Why this project is worth a look
Seven homes, not hundreds
Both the developer and market listings consistently identify seven villas. That is a manageable residential scale, although privacy still depends on neighbouring use, access arrangements and guest turnover.
About the project
Baliwood I is best understood as a small collection of detached pool villas rather than an apartment development or a conventional resort. BREIG's portfolio identifies seven homes in the Pererenan part of Bali's south-western coast. Its current project page offers two- to four-bedroom layouts, with a stated building-size range of 235–310 square metres, private pools and rooftop space. Those particulars say more about daily use than a luxury label: owners have a house of their own, room to host family or friends and outdoor space that does not need to be shared with a large residential tower. They also take on the upkeep of the pool, exterior surfaces and equipment, directly or through a manager. A generous floor-area figure should therefore be read alongside the practical demands of running a house in a tropical environment.

There is a useful distinction between having only seven neighbours and enjoying absolute privacy. A small compound avoids the scale of a big hotel development, yet proximity between villas, boundaries, access lanes and guest turnover can still affect how quiet a home feels. If one villa is used by a resident family and the next is rented for frequent short stays, the rhythms of the two households will be different. A site visit should establish where vehicles stop, how staff reach each property, which rooms face the next building and whether the rooftop is screened from adjoining terraces. Those details can matter more to a long-stay purchaser than the development's position in a premium-property catalogue.
The first step in researching this address is to separate project names. BREIG sells and archives this scheme as Baliwood I; property portals also call it Baliwood 1 by Breig. A 2025 BREIG brochure describes a seven-villa Baliwood Residence series in Pererenan, apparently reflecting the first project under an earlier marketing label. However, that does not allow every accommodation listing containing “Baliwood Residence” to be treated as one of these seven villas. Baliwood II is a distinct four-home project, and the separately listed Garden Villa Baliwood contains two homes. Their sizes, advertised tenure and completion history belong to those schemes, not to Baliwood I. This matters when comparing an individual resale listing against the developer's records: identical branding is not sufficient evidence of identical land or inventory.
Pererenan is the more useful location than the general “Canggu” label used on some English-language pages. Administratively it sits within Mengwi district, Badung Regency. BREIG's historical brochure provides Jl. Babadan No. 200, a location also used in accommodation directories. Several projects within the company's portfolio share this address wording, so it is a credible street-level lead but not a certified parcel identifier or proof of the individual villa's entrance. A September 2026 sale advert supplies the plus code 942C+V3M. It is possible to search for that map reference, but the advertiser has not supplied a cadastral match between the map marker and the precise title being assigned. No plot coordinates have therefore been entered into the project record as if they were independently established.
BREIG describes the ocean as a one-minute walk away, and its brochure names the Lima Beach shoreline. For a buyer visiting for holidays, nearby sea access is understandably appealing: it can mean morning walks and an easier routine without organizing a car journey every time. Yet marketing walking times often begin at a chosen gate and overlook the real route. The approach may require using a lane, a particular public path or an access point affected by local conditions. A beach-facing district also does not guarantee an ocean view or direct beach frontage for each home. Buyers should see how the actual route works, what lies between the villa and the shore, and whether everyday arrivals with luggage or groceries are comfortable. This is a location to experience, not merely a dot on a map.
The smaller home type is a two-bedroom villa, advertised by property marketplaces at approximately 235 square metres of building area on a 260-square-metre land plot, with two bathrooms. That is substantial space for two bedrooms. Whether it feels efficient depends on how much is enclosed, where the stairs sit, how the kitchen connects with the pool and whether there is storage for an extended stay. The company's descriptions identify two floors and rooftop leisure space, but do not provide a current, signed schedule separating internal usable area from roof terraces and other open areas for every home. Buyers using square metres to compare houses should insist on like-for-like definitions rather than assuming that a marketing floor-area figure is equivalent to fully enclosed living accommodation.
The larger villas illustrate how property data can diverge even when the scheme itself is clearly identifiable. BREIG gives a top-of-range area of 310 square metres and FazWaz advertises a four-bedroom, four-bathroom home of that size. By contrast, a listing published on 18 September 2026 describes a four-bedroom home at 350 square metres, with 332 square metres of land. The older developer brochure reaches 355 square metres for the Baliwood Residence series. There are plausible explanations: one source might include the rooftop while another excludes it, or the listings might relate to different homes or have outdated specifications. None is documented well enough to choose an answer for every four-bedroom villa. For this reason, the property cards describe specific advertised types, and the discrepancy is left visible rather than averaged away.
Amenities should be divided into features of the physical building and services that depend on ongoing operations. Private pools and rooftop terraces are repeated in BREIG's own project description and in independent market entries. Furnishings, parking and outdoor relaxation areas are also widely advertised. Alnair goes further, promoting a concierge, around-the-clock security and professional management linked to the developer's operating business. Those may make the development easier to use on occasional visits, but a listing does not establish the staffing schedule, services included in the fee or terms under which staff enter private property. A home purchased for personal use may value discretion and control. A home bought for guest stays needs reliable staffing, maintenance response and clarity about who handles complaints, cleaning and security incidents.
Determining when Baliwood I was completed is unexpectedly difficult. BREIG marks it as finished and ready for occupancy, but the same current page displays the fourth quarter of 2025 in its completion field. FazWaz and related property portals give December 2023; Rise Real Bali's project table records handover in 2024; and a September 2026 advertisement claims the villas were delivered in December 2022. These are not minor formatting differences. Without a project-level handover schedule or dated completion record, no one year should be presented as fully verified. The available evidence nonetheless points to existing houses rather than a proposal awaiting construction: developers, market catalogues and accommodation material describe built villas and actual stays under related branding. A physical inspection is therefore a reasonable next step, even though lawful operational status remains a separate question.
A developer publication dated September 2026 refers to an SLF example for Baliwood I in BREIG's corporate evidence book. An SLF, or Sertifikat Laik Fungsi, is an Indonesian building fitness-for-use certificate; the PBG is the corresponding building approval framework. This is a stronger lead than an unsupported portal tick, but the SLF itself was not available for examination in this research. It was therefore impossible to verify its building identifiers, issuing authority, date, approved function or whether it applies to the villa being offered. Balinsky separately labels the scheme with a PBG permit status, without supplying the underlying approval for independent examination. The practical position is not that these documents are absent, but that an identified buyer cannot rely on this research as proof that the target building and its intended rental activity are covered.
Market asking prices provide a starting point rather than a developer-endorsed valuation. Alnair shows a range from USD 700,000 to USD 890,000 and describes two completed villas as available. A listing posted on 18 September 2026 uses the same figures for two- and four-bedroom alternatives, although its main sales card is for the larger property. Other portals advertise the scheme in Indonesian rupiah, and their figures do not line up neatly with every dollar-denominated advert. Those discrepancies cannot be treated as price movements without knowing the listing dates, the exact homes, included furniture and the payment terms. Written confirmation should identify the villa, the interest conveyed, taxes and closing costs, and whether the quoted sum is payable directly to a current owner or to a developer-related entity. An online asking price is not evidence of a completed transaction.
More significant than the initial purchase price is the remaining life of the contractual interest. Baliwood I is predominantly advertised on a long-term lease basis, locally referred to as sewa. That is a contractual right rather than direct ownership of the underlying land. Alnair and FazWaz refer to a 28-year term; Rise Real Bali cites an expiry date of 4 February 2052 and a proposed additional 30 years; the September advertisement markets 26 years followed by a 30-year priority extension. Those descriptions may have been prepared at different times or from different contract versions, but their differences are material. Any renewal provision must be tested for enforceability, pricing and the landholder's obligations. The purchaser should understand exactly when the current entitlement ends and whether it can be assigned or transferred without a new negotiation.
BREIG is the established project brand, but the contracting company requires individual verification. The developer's website footer currently identifies PT BREIG JAYA PROPERTI, while other BREIG publications discuss PT BRE Investment Group and PT Breig Makmur Abadi as companies serving different functions. These references help establish that the brand has corporate operations; they do not identify the legal owner of this particular plot, the holder of the existing lease or the party entitled to accept payment on the resale. A completed property can also change hands several times, making the current vendor's chain of rights more relevant than the identity of the original builder. Corporate registration numbers and marketing brochures should therefore be checked against the actual parties named in the proposed documents, not treated as interchangeable identities.
Indonesian property law adds another reason not to describe this as a freehold purchase for a foreign individual. Hak Milik is the land ownership title and is not ordinarily available for direct registration to a foreign natural person. Hak Pakai and Hak Guna Bangunan are distinct forms of rights, each subject to its own rules and eligible holders. Contractual lease arrangements should not be confused with either of them. Government Regulation No. 18 of 2021 and the related Ministry of Agrarian Affairs regulation govern important aspects of land and residential interests, but none of those laws authenticates a particular sale. For Baliwood I, the land certificate, original lease, registered parties and assignment provisions were not publicly available in a form suitable for verification. The article can identify the advertised structure, not guarantee a buyer's legal outcome.
Rental income is a possible use of these villas, not an established return for a new purchaser. BREIG publicises management services and refers to completed houses operating on booking platforms. A separate 2026 listing goes much further, quoting monthly net receipts and impressive percentage returns for two advertised homes. No booking ledger, owner statement, utility account, maintenance budget or management contract was made available alongside those claims. Nor has the advertised occupancy permission for each villa been independently matched to the use proposed by a future buyer. A lender or cash buyer should distinguish gross accommodation revenue from operating profit, and operating profit from cash actually distributable after taxes, repairs, reserves and fees. Past revenue, even when real, does not become guaranteed future income through inclusion in a sales description.
Completed villas bring inspection opportunities that off-plan schemes cannot offer. A buyer can look at drainage after rain, water pressure, humidity control, roofing details, pool filtration, electrical installations, air-conditioning, furniture wear and the practical condition of the access road. This is not a suggestion that Baliwood I has known defects; no independent technical survey was located. It is recognition that coastal weather and frequent guest use make upkeep a central part of the investment. A house photographed when new may no longer be in the same condition. The budget for refinishing, waterproofing or replacing mechanical equipment can influence whether a high asking price is reasonable, particularly when a lease has a fixed end date and the buyer cannot assume unlimited years of use.
Taken together, the evidence makes Baliwood I understandable as a finished small-scale villa project with identifiable home types and a real market presence. It does not make every advertised villa equally attractive, or establish the legal and financial quality of a particular resale. Someone seeking a private Bali base close to the coast could find the format appealing. Someone who wants predictable net income would need a verified rental history, expenses, permits and management rights. A buyer prioritising security of tenure must review the lease documents and the landholder's capacity to honour any extension. The most useful next step is therefore not a general judgement on the brand, but a written offer for a numbered villa supported by its plan, building documents, title chain and present contractual rights.
Unit types & sizes
Listings pair this format with a 260 sqm plot and a private pool. The contract-grade split between enclosed rooms and any open rooftop area was not available.
Get floor plans and current pricesA separate four-bedroom sales card describes 350 sqm of building area on 332 sqm of land. The discrepancy is not evidence of a further distinct floor plan until villa identifiers are matched.
