Why this project is worth a look

A finished estate

The project has been complete since 2014 and has an observable resale and rental market. Buyers can inspect what exists today rather than construction promises, although every home now carries its own maintenance and renovation history.

Private-house living

The original product combined a detached home, private pool, plot and parking. That gives families far more private outdoor space than a condominium, but pool, garden and building maintenance sit with the individual owner.

Two original designs

Archived databases preserve two core three-bedroom plans at 207 and 235 sqm. They are useful reference points, but today’s six- and seven-bedroom or two-storey listings should be treated as individual resales, not new official developer layouts.

A clear trade-off

East Pattaya offers more space and a quieter residential setting, but daily life is car-oriented. Value depends heavily on the selected home’s condition, registered land, documented alterations and the ownership structure available to the buyer.

About the project

Amorn Village is a completed private housing estate in Nong Prue on Pattaya’s eastern side, built around detached homes with private pools rather than condominium-style shared facilities. Multiple project databases date completion to April 2014 and consistently give a total of 75 homes. That makes this a very different buying exercise from an off-plan villa launch. A buyer can inspect the actual streets, security, neighbouring homes, drainage, pool condition and resale activity instead of relying on a brochure. The trade-off is that twelve years of private ownership have created considerable variation: two homes carrying the same project name may now have different floor areas, bedroom counts, renovations and maintenance histories.

The best-supported address is 58 Moo 9, Soi Nong Hin 3, Chaiyaphruek 2 Road, Nong Prue, Bang Lamung, Chon Buri. Current resale portals also describe the same estate from the Sukhumvit–Pattaya 89 side, so those address variants should not be mistaken for separate projects. Mapping directories place the estate at approximately 12.88917, 100.91031. This is inland East Pattaya rather than a walk-to-the-beach Jomtien location. Daily life is much easier with a car or motorbike, particularly for school runs, supermarket trips and travel into central Pattaya. Buyers who value a private house and outdoor space may accept that readily; buyers who want a beachfront lifestyle without driving probably will not.

The developer is consistently identified as Amorn Village Construct Group Co., Ltd. A linked legal entity, AMORN VILLAGE CONSTRUCT GROUP COMPANY LIMITED, registration number 0205554007650, was incorporated on 22 March 2011 and is shown as active in a current corporate record. We could not find a functioning current developer page for this specific estate. The project facts were therefore cross-checked across archived Thai housing databases, current resale portals and local Pattaya agencies. The identity is still strong because the developer name, address, 75-home count, original layouts and project concept recur across independent records.

The original design brief is unusually consistent across those sources. Amorn Village was planned as a low-density Thai-inspired estate with raised foundations, high gable roofs intended to improve heat ventilation, solar water-heating panels and a private swimming pool for each original villa. The project covers roughly 30 rai. With 75 houses, it was conceived as a private-house community rather than a dense urban compound. For a 2026 buyer, however, the original concept is only the starting point. What matters now is whether the selected house has retained the original roof and services, how the pool shell and pumps have been maintained, whether drainage works during heavy rain and what alterations previous owners have made.

Archived project records show two original house types. Baan Nam Phet is listed with three bedrooms, three bathrooms, 207 sqm of usable area and two parking spaces; the archived plot figure associated with this type is 95 sq wah. Baan Man Kaew is listed with three bedrooms, four bathrooms, 235 sqm and two parking spaces, with an archived plot figure of 139 sq wah. Those numbers are useful for understanding the developer’s initial product, but they should not be copied onto a current resale listing without checking the title and plans. Other project profiles say plots started around 100 sq wah, and current listings show both smaller and larger land areas, so the exact registered plot of each resale home needs to be verified separately.

The resale stock has clearly moved beyond the original two three-bedroom designs. Listings available in 2026 include three-, six- and seven-bedroom homes, floor areas ranging from roughly 150 sqm to 380 sqm and above, and some properties described as two-storey houses. That does not match the archived original specifications. The most plausible explanation is that some owners have extended, rebuilt or reconfigured their villas, but this remains an inference until the paperwork for a particular home is checked. A buyer should therefore compare the physical building with the title documentation, approved plans and any permits for extensions. Renovation quality is not the only issue; an unrecorded addition can complicate a later transfer or resale.

The lowest public resale anchor we found on 5 September 2026 is around THB 8.25 million. Other active project listings begin at roughly THB 8.5 million, while larger or extensively altered homes are marketed above that. These prices are not directly comparable because the underlying assets differ in land size, usable area, bedroom count, pool condition, furnishing and legal setup. An old development-period starting price of THB 7.49 million also survives in archived records, but it would be misleading to turn that into an appreciation calculation. The historic unit specification and today’s resale houses are not necessarily the same product.

Common facilities require a conservative reading. The recurring, well-supported items are 24-hour security, CCTV, a controlled entrance and communal landscaped space. One project database displays a much broader amenity list including a gym, sauna, restaurant, library and EV charging, but those items are not corroborated by the more restrained estate profiles and look inconsistent with the original low-rise housing description. We have therefore excluded the unverified extras from the registry. Private pools and solar water heaters are treated as features of the original villas, not as shared club amenities.

For a foreign buyer, the central legal issue is the land. Some current DDproperty listings label the homes as freehold, but that label must not be read as a promise that a foreign individual can take direct freehold title to the underlying Thai land. As a general rule, foreigners cannot directly own Thai land except in narrow statutory cases. A registered land lease of up to 30 years is the usual route for a foreign individual, while ownership of the building may be structured separately where the documents allow it. Any renewal language is contractual rather than an automatic extension of the registered term. We did not find a single project-wide ownership structure for Amorn Village resales, so the title deed, registered owner and proposed legal structure must be checked for the exact villa being purchased.

Project age is both an advantage and a risk filter. The advantage is that the estate has been through many rainy seasons and years of normal use, so problems are observable rather than theoretical. The risk is that the buyer is no longer purchasing a standard developer-delivered specification. Roof repairs, pool waterproofing, pumps, electrical work, plumbing, air-conditioning and site drainage may have been maintained to very different standards from one property to the next. A clean-looking interior can hide expensive deferred work. For this project, a technical inspection deserves the same level of attention as the title review.

The location also needs to match the buyer’s routine. Amorn Village sits in East Pattaya with road access via Chaiyaphruek 2 and Sukhumvit–Pattaya 89. Project descriptions use roughly four kilometres to Jomtien and South Pattaya as an orientation and place supermarkets and schools within short driving reach. These are useful reference points, not guaranteed journey times. Traffic changes the experience considerably. A serious buyer should drive the routes they would actually use — school, work, beach, central Pattaya — during normal morning and evening conditions before deciding that the location is convenient.

There is an active long-term rental market in the estate, which is more meaningful than a hypothetical rental forecast. Current 2026 listings commonly ask around THB 45,000–70,000 per month, with larger homes above that range. This demonstrates tenant demand, but it is not a guaranteed yield. Pool care, garden maintenance, repairs, agency fees, vacancy and the condition of the furnishing can materially change the net result. The only sensible investment calculation is based on a specific villa, a realistic achievable rent and the actual recurring costs of that property, rather than a project-level percentage displayed on an aggregator.

Amorn Village is therefore best understood as an established private pool-villa estate with a clear original concept and a highly individualised resale inventory. Its appeal lies in detached-house living, private outdoor space and an inland Pattaya location that still connects reasonably to Jomtien and the city by road. Its main weakness is the lack of standardisation: documentation, land area, extensions, building condition and ownership structure can vary materially between listings. Once those points are checked, the project name is a useful shorthand for the location and community. Until they are checked, the shared Amorn Village label should not be treated as proof that two advertised homes are legally or physically equivalent.
