Amaliya Village is a genuinely small estate. That can mean a less dense residential setting and makes it possible to judge the immediate surroundings house by house. The trade-off is a thinner shared-amenity package and fewer comparable sales from which to infer a precise market value.
A mature completed estate
Completion dates back to December 2014, so a buyer can inspect what actually exists rather than rely on delivery promises. Construction risk has largely been replaced by condition risk: structure, waterproofing, pool equipment, mechanical systems, renovations and any changes made since the original completion all deserve attention.
Private plot and pool
The available resale evidence supports detached homes with private pools, gardens and parking. That offers a level of private outdoor space a condominium cannot match, but it also moves maintenance responsibility toward the owner. Pool systems, landscaping, roof condition and house engineering become part of the ownership budget.
Inland Huai Yai setting
This is a driving location rather than a walk-to-the-beach address. Its appeal is more about residential space and separation from the dense tourist core than immediate access to central Pattaya. Buyers who commute or travel frequently should test their real routes at the times they normally drive.
Each resale stands alone
Amaliya Village should not be bought from a generic project profile. Public records show different house sizes, the original developer is not identified, and the ownership route must be checked from the specific title and seller documents. The decisive due diligence therefore belongs at property level.

Hipflat's top summary also shows one unit, while its project text says 11 residential units; the page structure strongly suggests that the smaller number is the current listing count rather than the total number of homes. We therefore use 11 as the estate size and keep the discrepancy visible rather than trying to average or silently reconcile it.

The homes are less uniform than a single catalogue figure might imply. Project profiles commonly give a three-bedroom layout of about 260 sqm. The live FazWaz resale used as the current market reference is a one-storey, three-bedroom, four-bathroom house with 285 sqm of indoor area on a 728 sqm plot, plus a private pool, garden and covered parking. Older agency records show other sizes, including substantially larger houses. A buyer should therefore treat 260 sqm as an original or catalogue reference, not a guarantee that every Amaliya Village house has the same built area today. Built area, plot area and the approved or registered configuration need to be checked against the particular property's documents.
Amenities are modest and the evidence is not perfectly consistent. Twenty-four-hour security is the one project feature that appears repeatedly in structured listings. Longer directory descriptions also mention a communal pool, parking and CCTV, yet some of those same platforms show only security in their current facilities section. Private pools and private parking are better supported at house level. For a community of only 11 homes, this distinction matters: the purchase case is driven more by the private plot, pool, privacy and physical condition of the house than by a large shared clubhouse or resort-style amenity package.
Huai Yai is an inland, car-oriented part of the wider Pattaya market. The estate is linked to Huai Yai Road and the local municipal road network rather than sitting on the beachfront or in the dense centre. Pattaya Condos and Homes describes it as roughly four kilometres from Sukhumvit Road, while FazWaz uses Mimosa Market, about 4.2 km away, as a nearby landmark. The location can suit full-time residents who want a detached house and are comfortable driving for most trips. It is a different proposition for a buyer whose priority is to walk to the beach, restaurants or central Pattaya services without relying on a car.
One significant information gap is the original developer. We found no reliable public source naming the developer or the legal entity that built Amaliya Village. FazWaz explicitly shows the developer as unavailable, and the other major project pages repeat the estate's basic specifications without identifying one. For a completed resale this does not make a transaction impossible, but it removes a useful layer of background due diligence. The focus has to move to the seller and the specific property: title, building ownership, encumbrances, past transfers, common-fee obligations where applicable, alterations and physical inspection.
Foreign-buyer structuring also needs to be handled at the individual-property level. Thai government and investment-agency sources state the general rule that foreigners do not ordinarily own land directly, subject to narrow statutory exceptions; ownership of a building and the legal right to use the land can be separate questions. A Pattaya agency page labels some Amaliya Village resales as company ownership, while the FazWaz listing for the 285 sqm house states that the land title is Chanote. Neither statement by itself establishes an appropriate structure for a new foreign buyer. Before any deposit, the buyer needs the actual title document, the registered owner's details, the building documents and a clear legal route for acquiring the house and land-use rights.
The asking-price evidence also needs context. On 14 September 2026 FazWaz still showed one 285 sqm house at THB 13.9M, but the listing dates from June 2024 and was last updated about a year ago. Another local agency page shows a 285 sqm house at THB 12.9M and a 400 sqm house at THB 21.9M, but those entries sit beneath a 'Sold' heading. MontMari currently reports no three-bedroom stock on its own platform. Different agents can legitimately have different inventory, so this is not proof that any one source is wrong. It does mean that THB 13.9M should be used only as a market entry reference until an agent or owner confirms a live property, its condition and the current negotiating price.
Home types & sizes
This is the recurring catalogue configuration shown by FazWaz, Dot Property, Thailand-Property and Hipflat. It is useful as an original project reference, but it should not be read as proof that every existing house remains exactly this size; resale records show other built areas.
The current FazWaz market example is a single-storey house with a private pool, garden, covered parking and partial furnishing. These details belong to listing U1865204 and should not be extrapolated to all 11 homes in the estate.
Public sources do not reduce the estate to one fixed house size: the project catalogue repeats 260 sqm, the current FazWaz listing shows 285 sqm, and older agency records include larger homes. We do not average those figures. Built area, plot size, layout and documentary records should be checked for the specific property being considered.
