Major sources alternate between 98 Lakeville Mabprachan and 98 Lakeville Mabprachan 2, yet the developer, location, seven-unit count, completion year and villa descriptions line up. A separately documented first phase with its own address, specifications and independent sales history could not be established. Completion in 2024 is a meaningful advantage over an off-plan purchase. A buyer can inspect the actual building, pool, finishes, drainage, water pressure, air-conditioning, roof and road access instead of relying on specifications. The project pages, however, still mix original developer inventory with resale stock. DDproperty continues to show developer-facing starting figures from THB 22.8M and THB 36.5M for certain house types, while a fresh resale listing published on 21 August 2026 asks THB 24.0M. Other villas are listed much higher. There is therefore no single useful 'project price'. The correct comparison is house by house: land size, usable area, number of storeys, furnishing, pool condition, lift and solar equipment if present, plus the legal structure attached to the land and building.
Shared facilities are modest, which is consistent with a seven-home estate. The features that repeat most reliably are 24-hour security, CCTV and parking. The main leisure amenity is private rather than communal: each villa is marketed with its own swimming pool and outdoor area. Some project descriptions mention saltwater pools, smart-home features, automated airflow systems or solar packages, but these details should not be assumed across every resale house. Fit-out can diverge significantly once homes have individual owners. During due diligence, it is useful to separate estate-level responsibilities from villa-level equipment: a private pool pump, air-conditioning system, solar setup or lift can become a substantial owner maintenance item even if the gated entrance and security are functioning well.
For foreign buyers, the land structure is the critical legal issue. Property portals often label the development 'freehold', but that does not mean a foreign individual can automatically register the land freehold in his or her own name.
