residential. Link houses provide the more compact route into the community. Twin houses offer an exposed side and a larger land allocation, while the Queen and King villa formats are intended for households that value a detached home and more private outdoor space.

Confirmed shared facilities include internal parking, landscaped community areas, security, a clubhouse and a swimming pool. These are useful project-level features, but current access rules, operating condition and service charges should be checked during a viewing rather than assumed from launch-era brochures. Sen Sok has also developed into a substantial retail district. Chip Mong Sen Sok Mall sits beside the community, and Oknha Mong Reththy Street connects the project with the wider residential and commercial network in north-west Phnom Penh.

Resale homes within the same original type can now be quite different from one another. Corner position, frontage, commercial visibility, renovation quality, extensions and the condition of utilities may matter as much as the model name. In August 2026, the lowest open listing found was a $253,000 shophouse. Two IPS listings were asking about $318,900 and $345,800 for shophouses, while a corner Queen Villa was offered at $750,000. These figures illustrate the live market, but none should be treated as a fixed project price.

Title due diligence is particularly important. One project directory labels the development as soft title, while current individual resale advertisements state that hard-title transfer is available. Those statements may both be true for different homes, but they cannot be applied across the whole community. Before paying a deposit, a buyer should inspect the actual title document, confirm the registered owner and encumbrances, match the land boundaries, check outstanding management charges and review any structural alterations made after handover.

The Park Land Sen Sok makes most sense for buyers who want an established address in Sen Sok and prefer a private entrance and landed layout to a high-rise apartment. It is less suitable for someone expecting a uniform developer package, a current primary-market payment plan or identical finishes across available stock. The quality of the purchase now depends on the specific house, its documentation, its position within the estate and the realistic cost of any repairs or upgrades needed after acquisition.

Landed property — what this means for a foreign buyer

This is landed housing, not a unit in a co-owned building. Cambodian law does not allow a foreign individual to hold land. Foreign ownership works for an apartment above the ground floor inside a co-owned building, within the foreign quota — that is a different product from this one.

That does not automatically mean the project is closed to you: structures exist, and each carries its own legal and tax trade-offs. Current resale examples show that actual plots and layouts vary: the homes found had roughly 99–134 sqm of land and a stated 67 sqm floor plate. The approved plan, any later extensions and the permitted business use of the particular row should be checked.

The community's more compact residential format, without the same commercial emphasis as a shophouse. The professional project profile covers several sizes, so the Link House name alone does not establish the exact floor area. Frontage, plot depth, number of levels, internal ventilation and the condition of party walls should all be compared.

Twin House
Approximately 160 sqm of land and 216 sqm GFA

Two mirrored homes form one paired building, giving each property an exposed side and more outdoor space than a link house. It is a middle ground between compact land use and privacy. A viewing should cover setbacks, drainage, rear access and any canopies or extensions added after handover.

Queen Villa
Approximately 320 sqm of land and 396 sqm GFA

A detached family villa on a larger plot. In August 2026, a corner example on a stated 16 by 20 metre parcel, with six bedrooms and seven bathrooms, was advertised at $750,000. That is one seller's asking price rather than a project-wide rate; corner position, orientation, renovation and later additions can materially affect value.

The largest villa type in the published original mix. Knight Frank gives the land and gross floor areas but does not state how many were built.
