With roughly six homes, Tawan Villas operates more like a private residential enclave than a large master-planned village. That can mean less internal traffic and a quieter setting, but it also means there are fewer specific to the project sales to use as price comparables. Valuation should therefore look beyond the compound to similar homes in the surrounding East Pattaya market.
Private-pool living
Project and resale records point to private pools rather than a shared resort pool. That is a meaningful lifestyle feature, but on an older resale home the pool is also part of the technical due diligence. Pumps, filtration, waterproofing, surface finish and maintenance history can differ significantly between individual villas.
Built for driving
The location makes more sense for buyers who use a car than for those seeking a beachside walking lifestyle. Schools, supermarkets, golf and the Mabprachan area are the natural reference points. Central Pattaya remains accessible, but the attraction here is residential space and East Pattaya connectivity rather than immediate access to the seafront.
Every house differs
The resale evidence already shows different bedroom counts, living areas and plot sizes. That makes a generic project price less useful. Renovation quality, land area, pool condition, furniture, extensions and documentation can create a large difference between two homes carrying the same Tawan Villas address.
Title-led due diligence
Because the original developer is not verified in the public record we found, there is less value in trying to judge the estate through a corporate brand. The transaction should be anchored in the specific title deed, building documents, seller identity, boundaries and legal ownership route for the selected property.

Tawan Villas is a very small gated villa compound in East Pattaya, within Nong Prue and the broader Mabprachan–Pong area. It should be approached as an established resale community rather than a new development with a sales gallery, uniform inventory and a current developer price list. That distinction matters: the condition and legal file of the individual house carry more weight than any project-level marketing description.
Local Pattaya agencies describe the estate as six villas, and Cornerstone specifically presents it as a six-home Thai-Bali-style enclave. FazWaz and Hipflat, however, list seven units. In a project this small, a one-home discrepancy is material because it affects the scale of the community and the number of genuinely comparable transactions. We use six as the working figure because two local sources agree on it, while keeping the conflicting seven-unit figure visible as an unresolved point.

The completion date is also inconsistent across the available records. Cornerstone, FazWaz and Hipflat use 2010, while Pattaya Condos and Homes says the houses were built in 2004–2005. A buyer should not treat that as a harmless database detail. On an older resale villa, the true age can change what deserves attention during inspection: waterproofing, roofing, pool equipment, electrical systems, air-conditioning, windows, drainage and the quality of any later renovation can matter more than the nominal project year.
The physical proposition is straightforward. These are detached homes with private pools and individual parking inside a controlled-access setting. Cornerstone lists a secure barrier entrance and CCTV; another local agency also identifies security guards, parking and a communal barbecue area. This is therefore better understood as a low-density residential compound rather than a resort-style estate built around extensive shared amenities.
The East Pattaya location suits a car-based lifestyle. It provides access toward international schools, golf courses and the Mabprachan area while remaining connected to central Pattaya, but it is not a walk-to-the-beach address. FazWaz places a 7-Eleven at roughly 320 metres and Mooltripakdee International School at around 700 metres from the project. Cornerstone describes major supermarkets as about a ten-minute drive away. Those are useful orientation points rather than guaranteed travel times.
Public inventory is thin, which is normal for such a small completed estate. At the time of our check, FazWaz and Hipflat showed no active units. The most useful evidence therefore comes from individual resale records. Cornerstone has a documented three-bedroom, four-bathroom house with 280 sqm of living area, a 219 sq.wah plot and a private pool; the individual property page marks it sold at THB 12.5 million. Hipflat records a previous sale on 21 April 2023 for a five-bedroom, four-bathroom home of 220 sqm at THB 12.7 million. These are transaction references, not a current asking-price range.
We could not verify the original developer behind Tawan Villas. The available project pages identify the estate but do not reliably attribute it to a development company, and it would be misleading to substitute the name of a current brokerage. For a mature resale compound, that gap does not automatically make a property unsuitable, but it removes one layer of due-diligence context. The buyer has to lean more heavily on the title, permits, property condition, survey boundaries and transaction documents of the exact house being considered.
Ownership requires property-specific legal review. One Cornerstone resale listing states that the title is held in a Thai name. Thai government guidance makes clear that foreign land ownership is restricted and only available in limited statutory circumstances; buying a villa is not the same legal route as acquiring a qualifying condominium unit under the foreign quota. Tawan Villas therefore cannot be described with one universal foreign-ownership label. The land title, ownership of the structure, seller identity and legally available transaction structure need to be checked on the selected villa.
Ownership format
A published resale listing identifies the land title as held in a Thai name. A foreign buyer should not assume that purchasing the villa automatically conveys unrestricted land ownership; the land title, building ownership and legally available transaction structure must be checked for the specific property and buyer.
Home types & sizes
A documented Cornerstone resale with a 219 sq.wah plot, private pool, furnishings and parking. The individual listing is marked sold. It is evidence of one real house in the estate, not a standard floor plan for every villa.
Hipflat records a previous sale of a fully furnished five-bedroom home with a pool view. It is useful as evidence of a different configuration within the estate and as a historical resale reference.
Tawan Villas does not have a verified current standard unit catalogue, and the major portals showed no active inventory at the time checked. The cards above are examples of individual resale homes. Current price, plot size, condition, furnishings, pool equipment and ownership structure must be verified for the selected villa.
