Three ULS properties we have covered in detail:
- Odom Tower — Grade A offices (Singapore standard) on Norodom Boulevard in BKK1. The only property in the catalogue with a contractual income program: per the developer, 8% net GRR per year and a 110% buy-back in year 5. Managed by IHG (Vignette Collection), LEED Gold certification (preliminary). Completion 2027.
- Odom Living — 1–4 bedroom residences within the same ODOM complex, connected to the tower by a sky bridge. Architect — Kite Studio Architecture (Singapore). Completion 2027.
- Bakong Village — a borey (community) of villas and shophouses in Siem Reap, near Angkor. The first catalogue property outside Phnom Penh. Village A and B are complete. Important: for a foreigner this is leasehold, not direct strata ownership.

Per the developer, ULS has previously delivered a number of projects in Cambodia, which forms a real company history:

Earlier completed properties (Urban Loft, The Factory, Urban Village, Uchi Residences, Rose Apple Square) are listed without exact completion dates: they confirm the company's history, but we have not separately verified the specific years. A track record is not a guarantee of timelines on the current projects.
Partners and standards
On the flagship ODOM complex, ULS works with recognizable partners, which indirectly speaks to the project's level: hotel operator IHG (Vignette Collection brand), the Singapore architecture studio Kite Studio Architecture, a declared LEED Gold certification (preliminary) and an ESG approach. This is not a guarantee of returns, but a sign that the project is assembled to international management and design standards.
What is not yet confirmed
Honestly about the limits of our data:
- we present the company under the ULS trade name, without full legal entity registration details;
- the exact completion dates and areas of previously completed projects have not been separately verified;
- the financial backing of the GRR/buy-back program on Odom Tower is a developer contract term, verified against the SPA of a specific deal;
- the LEED Gold status is stated as preliminary — final certification should be confirmed separately.
