Why this project is worth a look
A home by the shore
The advertised walk to Seseh Beach is exceptionally short, giving this location a different appeal from inland villa schemes. It offers a coastal routine without requiring an address in central Canggu. The precise pedestrian route, access arrangements and view from a particular plot still need site-level confirmation.
Room for real stays
Three en-suite bedrooms, a guest powder room, a private pool and a published 332 sqm built-area specification make the standard home suitable for longer family visits. This is a different proposition from a compact holiday unit. The usable enclosed area and final room dimensions remain subject to the agreed drawings.
Shared support, private space
The 17-home concept includes advertised reception and guest services, rather than leaving each house entirely on its own. That could make remote ownership easier if the service agreements are well structured. Staffing, fees and owner rights in common areas are not yet established by reviewed contracts.
Interiors included in the plan
DOTTA markets the residences as furnished, coordinated homes instead of shells that the owner must complete. A single design and furniture supply chain could reduce last-minute fit-out work. The binding room-by-room inventory and warranty obligations matter more than the sample presentation.
About the project
Seseh Sands is a development of 17 three-bedroom villas with private pools near the shoreline at Seseh, west of Pererenan. The count comes from a public construction announcement by a leader of the development group and is repeated by a project-focused brokerage. DOTTA's project page describes the core product as a 332 sqm built-area home on a 250 sqm plot, with three bedrooms, three bathrooms and a separate guest toilet. These are individual houses, rather than apartments in a resort building, but they are planned as part of one managed residential compound. Construction has started. The question for a buyer is not simply whether the homes look attractive; it is whether the living space, coastal setting and contract structure suit the intended use.

The project's principal appeal is its claimed proximity to Seseh Beach. Marketing pages put the walk at roughly one or two minutes, an attractive proposition for someone who wants the sea to be part of everyday life. Yet a published marketing description is not a surveyed access route. A listing placed by Luxury Palm Bali on JamesEdition identifies Jl. Munduk Belan, Cemagi, Mengwi as the location reference, while withholding the exact property position. That is the most precise street-level lead found, not a verified land-parcel address. There is no sound basis for assigning a rooftop view, a precise walking distance or an exact map pin to each of the 17 villas from this information alone.
Seseh has a different rhythm from central Canggu. This is a coastal part of Cemagi in Mengwi district, Badung Regency, with dark-sand beaches, village lanes and pockets of rice-field landscape. That setting may appeal to owners looking for a quieter base, but it also means the convenience of central Pererenan should not be taken for granted. Shopping, school runs, restaurants and appointments can involve regular trips by vehicle. Published drive times are particularly dependent on where the development's actual entrance sits and when the journey happens. Easy access to a beach is valuable in its own right, although it should not be confused with a guarantee of year-round safe swimming or a private right of way to the water.
A large part of the proposed lifestyle takes place inside the villa. Three bedrooms with attached bathrooms allow a family to host relatives or friends without sharing bedroom facilities, while a powder room keeps visitors out of the private sleeping areas. DOTTA describes contemporary tropical architecture using generous glazing, natural materials and a linked kitchen, living space and poolside terrace. Furnishings are marketed as part of the delivery. That matters to an overseas purchaser who does not want to coordinate an entire interior fit-out after handover. It does not remove the need for a contract schedule of materials, appliances, fitted furniture and loose furniture: the finished specification, rather than a rendered interior, determines what the purchaser will receive.
Published descriptions of the home's layout do not fit together perfectly. Rise Real Bali describes a living and kitchen level, bedrooms above and a rooftop terrace that it counts as a third level. Luxury Palm Bali describes an approximately 300 sqm villa arranged over two floors, whereas DOTTA's current specification is 332 sqm of built area. A separate corner-lot listing quotes 345 sqm. Some of the discrepancy may come from whether the roof terrace counts as a floor or whether outdoor and covered areas are measured together, but no coordinated drawing package was available to settle it. A buyer should not assume 332 sqm means 332 sqm of enclosed air-conditioned living area. Stair placement, heat exposure, ceiling height and usable shaded space affect how the house functions every day.
Every published configuration includes its own pool. DOTTA lists a pool area of 21 sqm, while the detailed brokerage page gives 20.5 sqm. The standard plot is described as 250 sqm. Rise Real Bali also lists a 300 sqm corner plot with a 345 sqm villa. The larger site could mean a different feeling of privacy and more flexibility outside, but the asking-price difference is substantial and is not explained by the extra land alone. Lot orientation, distance from the compound entrance, overlooking from neighboring terraces and the exact boundaries of shared access roads can matter at least as much as a gross site-area number.
The common facilities are more modest than those of a full-service hotel, which may be a positive for an owner who prefers the privacy of a house. Luxury Palm Bali advertises a reception area, a small lounge, gated access, surveillance and a shuttle service. A group leader's construction announcement also referred to reception space and a café. These are plans and advertised services; there is no independent completion record confirming that all of them are operating. Their upkeep will have a cost, even if the initial sales material does not itemize it. The real value of a managed compound depends on practical questions such as whether someone answers guest calls at night, who pays for security and what an owner can do if service falls below expectations.
There is more substance behind the construction claim than an undated brochure. During the first half of 2026, project representatives posted about foundations and structural work, including an update describing the first five villas as roughly 30% complete. The same communication targeted the first quarter of 2027 for those initial houses. It did not establish a delivery date for every villa in the 17-home scheme. No independent progress certificate or plot-by-plot programme current to October 2026 was available in the sources reviewed. Some contracts may therefore start their construction clocks at different times. The relevant date for a purchaser is the date attached to the specific plot and building agreement, with a clear definition of handover, rather than the first-phase milestone used in marketing.
The branding needs a little unpacking. Seseh Sands appears under both DOTTA and Luxury Palm Bali. DOTTA presents itself as a group combining real estate development, interiors and furniture production, with Luxury Palm Bali among the businesses brought together under that identity. Brokerage pages often call the developer Dotta Living. These references support identifying DOTTA as the development brand, but they do not identify the Indonesian company that will sign a particular buyer's documents. A commercial company database contains a company named PT Seseh Sands Development; the available entry does not prove that it is the land-right holder, seller, builder or guarantor. Finding a plausible registered name and establishing its legal role in this transaction are two different things.
The land arrangement is central to the value proposition. DOTTA advertises a 32-year contractual land lease remaining as of 2026, with an extension it calls guaranteed. Luxury Palm Bali's Seseh Sands page advertises 30 years with an extension. The discrepancy needs a lease document, not an assumption that one page must be an old version of the other. A long lease is not Indonesian freehold land ownership, or Hak Milik; a foreign individual cannot simply register that land title in their own name. Indonesian rules also recognize other property-right arrangements in circumstances that depend on the buyer and the land title. Here, however, the product is being marketed as a contractual lease. Its economic value depends on the actual start date, the person granting the lease, transfer provisions and what the renewal clause requires each party to do.
The word “guaranteed” deserves particular care. A lease may state a fixed additional term and a fixed price, provide a method of calculating the price, or promise only that the landowner will consider a later extension. Those are not interchangeable rights. Without the text, it is not possible to know whether a future buyer can exercise the option, what happens if the land changes hands or whether a disagreement can delay renewal. This is also an exit issue. A villa can remain physically desirable while the years left on its land agreement diminish. Someone purchasing primarily for resale should place the remaining lease term and renewal mechanics alongside location and build quality when assessing what another buyer may pay in the future.
The project is described as occupying a “pink” tourism zone. That is a promoter's statement, not a copy of the official spatial-use decision for the land parcel. The permitted use of the site and the licensing path for accommodation should be established with the applicable planning record. In Indonesia, PBG concerns building approval, while SLF certifies the fitness for use of a completed building. No project-specific PBG reference, approved permit copy or issued SLF was available for review. Their non-appearance in public search results is not proof of non-existence. It is equally important not to assume that a rental management company can legally operate short-stay accommodation merely because a villa has been furnished and guests are ready to book.
Neither of the two closely connected official brand pages publishes a public asking-price schedule; both direct visitors to request a quotation. As checked in October 2026, Ajna Property listed a 332 sqm three-bedroom offering at IDR 16.2 billion. Rise Real Bali gave IDR 16.28 billion for a standard-plot villa and IDR 30.26 billion for the larger corner plot. International catalogues quote other numbers and sometimes use a different currency or inventory definition. Those are asking-price indicators, not confirmation that a particular villa remains available at that figure. The agreement, local taxes, notarial charges, included fit-out and conditions of payment determine the actual amount committed. Mixing currencies or taking the lowest number from different platforms without checking the underlying unit would create a false comparison.
Payment terms are also unsettled across public listings. Rise Real Bali describes a plan that starts with 10% on reservation into an account held by a notary, followed by due-diligence and stage-of-construction instalments. Housebook displays a different 30% on signing and 70% before commissioning. Neither is supported here by the actual signed project payment agreement or escrow instructions. A notary's involvement does not, by itself, make all deposits protected: the controlling provisions are who owns the account, when funds can leave it, what happens if land documents or permits fail review and who certifies completion milestones. With a sizeable construction-stage commitment, that distinction matters more than whether a payment table appears convenient.
Management could be a genuine advantage for someone living outside Bali. DOTTA advertises guest relations, distribution and marketing, housekeeping, security, maintenance and financial reporting. Luxury Palm Bali names Exclusive Property Management in its project description. The public pages do not establish whether these are two names for the same contractual operator or separate parties. Nor do they publish a fee schedule, owner-stay allowances, damage procedures or a standard income-distribution agreement. A manager's percentage of revenue is only one cost. Pool care, utilities, repairs, consumables, marketing fees and replacement furniture can all sit elsewhere. The buyer should be able to see whose bank account receives guest payments and the format of the statements before assuming that the home can be left entirely unattended.
The marketing materials include attractive occupancy and return scenarios, but Seseh Sands itself has no verified operating history as a completed rental community in the information reviewed. A large coastal villa may command a higher rate per booking than a compact studio, yet it has a narrower pool of suitable guests and usually higher maintenance costs. Personal stays would also remove dates from the rental calendar. No single advertised yield can capture those trade-offs without transparent operating assumptions, reliable comparisons and a legal rental structure. For an owner-occupier the case is simpler: the home needs to work as a residence first, and any rental income is a separate business question.
Seseh Sands is therefore most convincing as a proposed spacious home near the ocean, with private outdoor space and the possibility of a coordinated management service. The available material establishes the basic villa concept, a strong geographic lead and evidence that construction has begun. It does not yet provide a harmonized plan set, a verified legal contracting chain, a reviewed permit package or an agreed lease and payment structure for a named villa. Buyers who are comfortable doing that final diligence may find the scheme worth pursuing. Buyers who require a finished home, a clearly documented extension right or predictable net cash flow should not treat the marketing presentation as a substitute for those essentials.
Ownership format
Offered as a contractual long-term land lease: DOTTA advertises 32 years remaining as of 2026, while Luxury Palm Bali states 30 years. The lease, commencement date, lessor, transfer rights and extension clause have not been reviewed.
Home types & sizes
The core layout is offered on a 250 sqm plot, with three bedrooms, a private pool and furnishings included in the advertised specification. The quoted 332 sqm is built area, not verified net interior space. The asking price is an agency listing, not a reserved or confirmed available lot.
Get floor plans and current pricesRise Real Bali identifies the first, corner lot as a 300 sqm site with a larger advertised built area. The drawings explaining the difference and the full reason for the price premium were not available. This is a plot option within Seseh Sands, not a separate development.

Location
- The development is positioned in Seseh, part of Cemagi village in Mengwi district, Badung Regency. A Luxury Palm Bali listing uses Jl. Munduk Belan as its street reference, but the exact parcel and entrance have not been independently identified.
- The marketing places Seseh Beach about one to two minutes away on foot. The path and walking distance for an individual plot have not been measured against an approved site plan.
- Pererenan and Canggu provide broader dining and everyday services, generally reached by vehicle. Travel times should be checked against the actual access road and traffic rather than treated as fixed selling points.
- The local appeal is a combination of coast, village life and pockets of agricultural landscape. Practical ownership also involves access-road conditions, sea-air maintenance and the running costs of a private pool.

Best for: A family or group planning extended stays rather than short weekend trips. Three bedrooms and private outdoor space offer flexibility for children, guests and work, provided the final layout, stairs and enclosed usable area match the way everyone intends to live.; An owner who chooses a quieter coastal setting over walking distance to Canggu's busiest restaurant streets. The beach is the lifestyle anchor here; regular vehicle trips for errands and social plans remain part of the trade-off.; An overseas buyer open to professional management, but only once the manager's fees, owner's personal-use rights, reporting, rental permissions and responsibility for maintenance are written down. The service promise is potentially useful; the enforceable service agreement is what makes it practical.; may not suit: A purchaser who needs immediate occupation or a firm handover date with no exposure to a staged building programme. Early construction updates and a first-phase target do not establish when every villa will be delivered.; Someone whose decision depends on a guaranteed rental yield or an unconditional land-lease extension. The published return numbers are forecasts, not an operating track record, and the available brand pages disagree on the length of the initial lease..
