Why this project is worth a look
Two homes, not a resort
The development's intimate size makes private space the principal amenity. That suits buyers who prefer their own pool and garden, but it also means the costs of upkeep cannot be hidden inside a large shared amenity budget.
A practical group layout
Three bedrooms, three bathrooms and shared living and kitchen areas offer a workable arrangement for families or friends. The room sizes and condition still have to be checked in the individual villa rather than inferred from project-wide figures.
Coast-facing outdoor living
The pool and rooftop give this house a second life beyond its internal rooms, with the beach promoted as a short walk away. Rooftop views and quiet evenings are property-specific qualities, not rights that marketing materials can guarantee indefinitely.
An operating rental product
Accommodation listings provide evidence that a real home is being offered to guests, with cleaning and pool maintenance among the services described. That makes on-site inspection meaningful; it does not establish actual occupancy, owner profit or permit compliance.
Rights shape the value
This is a lease-marketed property, so the term and transferability of the agreement can matter as much as the architecture. Published lease descriptions differ, and a buyer should rely on the executed contract rather than a headline period or an assumed extension.
About the project
Garden Villa I is a pair of private homes in Pererenan rather than a resort-scale residence. BREIG's project page identifies two villas, each with three bedrooms, its own swimming pool and a rooftop designed for outdoor dining and relaxation. The distinction matters: someone considering this property is choosing a particular house and plot, not a standard apartment within a building that can be judged largely by its shared facilities. The developer groups the address under Canggu in its broader marketing, but the more precise location is Pererenan in Mengwi, Badung Regency. There is also a Garden Villa II in Ubud. Despite the similar name and common developer brand, that is a separate four-villa development and its floor areas and commercial terms should not be used to describe this one.

Small scale is part of the appeal, but it also changes how the place works. A private pool and garden can make a family stay feel much more self-contained than an apartment holiday; guests can cook, spread out and use the outdoor areas without sharing them with other residents. At the same time, the public material does not establish a gym, restaurant, concierge desk or other large-complex amenities at Garden Villa I. Ongoing maintenance of the pool, rooftop, air-conditioning and landscaped space will sit with the home and whatever management arrangement its owner chooses. Even the separation of the houses deserves a closer look. A rental advertisement offers both neighbouring villas together as a six-bedroom stay with a connecting access point. That is useful evidence of how the property can be operated, but buyers seeking complete independence will want to understand the doors, boundaries, utilities and circulation for their own villa.
There is unusually specific design information for such a small development. BREIG's early-2025 portfolio describes two floors and a rooftop, three bedrooms per villa, building areas of 205–210 square metres and plots measuring 275–310 square metres. Sale and rental listings add three bathrooms, a living and dining space, and a kitchen equipped for guests. Plot area and building area are not interchangeable: the land must accommodate outdoor space and the pool, while a quoted building area says little on its own about usable bedroom space or how a rooftop has been counted. A separate broker lists a different area for what appears to be the same development, so the portfolio figures are the clearest project-wide starting point, not verified measurements of an individual property. The eventual contract should identify the villa, its plot, the measurement convention and the areas that form part of the rights being transferred.
The public address is Jl. Babadan No.200 in Pererenan. It appears in BREIG's portfolio, the villa operation's own directory and accommodation listings, which gives buyers a more meaningful location reference than “somewhere in Canggu”. A travel accommodation directory also supplies coordinates for Garden Villa Pererenan by BREIG; those are a useful navigation aid, not a cadastral survey or a way to distinguish the two underlying plots. Proximity to the shore is a genuine part of the offering. BREIG advertises two minutes to the sea, while guest-facing listings talk about walking to the beach and sitting on a rooftop with ocean views. Those claims still need to be tested from the actual house. A different side of the property may have different outlooks, access, exposure to noise and privacy. Weather, neighbouring buildings and local road conditions matter just as much to day-to-day enjoyment as the headline walk time.
This is not a purely prospective construction story. BREIG now labels the project completed and ready for occupancy, and homes presented as Garden Villa Pererenan are advertised to paying guests. The rental descriptions cover housekeeping and pool care, and public reservation channels show the houses being marketed as operating accommodation. Taken together, that is stronger evidence of physical usability than a rendering or a percentage-progress badge. It is not, however, a substitute for handover paperwork, a technical inspection or an occupancy-related permit. There is also a chronology problem: BREIG's present project page displays Q4 2025, FazWaz records May 2025, and other industry and resale pages cite 2022, 2023 or 2024. The dates should not be averaged into a supposed completion year. The signed record for the particular villa is what establishes its handover history.
An existing house can be marketed in more than one way, and Garden Villa I illustrates why listing names need careful reading. FazWaz has a development card headed Garden Villa Baliwood by Breig, yet its own description explicitly calls the property Garden Villa I, gives two three-bedroom villas and locates them in Mengwi. One villa is publicly advertised for IDR 11 billion in the project's sale listings checked on 16 October 2026. Older indexed sale results and a separate euro-denominated offer carry other figures. They are asking prices from individual sellers, not an official developer price list or evidence that either villa can presently be bought on those terms. The headline number also leaves the economically important parts unanswered: whose lease position is offered, what time remains, whether any extension is enforceable and which closing costs the buyer is expected to pay. A seemingly comparable villa with a different rights package may not be comparable at all.
Ownership is the central contractual question for this project. BREIG's 2025 portfolio markets the Pererenan villas on a 28-year lease with an extension possibility. A third-party developer database quotes an end date of 4 February 2052 plus a further 30 years, whereas another property portal uses the round figure of 30 years. Those statements do not establish a single enforceable lease or a guaranteed renewal for the unit being sold. A purchaser needs to know the commencement and expiry dates, the current lessor and lessee, the assignability of the agreement, the price and mechanism for renewal, and what happens to the building at expiry. In Indonesia, a contractual land lease is not the same legal instrument as a registered Hak Pakai right of use; nor does a marketing label give an overseas buyer direct Hak Milik land ownership. The applicable ownership route depends on the title and transaction documents, not the fact that the property is visibly a standalone villa.
Rental activity gives another useful window into the property, with important limits. A Garden Villa I three-bedroom home is promoted on a monthly-rental marketplace with a private pool, furnished living spaces, internet, cleaning and maintenance services. One visible offer asks IDR 90 million per month. That amount is a landlord's advertised rent for specified terms, not audited income, an annualised average or a promise that a future owner will receive it. The package may include services and utility costs, while another operator could charge for these separately. Occupancy, vacancies, guest acquisition, repairs, management fees and taxes sit between gross bookings and money available to the owner. There is clear evidence that the houses have a place in the accommodation market; there is no public, independently verified operating statement for either villa. A buyer who values income should evaluate the actual property accounts, not calculate a return by multiplying a single advertised month.
BREIG is credibly identified as the development and marketing brand by its project site and portfolio. Its villa-management arm also appears as the host of a rental listing, which helps explain how the homes can move from construction into guest operations. These are still different roles. A brand that advertises a property, a company that manages a booking and the legal entity that holds or transfers land-related rights do not necessarily have the same name. Corporate details on pages across the BREIG website are not uniform, and no unit-specific sale contract or title extract was available to settle the contractual chain. Similarly, Balinsky reports a PBG building approval, but the approval itself was not inspected. PBG concerns building approval, whereas an SLF addresses fitness for use; a completed appearance cannot substitute for either document. The legal position of guest accommodation additionally depends on the actual permitted land use and the way the operation is organised.
The useful conclusion is therefore quite specific. Garden Villa I offers an established, small private-villa format near the coast: three bedrooms, a pool, a rooftop and a real rental presence. It could be appealing for repeated family visits or for an owner prepared to supervise a hospitality asset, especially when the privacy of a home matters more than access to a resort's communal facilities. But the purchase decision will be made at the level of Villa A or Villa B, not by the project name alone. The right questions concern plot identity, legal transfer, remaining lease term, physical condition, operating costs, permitted rental use and the price attached to that exact set of rights. Until those pieces agree, the property is a credible subject for investigation rather than a verified income product.
Ownership format
Marketed as a contractual long-term land lease; BREIG's 2025 portfolio refers to 28 years with an extension possibility. The executed term and renewal rights for any particular villa have not been established.
Home types & sizes
Two residential floors plus a rooftop terrace, with a private pool, living and dining spaces, and a kitchen. The original portfolio gives a 275–310 sqm range for the plots but does not assign an individual plot size to each villa. Rental listings show three bathrooms; the selected property's plans, specifications and measured areas still need to match the sale contract.

Location
- Public address: Jl. Babadan No.200, Pererenan, Mengwi, Badung Regency, Bali. It is the address used for the Garden Villas Pererenan operation, not documentary proof of either villa's precise legal plot boundary.
- Pererenan belongs to the Mengwi administrative area even though the developer uses Canggu as a wider destination label. Nearby BREIG projects on Babadan are separate properties and their particulars should not be borrowed.
- A short walk to the coast and an ocean-facing rooftop are repeatedly marketed. Their practical value depends on the actual path, the selected villa's position and future development on neighbouring sites.
- Beyond distance to the beach, assess car access, parking arrangements, drainage, neighbouring activity and room for service visits. Those issues have different consequences for a private residence and for a managed rental home.

Best for: Families or groups wanting a self-contained three-bedroom home where they can cook, use a private pool and spend time together without the shared circulation of an apartment building.; Second-home buyers who value access to the Pererenan coastline, a rooftop and independent living above resort amenities such as on-site restaurants or a large communal gym.; Buyers who prefer inspecting a finished physical property, its upkeep and its guest-operation arrangements over relying on an off-plan delivery promise.; Owners approaching rental as an operating business: accepting management costs, seasonality and the need to establish actual net cash flow from property-specific records.; may not suit: Anyone looking for a fully serviced resort residence with extensive communal facilities; the public project material supports private-villa amenities, not a comprehensive resort programme.; Foreign purchasers whose non-negotiable requirement is direct Hak Milik title to the underlying land, rather than the lease-based route marketed for this property.; Buyers who need a certified net yield, unconditional renewal or a complete publicly available legal and permitting dossier before considering a property; none of these is established for an individual Garden Villa I home..
